The south-east has slowed, with estates partnering with volume builders on spec homes, buyers shifting toward townhouses and smaller lots, and some builders handing land back as margins compress.\u201d<\/p>\n<div class=\"styles__ExpandedContentWrapper-sc-1ru2hv7-0 styles__ExpandedContentImageWrapper-sc-1ru2hv7-1 kDuwIj ipNbJY\">\n<div class=\"styles__ImageWrapper-sc-17n6uwl-0 dCoAjl size-full wp-post- wp-image-1170948\"><picture><source type=\"image\/webp\" srcset=\"\"\/><img class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa size-full wp-post- wp-image-1170948\" loading=\"eager\" decoding=\"async\" aria-describedby=\"caption-attachment-1170948\" data-capiid=\"03d339ef78c34afcaff6ea52de41872e\" width=\"1280\" height=\"720\" src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; viewBox=&quot;0 0 1280 720&quot;%3E%3C\/svg%3E\" srcset=\"\" alt=\"\"\/><\/picture><\/div>\n<div class=\"styles__Caption-sc-1y47awc-0 cruTJI\">\n<p id=\"caption-attachment-1170948\" class=\"wp-caption-text\">Jarrod Harper, residential director at Herron Todd White (HTW).<\/p>\n<\/div>\n<hr class=\"Divider__HR-sc-aucjre-0 hrxmbx styles__ImageDivider-sc-1y47awc-1 bUmOgI\"\/><\/div>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">There are already substantial offers in the market.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">At Mirvac\u2019s Olivine community at Donnybrook, buyers are being offered rebates of up to $40,000 on selected titled blocks, as well as a $15,000 discount on eligible house-and-land packages from participating builders. <\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Nearby Donnybrae is offering a $30,000 land rebate on selected lots as part of a promotion running until October 3, along with a $10,000 deposit offer.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">But buyers heading north to Queensland face a very different problem.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Mr Harper said median land prices across southeast Queensland now exceeded $500,000, while average construction costs were above that again.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">That was pushing the price of a new house-and-land package beyond $1 million and putting it out of reach of many first-home buyers relying on government grants. <\/p>\n<div class=\"styles__ExpandedContentWrapper-sc-1ru2hv7-0 styles__ExpandedContentImageWrapper-sc-1ru2hv7-1 kDuwIj ipNbJY\">\n<div class=\"styles__ImageWrapper-sc-17n6uwl-0 dCoAjl size-full wp-post- wp-image-1170949\"><picture><source type=\"image\/webp\" srcset=\"\"\/><img class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa size-full wp-post- wp-image-1170949\" loading=\"eager\" decoding=\"async\" aria-describedby=\"caption-attachment-1170949\" data-capiid=\"184d9b5d8d39029f74ffb029fe75e52a\" width=\"1280\" height=\"720\" src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; viewBox=&quot;0 0 1280 720&quot;%3E%3C\/svg%3E\" srcset=\"\" alt=\"Donnybrae estate in Donnybrook by Dennis Family Corporation\"\/><\/picture><\/div>\n<div class=\"styles__Caption-sc-1y47awc-0 cruTJI\">\n<p id=\"caption-attachment-1170949\" class=\"wp-caption-text\">Donnybrae estate in Donnybrook by Dennis Family Corporation.<\/p>\n<\/div>\n<hr class=\"Divider__HR-sc-aucjre-0 hrxmbx styles__ImageDivider-sc-1y47awc-1 bUmOgI\"\/><\/div>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">At Lilywood Landings Stage 11 in Moreton Bay, a 400 sqm lot sold off the plan for $535,000 in June, while at at Currawong Place in Bellmere, a 349 sqm lot sold off the plan for $400,000.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Mr Harper described affordability as a theme being repeated around the country, saying buyers were increasingly favouring \u201csmaller, cheaper lots\u201d in an effort to keep the total cost of their new home within reach. <\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Sydney\u2019s new land supply remained concentrated in the north-west and south-west growth corridors, while Perth faced \u201cchronic undersupply\u201d and strong demand for well-located blocks.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">The report found South Australia faced yet another problem, with water, sewerage and other essential services delaying new greenfield development despite strong buyer demand.<\/p>\n<div class=\"styles__ExpandedContentWrapper-sc-1ru2hv7-0 styles__ExpandedContentImageWrapper-sc-1ru2hv7-1 kDuwIj ipNbJY\">\n<div class=\"styles__ImageWrapper-sc-17n6uwl-0 dCoAjl size-full wp-post- wp-image-1170950\"><picture><source type=\"image\/webp\" srcset=\"\"\/><img class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa size-full wp-post- wp-image-1170950\" loading=\"eager\" decoding=\"async\" aria-describedby=\"caption-attachment-1170950\" data-capiid=\"f1055acaf08beecf4a7b47926a426585\" width=\"1280\" height=\"720\" src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot;
