While this is lower than the roughly 35% of cash home sales that took place in 2023 and on par with the percentage of cash sales in 2022, it\u2019s considerably above the approximately 26%<\/span><span> recorded at the beginning of 2020.<\/span><\/p>\n<p><span>A considerable body of research finds that would-be homebuyers who have to borrow money are at a disadvantage \u2014 even when rates are more attractive than they are today. Many sellers prefer the certainty of a buyer who comes with cash in hand, rather than accepting an offer contingent on the buyer\u2019s ability to secure mortgage financing.<\/span><\/p>\n<div class=\"ca-pcu-inline content-width has-ad-icon    money-embed-ca\" data-pcu-render-at-=\"2025-02-18T21:09:45Z\" id=\"ap12305-ww\">\n<div id=\"ap12305-ww-indicator\">\n<div id=\"ap12305-ww-indicator-wrapper\"><span id=\"ap12305-ww-text\">Ads by Money. We may be compensated if you click this ad.<\/span><span id=\"ap12305-ww-label\">Ad<\/span><span id=\"ap12305-ww-icon\"><img loading=\"lazy\" decoding=\"async\" alt=\"Ads by Money disclaimer\" height=\"16\" width=\"16\" src=\"https:\/\/s3.money.com\/prd\/image\/image\/15240\/163e573e-202a-466a-b8b8-93da65db2b13.png\"\/><\/span><\/div>\n<\/div>\n<\/div>\n<p><span>Although frustrated home shoppers across the country have found themselves <a href=\"https:\/\/money.com\/all-cash-home-sales-booming-cities\/\">outbid by cash buyers<\/a> due to a combination of constrained supply and booming demand, <\/span><span>researchers have found that sellers are willing to accept less for their homes if a buyer offers cash. A 2021 study<\/span><span> from the University of California San Diego found that cash buyers pay between <a href=\"https:\/\/today.ucsd.edu\/story\/all-cash-home-buyers-pay-10-less-than-mortgage-buyers\" target=\"_blank\">6% and 17% less<\/a>, depending on the strength of the local current housing market and the buyer\u2019s credit profile. <\/span><\/p>\n<p><span>The bad news for buyers today, especially first-time homebuyers, is that the historically high share of cash buyers is likely to persist through 2025, according to <\/span><span>Redfin economic research lead Chen Zhao.<\/span><\/p>\n<p><span>\u201cIt really feels right now like the 2025 housing market will look a lot like the 2024 housing market,\u201d she predicts. \u201cIt feels like overall housing transactions will stay very close to the same volume. Because of that, the all-cash share would probably stay pretty similar.\u201d<\/span><\/p>\n<p><span>Zhao says the increase in cash sales between 2020 and 2023 was driven by a combination of factors. Initially, investors piled into a hot housing market, seeking homes to rent or flip, while the post-pandemic housing migration gave homeowners moving from high- to lower-cost housing markets the buying power to purchase their new homes with cash. <\/span><\/p>\n<p><span>When the Federal Reserve began raising interest rates in 2022 to try to rein in runaway inflation, the fallout hit ordinary families \u2014 already struggling with home affordability as prices notched record after record \u2014 faster and harder than investors. <\/span><span>\u201cThe main thing that drives the share of homes that are purchased with all cash is mortgage rates,\u201d Zhao says.<\/span><\/p>\n<p><span>While higher borrowing costs also have dampened investors\u2019 appetite over the past couple of years, she says, the plunge in homebuying activity overall has been so sharp that it has led to cash sales comprising a greater share proportionately. <\/span><\/p>\n<p><span>When the Fed began a rapid series of rate hikes, bringing its benchmark fed funds rate from near zero to an effective rate of 5.33% over the course of 16 months, economists, executives and ordinary Americans <a href=\"https:\/\/money.com\/ceos-think-recession-layoffs-2023\/\">braced for a recession<\/a>. <\/span><\/p>\n<p><span>To the surprise of many, that didn\u2019t happen. <\/span><span>\u201cThe Fed&#8217;s rate hikes have not put us into a recession, and that\u2019s highly unusual,\u201d Zhao says. \u201cA lot of it is because the economy is less interest rate-sensitive than it was in the past,\u201d she adds, in part because so many homeowners took advantage of the plunge in mortgage rates in 2020 to buy or refinance homes, contributing to the \u201c<a href=\"https:\/\/money.com\/homeowners-never-move-survey\/\">lock-in effect<\/a>\u201d that has acted as a brake on housing market activity. <\/span><\/p>\n<p><span>\u201cThe lock-in effect is fading, but it&#8217;s fading at a slow pace,\u201d Zhao says. <\/span><\/p>\n<p><span>On the flip side, inflation has been higher for longer than many predicted: A look at Fed officials\u2019 <a href=\"https:\/\/money.com\/stocks-jump-inflation-fed-rate-cuts\/\">evolving views<\/a> in the projections the central bank publishes four times a year shows that the persistence of inflation caught even the experts by surprise. <\/span><span>With this scenario in place, economists now <\/span><span> take an <a href=\"https:\/\/money.com\/no-fed-rate-cuts-in-2025-possible\/\">increasingly dim view<\/a> of any rate cuts this calendar year.
