It sounds like a sales line until you understand the ground you’re standing on.

The desert subterranean termite is the most prevalent wood-destroying insect in the Phoenix area, and it lives underground. Colonies travel through the soil and build mud tubes up the stem wall to reach the cellulose in your home — wood framing, but also paper, cardboard, and other plant-based materials. They’re already in the dirt under most lots from Glendale to Gilbert. Nothing about a termite history says the previous owner was careless. It usually says they were paying attention.

      Rule of Thumb
A disclosed termite history with paperwork behind it is often a better position than a clean-looking home with no records at all. Disclosure means someone looked, someone treated, and there’s a trail you can follow. Silence just means nobody has checked recently.

Considering a Phoenix-area home with a past history of termites? Have it professionally inspected before you commit — not after.

Active or Handled? The First Question to Answer

Everything downstream depends on this. When you spot the classic warning signs — mud tubes climbing the stem wall, frass that looks like fine powdered sawdust, wood that sounds hollow when you knock on it, discarded wings on a windowsill — you need to know whether you’re looking at a scar or a wound. Our guide to the three signs of termite activity walks through what each one looks like in the field.

A termite problem that has genuinely been handled means two things happened, not one. The colony was eliminated, and the conditions that invited it were corrected. If the original infestation started because firewood was stacked against the stucco, that firewood should be long gone. If it started because a drip line was soaking the stem wall, the irrigation should have been moved. Eliminating the colony while leaving the conditions in place just resets the clock.

Conducive conditions to look for on your walkthrough

Firewood, lumber, or scrap stacked against the house. The classic one, and still the most common.

Wood-to-soil contact. Fence posts, planter boxes, trellises, and deck supports set directly into the dirt give termites a bridge.

Drip irrigation running along the foundation. Moist soil against the stem wall is exactly what subterranean termites want.

Grade sloping toward the house. Water that drains into the foundation instead of away from it keeps that soil damp year-round.

A/C condensate discharging next to the slab. In a Phoenix summer, that’s a steady water source in an otherwise dry yard.

Landscape rock or soil piled over the stem wall. It hides the exact surface where mud tubes would be visible.

Additions, patios, or pools poured after a prior treatment. New concrete can breach an old treated soil barrier.

Sellers are not always trying to mislead you when they say the problem was taken care of. Often they genuinely believe it, because a company came out, sprayed, and left. That’s why the answer isn’t to take anyone’s word for it — including ours. Bring in an independent, state-certified termite professional to inspect the property before you buy. KY-KO’s termite inspections are free, and they’re Valley-wide.

Pull the Paper Trail Before You Pull Out

This is the part most buyers skip, and it’s the part that turns a vague worry into a decision you can actually make. Arizona regulates structural pest control tightly, and that regulation works in your favor as a buyer.

Termite Action Report Forms are public record

When a licensed Arizona pest management business performs a termite treatment, it files a Termite Action Report Form (TARF) with the Arizona Department of Agriculture’s Pest Management Division within 30 days. That filing becomes a public record, and the state maintains a database you can search by property address.

Two caveats worth knowing before you go looking. First, records stay on file for three years — so a home treated in 2014 may show nothing at all, which is not the same as never having been treated. Second, the database only reflects work that licensed companies reported. A previous owner who bought a jug of something at a hardware store and poured it around the slab left no record anywhere.

Read page two of the WDIIR

A Wood-Destroying Insect Inspection Report (WDIIR) can only be prepared by a licensed pest control business, and lenders often require one before closing. Page one covers the basics: property address, whether there’s visible evidence of infestation or previous treatment, whether any areas were obstructed.

Page two is the one to actually read. It pinpoints locations of previous treatment and, more importantly, lists the areas that were inaccessible to inspection. Sealed attics, finished garages, storage-packed closets, and slab areas under flooring all show up there. Inaccessible isn’t the same as clean — it means nobody knows yet, and that’s information you can act on.

Prior treatment invoices and TARF records. Ask the seller for everything they have, then cross-check against the state’s searchable termite database.

The current WDIIR — both pages. If a lender is requiring one anyway, make sure you receive a full copy, not a summary from someone else’s email.

Warranty documents, and whether they transfer. Some termite warranties follow the property, some follow the owner, and some lapsed years ago. Most of it isn’t — it’s hidden inside wood components, hollowed out from the inside while the surface stays intact. That’s the whole problem with judging a termite history by looking at it.

The encouraging part for a buyer: termites work slowly. Damage severe enough to be considered beyond repair generally takes many years of unchecked activity — often a decade or more of nobody noticing anything. A home where the issue was caught, treated, and documented is very rarely in that category.

      10+ years
Roughly how long unchecked termite activity typically takes to reach damage past the point of repair

What you want to know is whether the damage is cosmetic or structural, because those are very different conversations. Hire a licensed contractor to make that call — not the pest control company, and not your uncle who’s handy. A pest professional tells you whether termites are present and what to do about them. A contractor tells you what the wood can and can’t still do.

