viewBox=&quot;0 0 1280 720&quot;%3E%3C\/svg%3E\" srcset=\"\" alt=\"\"\/><\/picture><\/div>\n<div class=\"styles__Caption-sc-1y47awc-0 cruTJI\">\n<p id=\"caption-attachment-1168797\" class=\"wp-caption-text\">Historically low listings are what\u2019s standing in the way of a complete market crash.<\/p>\n<\/div>\n<hr class=\"Divider__HR-sc-aucjre-0 hrxmbx styles__ImageDivider-sc-1y47awc-1 bUmOgI\"\/><\/div>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">There will be more to come though, with the bank now expecting a total peak-to-trough national price drop of 7.3 per cent \u2013 a figure that matches the severe downturn seen during the 2022 rate-hiking cycle.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Westpac head of Australian macro-forecasting Matthew Hassan warned the <a href=\"https:\/\/www.realestate.com.au\/news\/top-6-banks-panic-aus-biggest-lenders-hike-rates-before-rba-can\/?campaignType=external&amp;campaignChannel=syndication&amp;campaignName=ncacont&amp;campaignContent=&amp;campaignSource=the_courier_mail&amp;campaignPlacement=article\" title=\"www.realestate.com.au\">housing market was in a highly fragile phase now<\/a> as the shock of higher borrowing costs hits slowing buyer demand.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cMarkets were already at risk of hitting an \u2018air pocket\u2019 as the downdraft from rate rises combined with heightened uncertainty,\u201d the report said. \u201cA steeper drop in activity could see \u2018thin\u2019 trading conditions, raising the risk of more volatile and weaker price outcomes and an air of panic.\u201d<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Historically low on-market listings are what is holding back a complete market crash, with Westpac warning buyer demand will not return until interest rate hikes are completely off the table.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">The bank is also projecting total sales volumes will plummet by 24 per cent compared to its previous 20 per cent estimate.<\/p>\n<div class=\"styles__ExpandedContentWrapper-sc-1ru2hv7-0 styles__ExpandedContentImageWrapper-sc-1ru2hv7-1 kDuwIj ipNbJY\">\n<div class=\"styles__ImageWrapper-sc-17n6uwl-0 dCoAjl size-full wp-post-1168801 wp-image-1168798\"><picture><source type=\"image\/webp\" sizes=\"(max-width: 767px) 100vw, (max-width: 939px) 60vw, (max-width: 1112px) 70vw, 800px\" srcset=\"\"\/><img class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa size-full wp-post-1168801 wp-image-1168798\" loading=\"eager\" decoding=\"async\" aria-describedby=\"caption-attachment-1168798\" data-capiid=\"e839958631d9c93d1f23997b2251e891\" width=\"1280\" height=\"720\" sizes=\"(max-width: 767px) 100vw, (max-width: 939px) 60vw, (max-width: 1112px) 70vw, 800px\" src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; viewBox=&quot;0 0 1280 720&quot;%3E%3C\/svg%3E\" srcset=\"\" alt=\"\"\/><\/picture><\/div>\n<div class=\"styles__Caption-sc-1y47awc-0 cruTJI\">\n<p id=\"caption-attachment-1168798\" class=\"wp-caption-text\">How Westpac sees the housing picture though to next year.<\/p>\n<\/div>\n<hr class=\"Divider__HR-sc-aucjre-0 hrxmbx styles__ImageDivider-sc-1y47awc-1 bUmOgI\"\/><\/div>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Its updated state-by-state breakdown showed the two largest property markets bearing the brunt of the downturn, with three years of price gains set to be wiped out in Sydney, predicting it will see a double-digit 10 per cent peak-to-trough plunge.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">The areas set to lead the collapse in the New South Wales capital are top-tier houses, which have already dropped 9.5 per cent over the past year \u2013 with more to come.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Westpac tipped Melbourne will see six year of price growth erased, tipping it for an 8 per cent drop that would take it back to 2021 levels.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Brisbane is expected to hold but slow abruptly to a 2 per cent gain thanks to its hot start to 2026 and total market listings jump of nearly 30 per cent since May.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Perth is set to ease as well to a 3 per cent gain after four consecutive monthly price declines.
