{"id":7077201,"date":"2026-10-05T18:53:36","date_gmt":"2026-10-05T18:53:36","guid":{"rendered":"https:\/\/fivemor.com\/?p=7077201"},"modified":"2026-10-05T18:53:36","modified_gmt":"2026-10-05T18:53:36","slug":"why-a-22-minimum-wage-still-cant-buy-a-home-in-seattle","status":"publish","type":"post","link":"https:\/\/fivemor.com\/?p=7077201","title":{"rendered":"Why a $22 Minimum Wage Still Can\u2019t Buy a Home in Seattle"},"content":{"rendered":"<p> <br \/>\n<\/p>\n<div>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Seattle&#8217;s minimum wage will increase to $22.14 an hour in 2027, making it one of the highest minimum wages in the country\u2014but it&#8217;s still not enough for many to afford to live there.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">A Seattle minimum-wage employee working full time next year will make $46,051 annually\u2014or $1,747 more than they do at the city&#8217;s current minimum wage rate of $21.30 per hour.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\"><a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Washington\">Washington<\/a> state boasts some of the highest wage floors in the country. The overall state-level minimum wage is $17.13, but several cities across the state boast minimum wages $4 to $5 higher.<\/p>\n<p><iframe height=\"230px\" style=\"width:100%;border:0\" src=\"https:\/\/www.realtor.com\/creative\/rdc-ads\/local-listings-widget\/\" loading=\"lazy\" title=\"Embedded widget\"><\/iframe><\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">In 2014, Seattle passed a <a rel=\"noopener noreferrer\" target=\"_blank\" href=\"https:\/\/library.municode.com\/wa\/seattle\/codes\/municipal_code?nodeId=TIT14HURI_CH14.19MIWAMICORAEMPEWOSE\">minimum wage ordinance<\/a> that guaranteed employees $11 an hour and instituted an automatic annual increase based on inflation. Today, the city&#8217;s rate is almost three times the federal minimum wage of $7.25, which hasn&#8217;t increased since 2009.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">But despite its relatively generous wage laws, Seattle remains a perilously difficult place for many low-income workers to find housing.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\"><strong>Rachel Smith<\/strong> is the president of the nonprofit coalition, Washington Roundtable. Earlier this year, they collaborated with Kinetic Research on <a rel=\"noopener noreferrer\" target=\"_blank\" href=\"https:\/\/www.waroundtable.com\/prices-we-pay-washington-affordability-reports\/\">Prices We Pay,<\/a> a report on affordability across the state.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;Housing is part of a broader affordability challenge, and that challenge is driven in part by the rising cost of doing business here,&#8221; Smith tells <a target=\"_blank\" href=\"http:\/\/realtor.com\">Realtor.com\u00ae<\/a>. &#8220;For most people trying to buy a home in Seattle, a higher minimum wage in isolation is unlikely to materially change their ability to purchase one.&#8221;<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">According to their research, Washington is the fifth most expensive state to buy a home, and prices for everything from food to healthcare have risen faster than the national average.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">In Seattle, household spending outpaced inflation across all categories from 2014 to 2023, with housing among the fastest-growing categories. Housing and utility costs rose 71% over the decade.<\/p>\n<h2 class=\"base__StyledType-rui__sc-18muj27-0 eAPYSB\"><strong>Minimum wage workers remain locked out of homebuying<\/strong><\/h2>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">So what would it take for a minimum-wage earner to afford to buy a home in the city?<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">The median listing price in Seattle actually decreased this past year by around 1.2%, but it&#8217;s still at $749,950, nearly double the national median.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">At that listing price, a homeowner who was able to put down 20% on a 30-year fixed mortgage at current interest rates would have monthly payments of $3,935. If a homeowner spent the recommended 30% of their income on a mortgage, that would require an annual income of $157,400.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Realtor.com senior economist <strong>Jiayi Xu<\/strong> calculates that &#8220;a two-earner minimum wage household would need to work 71 hours per week per person\u2014nearly double full-time employment\u2014to afford the median home in Seattle.&#8221;<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Extrapolating from that, a single minimum wage earner would need to work a truly impossible 142 hours a week to afford a home at current prices.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;Seattle&#8217;s elevated minimum wage of $22.14 per hour is helpful to improve rental affordability for low-wage workers,&#8221; Xu says. &#8220;However, homeownership remains out of reach for many. While a higher minimum wage alleviates housing burdens, significant barriers remain to asset-building homeownership for minimum wage workers in high-cost metros.