The right response depends on what the home is worth, the strength of the buyer\u2019s offer, your goals, and how much leverage you have in the current market.<\/p>\n<p>McMartin says she looks at the offer as a whole rather than focusing on one number. \u201cThere\u2019s really no cookie-cutter way of doing it,\u201d she says. \u201cYou\u2019ve got the market analysis of the property, but you also have the terms and the conditions.\u201d<\/p>\n<p>Here\u2019s how to work through those factors before making your counter.<\/p>\n<h3>1. Review the entire offer before reacting to the price<\/h3>\n<p>Don\u2019t judge an offer by the purchase price alone. A $510,000 offer isn\u2019t necessarily stronger than a $500,000 offer if it comes with more contingencies, substantial <a href=\"https:\/\/www.homelight.com\/blog\/seller-concession-examples\/\">seller concessions<\/a>, or other terms that add cost or uncertainty.<\/p>\n<p>Look at the full offer, including:<\/p>\n<ul>\n<li aria-level=\"1\">Whether the <a href=\"https:\/\/www.homelight.com\/blog\/all-cash-offer\/\">buyer is paying cash<\/a> or financing the purchase<\/li>\n<li aria-level=\"1\">Any financing, <a href=\"https:\/\/www.homelight.com\/blog\/home-appraisal-process\/\">appraisal<\/a>, <a href=\"https:\/\/www.homelight.com\/blog\/how-home-inspection-works\/\">inspection<\/a>, or other contingencies<\/li>\n<li aria-level=\"1\">The <a href=\"https:\/\/www.homelight.com\/blog\/buyer-what-is-earnest-money\/\">earnest money<\/a> deposit<\/li>\n<li aria-level=\"1\">Seller concessions or <a href=\"https:\/\/www.homelight.com\/blog\/what-are-closing-costs\/\">closing costs<\/a> the buyer wants you to cover<\/li>\n<li aria-level=\"1\">The proposed closing and possession dates<\/li>\n<li aria-level=\"1\">Any appliances or personal property the buyer wants included<\/li>\n<li aria-level=\"1\">How flexible the buyer is on terms that matter to you<\/li>\n<\/ul>\n<p>Think about what each term means for your bottom line and the likelihood of reaching closing. For example, if your home is vacant, a slightly lower offer with a quick closing could shorten the time you continue paying expenses such as mortgage interest, utilities, insurance, taxes, or HOA dues. Depending on your situation, that may make the lower-priced offer more attractive overall.<\/p>\n<h3>2. Recheck what your home is realistically worth<\/h3>\n<p>If you think the offer is too low, take another look at what similar homes are actually selling for. Your <a href=\"https:\/\/www.homelight.com\/blog\/how-to-choose-the-right-real-estate-agent\/\">real estate agent<\/a> can review recent comparable sales, along with pending sales and competing listings that may provide additional clues about where the market is headed.<\/p>\n<p>Also, look at how buyers have responded to your home. Decide on your ideal outcome and your bottom line<\/h3>\n<p>Before you counter, know what you\u2019re aiming for and where you\u2019re willing to draw the line. It can help to think in three levels:<\/p>\n<ul>\n<li aria-level=\"1\"><strong>Ideal:<\/strong> The price and terms you\u2019d be happy to accept.<\/li>\n<li aria-level=\"1\"><strong>Acceptable:<\/strong> An offer that still meets your main goals.<\/li>\n<li aria-level=\"1\"><strong>Walk-away point:<\/strong> The point where you\u2019d rather keep the home on the market than make another concession.<\/li>\n<\/ul>\n<p>Your bottom line may involve more than price. Closing timing, repairs, seller concessions, or other terms could matter just as much depending on your situation.<\/p>\n<h3>4. Determine how much to counter<\/h3>\n<p>There\u2019s no set percentage or formula for choosing a counteroffer amount. A counteroffer that pushes well beyond what comparable sales support could become an issue if the home appraises for less than the agreed price.
