An aluminium sliding door needs very little maintenance, and almost all of it is keeping grit out of the track. Debris is what wears rollers, binds panels and eventually damages the track itself, and a door that is vacuumed twice a year will run smoothly for decades. The two things that shorten a door’s life fastest are neglecting the track and using the wrong lubricant, and both are avoidable.
The service schedule
How often depends almost entirely on location.
Inland and sheltered locations. Twice a year is sufficient. Clean the tracks, check the seals, operate the locks, wash the frames.
Coastal locations. Every three months, and monthly for the tracks if you are within a few kilometres of the water. Across the eastern suburbs, Northern Beaches and Sutherland Shire, salt and sand accumulate far faster and corrode hardware that would last decades inland.
Unsealed roads, construction nearby or heavy tree cover. More often again, because the volume of grit reaching the track is the variable that matters.
After storms. Check the sill drainage. Debris washed into the track during heavy rain is what blocks weep holes.
Cleaning the tracks
This is the single most valuable maintenance task and the one most often done wrongly.
Vacuum, do not flush. Water carries grit further into the track and into the roller housings rather than removing it. Use a narrow vacuum nozzle along the full length of the track, including the recess where panels stack, which is where debris accumulates unnoticed.
Wipe out old lubricant residue. Anything greasy in the track is holding dust. A dry cloth is enough.
Check the weep holes. These are the small drainage openings in the sill, usually on the external face. Blocked weep holes leave water sitting in the track, which corrodes rollers and can back up over the internal sill in heavy rain. Clear them with a thin probe rather than compressed air, which pushes debris further in.
Inspect the track surface while it is clean. Run a finger along it and feel for burrs, flat spots or pitting. This is the check that matters most, for reasons covered further down.
Lubrication, and the mistake that causes most problems
Use a dry lubricant. A PTFE or graphite based product, applied sparingly to a clean track.
Never use oil based sprays. This is the single most common way a stiff sliding door is made permanently stiff. Oil attracts dust, dust combines with the oil into a paste, and the mechanism ends up considerably worse than before it was lubricated. A door that was merely dirty becomes a door with a grinding compound in its rollers.
Avoid silicone sprays near seals. Many seal materials do not tolerate silicone, and it can degrade pile and rubber gaskets.
Less is more. A light application on a clean track outperforms a heavy application on a dirty one by a wide margin. Lubricant is not a substitute for cleaning.
Do not lubricate cylinders with anything wet. Keyed hardware takes graphite or a PTFE product into the keyway, never oil. Oil in a cylinder gums the pins and the lock stops working entirely, which we cover in our guide to keyed locks for aluminium sliding doors.
Seals
Pile and brush seals are consumables. They compress, degrade under Australian ultraviolet and wear from the panel dragging across them.
Inspect twice a year with the door open. Look for sections standing proud of their race, curling, or compressed flat so they no longer fill the gap.
Replace rather than persevere. Pile is inexpensive, available in standard sizes and slides into a race. Matching the height matters, since too tall binds the panel and too short does not seal.
A door with fresh seals performs close to new. Draught, rattle and noise all improve noticeably, and seal condition affects acoustic performance more than most people expect, as covered in our article on acoustic seals in double glazed windows.
Rollers
Rollers carry the panel weight and are the component most affected by track condition.
Symptoms of wear are a door that has become stiff, noisy, or that no longer sits level. A panel that has dropped will misalign its lock with the keeper, which usually presents as a stiff handle rather than an obvious roller problem.
Most systems have height adjustment built into the carriage, typically a hex socket reached through the panel stile. Adjust in small increments and mark your starting position.
Adjust before replacing. A door that has settled a few millimetres is an adjustment, not a failure.
Grinding means stop. A grinding noise usually means a roller has failed and the panel is bearing directly on the track. Continuing to use it damages the track quickly, which is the one failure that cannot be undone.
Locks and hardware
Operate everything a few times a year, including auxiliary bolts and locks on panels you rarely use. Hardware that never moves seizes, particularly near the coast.
Keep keeper holes clear. A sill bolt hole packed with grit stops the bolt seating fully, and a partly engaged bolt provides very little restraint.
A stiff key or handle is usually alignment, not mechanism. Check whether the panel has settled before assuming the lock has failed.
Cylinders fail first near the coast, because the keyway is an opening in the door face and salt reaches the springs and pins directly. Cylinders are separately replaceable, so this is an inexpensive fix if addressed early.
Frames and glass
Wash the frames periodically, more often near the coast. This is not only cosmetic. Powder coat finish warranties frequently require washing at specified intervals in marine environments, so neglecting it can affect a warranty claim. Check the requirement for your finish and location.
Use mild detergent and water. Avoid solvent based cleaners and abrasive pads, both of which damage powder coating and anodising.
Clean glass with the frames, and take the opportunity to check the glazing beads and gaskets are intact.
What different symptoms mean
Stiff throughout its travel. Track debris or roller wear. Clean first, then assess.
Stiff at one point only. Something at that position: a burr in the track, localised debris, or a damaged roller binding once per revolution.
Rattles in wind. Worn pile seals, or an interlock no longer engaging properly.
Draughty. Seals, almost always.
Lock stiff or not engaging. Panel settlement misaligning the bolt with its keeper. Adjust the rollers first.
Water in the track after rain. Blocked weep holes.
Grinding or scraping. A failed roller. Stop using the door.

When maintenance stops being enough
Most sliding door components are consumables and replaceable. Seals, rollers, cylinders and locks can all be renewed, and a door with all four refreshed performs close to new.
The track is the exception.
Once the track surface is worn, pitted or damaged, rollers run on a rough surface and will keep binding no matter how many times they are replaced. On a bottom rolling system the track is part of the sill, and on most systems it cannot be replaced independently of the frame. Some suites use a replaceable stainless insert, which is worth checking, but many do not.
Track damage has three common causes, and all are preventable. Grit left in the track acts as a grinding compound. A failed roller left in service lets the panel bear directly on the track. And impact damage from something dropped or dragged leaves a burr the rollers then run over thousands of times.
This is the honest point at which maintenance ends. A door with a worn track, a racked frame, or a suite whose parts are no longer available has reached the end of its service life, and continuing to service it costs more over a few years than replacing it. Where the frame and track are sound and only the consumables have failed, repair is clearly the better answer.