&#8221;<\/p>\n<div class=\"Boxstyles__StyledBox-rui__sc-1p1qqov-0 cGIhfE sc-1d9c28t-0 dVWipe\">\n<figure><figcaption class=\"sc-1d9c28t-3 kUNXdc\"><span class=\"image-caption\">A worker at Sosio&#8217;s Fruit and Produce at Pike Place Market in Seattle is seen in a file photo. A Seattle minimum-wage employee working full time next year will make $46,051 annually<\/span><span class=\"sc-1d9c28t-2 nMMWW image-credit\">Bloomberg via Getty Images<\/span><\/figcaption><\/figure>\n<\/div>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Even if a minimum-wage worker found something below the median listing price, other barriers to entry remain, says <strong>Jesse Sheldon<\/strong>, a broker with<a rel=\"noopener noreferrer\" target=\"_blank\" href=\"https:\/\/jessesellsseattle.com\/\"> Gordy Marks Real Estate<\/a> at Re\/Max Northwest.<\/p>\n<p>&#8220;Two full-time minimum-wage earners could theoretically afford around a $325,000 purchase with 3% down at current rates. There are roughly 300 two-bedroom-or-larger condos in King County around that price range right now, so technically there are options,&#8221; he says.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">But qualifying on paper and actually being ready to buy are different things.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;Saving the down payment is hard at that income, and HOA dues can turn an inexpensive condo into a payment that no longer makes sense,&#8221; he adds.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Seattle&#8217;s housing market isn&#8217;t alone in being prohibitively expensive for minimum wage workers. A 2022 study from <a rel=\"noopener noreferrer\" target=\"_blank\" href=\"https:\/\/www.lendingtree.com\/home\/mortgage\/minimum-wage-workers-study\/\">LendingTree<\/a> analyzing data from the U.S. Census Bureau&#8217;s 2021 American Community Survey and the U.S. Department of Labor found that homeownership was out of reach for minimum wage workers in every state.<\/p>\n<p><iframe height=\"230px\" style=\"width:100%;border:0\" src=\"https:\/\/www.realtor.com\/creative\/rdc-ads\/search-listings-widget\/\" loading=\"lazy\" title=\"Embedded widget\"><\/iframe><\/p>\n<h2 class=\"base__StyledType-rui__sc-18muj27-0 eAPYSB\"><strong>Renting on a minimum wage<\/strong> in Seattle<\/h2>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">So will the extra $1,747 per year meaningfully impact minimum wage employees looking to rent?<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Well, perhaps.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Seattle&#8217;s median rent is $1,895. That means a renter in a two-worker household making the current minimum wage would need to work 36 hours per week to comfortably afford their half of rent and still have money for other expenses. At the rate going into effect on Jan. 1, that drops slightly to 34 hours.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;The minimum wage increase may make renting a little easier, but it doesn\u2019t meaningfully close the gap between renting and owning,&#8221; says Sheldon. &#8220;Two people both working full time at Seattle minimum wage can make a pretty decent life, particularly if they work in the city but live farther out. Before they bring kids into the picture, at least.&#8221;<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">A single minimum wage worker looking for housing would qualify for subsidized housing through the city&#8217;s Housing Authority, however.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">A person looking for a one-bedroom apartment would pay a maximum of $1,233 per month, &#8220;or about 32% of their monthly gross income&#8221; says <strong>Nona Rayburn<\/strong>, the communications manager for Seattle&#8217;s Office of Housing.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Sheldon sees the struggle minimum wage workers face in finding housing as connected to the city&#8217;s broader affordability crisis.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;You can earn a good living in Seattle and still be a very long way from affording a single-family home,&#8221; he says. &#8220;The minimum wage increase may make renting a little easier, but it doesn\u2019t meaningfully close the gap between renting and owning.&#8221;<\/p>\n<p><a target=\"_blank\" data-testid=\"text-widget\" class=\"sc-s4khec-0 jknOCu\" href=\"https:\/\/www.realtor.com\/myaccount\/signin?config=NEWS_AND_INSIGHTS_SIGNUP&amp;redirect_url_override=\/myaccount\/profile\/settings\/\"><\/p>\n<div class=\"Herostyles__StyledHero-rui__sc-oinnz5-0 cfoUCN sc-s4khec-1 dNveAM\">\n<div class=\"hero-content\">\n<p class=\"base__StyledType-rui__sc-18muj27-0 fFVyEr\">Get real estate news in your inbox<\/p>\n<p><button class=\"base__StyledButton-rui__sc-7dk5je-1 fzpFdV\" type=\"button\">Sign up now<\/button><\/div>\n<\/div>\n<p><\/a><\/div>\n\n","protected":false},"excerpt":{"rendered":"<p>Seattle&#8217;s minimum wage will increase to $22.14 an hour in 2027, making it one of the highest minimum wages in the country\u2014but it&#8217;s still not enough for many to afford to live there.
