Why A Beachside Brewery And Golf Course Are Putting This Perth Suburb On The Radar

Perth’s southern coastal strip is drawing a broadening mix of buyers, from first-home buyers and young families to established homeowners and downsizers chasing lifestyle and value by the beach – without giving up everyday amenity or connection.

Around 60km south of Perth, Kennedy Bay, a 66ha master-planned community, is bringing that proposition to life along a north-facing stretch of Port Kennedy’s coastline, with beach, recreation, dining, green space and new homes all within easy reach.

“Kennedy Bay is attracting everyone from first-home-buyer couples to downsizers who are seeking a premium coastal lifestyle without compromise,” says David Roberts of Place Development.

“The balance between access to recreation and the opportunity to enjoy a relaxed beachside lifestyle is unique to Kennedy Bay, and the main reason why people are choosing to make it home.”

The wider Port Kennedy market is showing strong momentum, too.

According to PropTrack’s July 2026 Home Price Index, the suburb’s median house price rose 19.2% over the previous 12 months, while realestate.com.au data shows 84.9% of property seekers searching in Port Kennedy in July were looking for homes with at least three bedrooms.

South of Perth, Kennedy Bay is a new neighbourhood that’s already proving popular with buyers.

Why Perth buyers are eyeing this new coastal community in the south

While Kennedy Bay continues to evolve, much of the amenity underpinning its vision is already established. For Mr Roberts, part of the appeal is the pace of life it offers.

“It’s a place where you can take the time to slow down and enjoy what’s on your doorstep,” Mr Roberts says.

The beach sits within walking distance, alongside parklands, playgrounds and cycle paths, while residents can also walk to the world-class 18-hole Links Kennedy Bay golf course.

For golf lovers, the appeal is not only the course itself, but the clubhouse and dining around it, and how naturally they fit into everyday life at Kennedy Bay.

“Having Links Kennedy Bay, the clubhouse, Birdie and The Nest natureplay all within walking distance to the residential area is a big drawcard for residents,” Mr Roberts says.

“It creates an easy, connected lifestyle where you can enjoy golf, a meal and time with friends and family right on your doorstep.”

Kennedy Bay offers buyers a home in a community built around connection and lifestyle.

Inside the beachside brewpub

The latest addition to Kennedy Bay is Long Point Brewing Co., a large-format brewpub that has now opened its doors in the neighbourhood.

Along with casual dining and function spaces, beer is brewed on site, with brewery tours also on offer. Its opening marks another visible milestone in Kennedy Bay’s evolution.

For Mr Roberts, its significance goes beyond the venue itself.

“Long Point Brewing Co. has added another real attraction to the Kennedy Bay community, giving residents and visitors a place to come together, whether that’s for a casual meal, a drink or time with family and friends,” Mr Roberts says.

“It’s helping create the kind of social hub we always envisaged as part of the broader Kennedy Bay masterplan.”

Long Point Brewing Company is the next step in Kennedy Bay’s evolution as a thriving community.

Making the move to Kennedy Bay

Beyond golf and dining, family-friendly amenity such as The Nest adventure playground and Long Point Park broaden the options for play and time outdoors, while the padel courts are already proving popular for local competitions.

Together, they round out the active coastal lifestyle on offer.

That choice extends to the land offering, too. For buyers ready to lock in the coastal lifestyle, land is now selling through Parcel Property, with single-storey and double-storey options giving buyers flexibility in how they build.

“Whether you’re looking for more space for the family or something low maintenance, the choice of 375sqm and 450sqm lots cater to a range of lifestyles and stages of life,” Mr Roberts says.

With much of the lifestyle already in place, the development is continuing to evolve, with further land releases planned alongside the future town centre, and jetty and boat mooring construction starting later this year.

For buyers considering a move now, part of the appeal is the chance to arrive before the full vision is realised.

“By choosing Kennedy Bay, you’re joining an established coastal community with everything that the estate has to offer today, while securing your place at the forefront of what’s coming next,” Mr Roberts says.

“With jetty and boat mooring construction starting later this year, there’s even more for residents to look forward to right on their doorstep.”
