Monthly or quarterly cash flow can be attractive, especially for investors who are focused on passive income and long-term wealth building.<\/p>\n<p class=\"wp-block-paragraph\">But yield alone is never enough.<\/p>\n<p class=\"wp-block-paragraph\">Sometimes, the highest-yielding REITs are also the riskiest. A high dividend yield may look attractive on the surface, but if the business behind it is weak, that income may not last.<\/p>\n<p class=\"wp-block-paragraph\">That is why, before I invest in any REIT, I look beyond the yield.<\/p>\n<p class=\"wp-block-paragraph\">Here are the five things I evaluate before deciding whether a REIT is worth investing in.<\/p>\n<figure class=\"wp-block-embed is-type-video is-provider-youtube wp-block-embed-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\">\n<p>\n<iframe loading=\"lazy\" title=\"The Lazy Way to Own Real Estate: REITs for Monthly Passive Income\" width=\"840\" height=\"473\" src=\"https:\/\/www.youtube.com\/embed\/Nx1rzeybcwM?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe>\n<\/p>\n<\/figure>\n<h2 id=\"1-management-quality\" class=\"wp-block-heading\">1. Management Quality<\/h2>\n<p class=\"wp-block-paragraph\">REITs are capital-intensive businesses.<\/p>\n<p class=\"wp-block-paragraph\">Management teams make major decisions about acquisitions, debt, refinancing, tenant relationships, and expansion.<\/p>\n<p class=\"wp-block-paragraph\">That means you are not just investing in buildings. You are investing in the people managing those buildings.<\/p>\n<p class=\"wp-block-paragraph\">I always ask:<\/p>\n<ul class=\"wp-block-list\">\n<li>Does management have a strong track record?<\/li>\n<li>Have they handled difficult economic periods well?<\/li>\n<li>Do they allocate capital wisely?<\/li>\n<li>Are they disciplined when making acquisitions?<\/li>\n<\/ul>\n<p class=\"wp-block-paragraph\">A great management team can protect investors during difficult times and position the REIT for long-term growth.<\/p>\n<h2 id=\"2-asset-strength\" class=\"wp-block-heading\">2. Asset Strength<\/h2>\n<p class=\"wp-block-paragraph\">Not all real estate is created equal.<\/p>\n<p class=\"wp-block-paragraph\">A REIT is only as strong as the properties it owns.<\/p>\n<p class=\"wp-block-paragraph\">I look at:<\/p>\n<ul class=\"wp-block-list\">\n<li>The quality of the properties<\/li>\n<li>The location of the assets<\/li>\n<li>The occupancy rate<\/li>\n<li>The type of tenants<\/li>\n<li>Whether the sector has strong long-term demand<\/li>\n<\/ul>\n<p class=\"wp-block-paragraph\">For example:<\/p>\n<ul class=\"wp-block-list\">\n<li>Industrial REITs may benefit from e-commerce and logistics growth<\/li>\n<li>Healthcare REITs may benefit from aging populations<\/li>\n<li>Residential REITs may perform well in cities with housing shortages<\/li>\n<\/ul>\n<p class=\"wp-block-paragraph\">The goal is to invest in REITs that own assets people will continue to need over time.<\/p>\n<h3 id=\"3-sector-demand-drivers\" class=\"wp-block-heading\">3. Sector Demand Drivers<\/h3>\n<p class=\"wp-block-paragraph\">I want to know whether the REIT operates in a sector with strong long-term tailwinds.<\/p>\n<p class=\"wp-block-paragraph\">Some sectors have stronger demand than others.<\/p>\n<p class=\"wp-block-paragraph\">For example:<\/p>\n<ul class=\"wp-block-list\">\n<li>Healthcare real estate may benefit from population growth and aging demographics<\/li>\n<li>Industrial real estate may benefit from supply chain demand and warehousing needs<\/li>\n<li>Retail REITs may struggle if they are heavily exposed to declining shopping centers<\/li>\n<\/ul>\n<p class=\"wp-block-paragraph\">A good REIT should operate in a sector where demand is likely to remain strong for years to come.<\/p>\n<h3 id=\"4-payout-sustainability-ffo\" class=\"wp-block-heading\">4. Payout Sustainability (FFO)<\/h3>\n<p class=\"wp-block-paragraph\">One of the most important REIT metrics is Funds From Operations (FFO).<\/p>\n<p class=\"wp-block-paragraph\">FFO gives a clearer picture of how much cash flow the REIT generates.<\/p>\n<p class=\"wp-block-paragraph\">I look at whether the dividend payout is supported by the REIT\u2019s earnings.<\/p>\n<p class=\"wp-block-paragraph\">If a REIT is paying out more than it earns, the dividend may not be sustainable.<\/p>\n<p class=\"wp-block-paragraph\">This is why I do not chase high yield blindly.<\/p>\n<p class=\"wp-block-paragraph\">I want a REIT that can continue paying dividends consistently without putting the business at risk.<\/p>\n<h3 id=\"5-leverage-discipline\" class=\"wp-block-heading\">5. Leverage Discipline<\/h3>\n<p class=\"wp-block-paragraph\">REITs use debt to grow.<\/p>\n<p class=\"wp-block-paragraph\">That is normal.<\/p>\n<p class=\"wp-block-paragraph\">But too much debt can create problems, especially when interest rates rise.<\/p>\n<p class=\"wp-block-paragraph\">I look at:<\/p>\n<ul class=\"wp-block-list\">\n<li>Debt-to-asset ratios<\/li>\n<li>Interest coverage ratios<\/li>\n<li>Debt maturity schedules<\/li>\n<li>Whether the REIT can comfortably service its debt<\/li>\n<\/ul>\n<p class=\"wp-block-paragraph\">A REIT with too much leverage may struggle during economic downturns.<\/p>\n<p class=\"wp-block-paragraph\">The strongest REITs usually have disciplined balance sheets and manageable debt levels.<\/p>\n<h4 id=\"final-thoughts\" class=\"wp-block-heading\">Final Thoughts<\/h4>\n<p class=\"wp-block-paragraph\">Yield matters.<\/p>\n<p class=\"wp-block-paragraph\">But it should never be the only thing you look at.<\/p>\n<p class=\"wp-block-paragraph\">A strong REIT is not just one that pays high dividends.