      Ask The Contractor This
“Is any of this load-bearing, and what would it take to open up the areas nobody could inspect?” Cosmetic damage to a baseboard is a weekend. Compromised framing in a wall you can’t see into is a different budget entirely, and you’d rather find that out before you sign than after. For more on how pest issues track with what a property is worth, see our post on pest control and property value.

Removal Without Scorched Earth

Here’s where a lot of homebuyers get bad advice. The instinct, once termites enter the conversation, is to demand the most aggressive treatment available — soak the lot, spray everything, salt the earth. It feels decisive. It’s also the wrong mental model, and it’s worth explaining why.

Let’s be straight about the word humane first: termites aren’t bees. There’s no relocating a subterranean colony, no live-capture, no releasing them into the desert down the road. When a colony is eating a house, it gets eliminated. Bee removal is a genuinely different service for a genuinely different insect. So humane here doesn’t mean catch-and-release. It means proportionate and precise instead of indiscriminate.

The reasoning is practical. Desert subterranean termites are native to the Sonoran Desert and they’re doing a real job out there — breaking down dead cellulose and returning it to the soil. They’re under practically every lot in the Valley, including yours, including the one you’re about to buy. Clearing them off your half-acre isn’t a goal anyone can deliver on. The achievable goal is much narrower: make the structure unreachable, and stop giving the colony a reason to come toward it.

Treat the path, not the property. Because subterranean termites reach your home through the soil, KY-KO trenches around the perimeter of the stem wall and treats there — a barrier along the route they actually use, rather than a blanket application across the yard.

Correct the conditions first. Moving the woodpile, fixing the drainage, pulling the drip line off the foundation, and eliminating wood-to-soil contact all reduce pressure before a drop of anything is applied. Our post on how landscaping influences pest populations covers more of this.

Use products chosen for the species. KY-KO uses EPA-approved termiticide formulated specifically for desert subterranean termites. Once the treatment has dried, it’s safe for people and pets to be around — a fair question to ask when you’re moving kids into a house.

Work the IPM angle. KY-KO’s green pest control program combines Integrated Pest Management with natural-based and some organic products, plus mechanical or pesticide-free measures and correcting conducive conditions. The company is a Certified Environmentally Responsible Contractor.

Verify, then re-verify. A re-inspection after treatment confirms the colony is actually gone. That step is the difference between “we sprayed” and “it worked.”

For a buyer, this framing has a concrete payoff. You’re not just solving a termite problem — you’re choosing what gets applied to the house you’re about to live in, and where. A restrained, targeted treatment plan that gets rid of the colony and leaves the rest of your yard’s ecosystem alone is both the more thoughtful option and, in the Valley’s soil conditions, the more effective one.

      Ask Your Termite Inspector This
“Where exactly is the treatment going, and what conditions on this property are you recommending I correct?” A good technician answers both without hesitating. If the answer to the second question is a shrug, you’re being sold a spray, not a plan.

Trenching around the stem wall creates a treated barrier along the exact route subterranean termites use to reach the structure — targeted, rather than blanket-treating the property.

Negotiating With an Inspection in Hand

There are real upsides to buying a home with a termite history. If the problem has been treated, the conditions corrected, and the damage is cosmetic, you may be looking at a house priced below comparable properties for a reason that no longer applies. That’s an opportunity — provided you can document it.

Documentation is what separates negotiating from guessing. A general home inspection plus a professional termite inspection give you written findings instead of a feeling. Written repair estimates from a licensed contractor and a written treatment quote from a licensed pest company give you numbers to negotiate against. Sellers argue with opinions. They have a much harder time arguing with a report.

Reasonable to Negotiate

Treated, documented, cosmetic

Prior treatment is documented and the conditions were corrected

No evidence of current activity on the inspection

A contractor confirms the damage is cosmetic or limited

Any inaccessible areas were opened up and checked

You have written estimates for whatever remains

Reasonable to Walk

Active, undocumented, structural

Live activity found during the inspection

No treatment records and the seller can’t explain the history

A contractor flags load-bearing or framing damage

Large areas remain inaccessible and the seller won’t allow access

The seller resists both inspection and repair estimates

When the findings support negotiating, the usual outcomes are a price reduction, seller-paid treatment completed before closing, a repair credit, or an escrow holdback until the work is done. Which one makes sense depends on your lender, your timeline, and your agent’s read on the market. Treatment costs vary with the severity of the infestation, the size of the home, the treatment required, and the length of the warranty, so get an individualized quote rather than negotiating against a number you found online.

And if there’s evidence of a current, active infestation? Bargaining hard on price may be the wrong instinct. Take the advice of your home inspector and your pest professional together — a discount doesn’t help you much if you’re inheriting an open-ended problem. Our post on the benefits of professional termite control covers what a real treatment plan involves.

A documented termite inspection turns a vague worry into a negotiating position — and gives you a clear picture before you sign anything.

After You Close: Staying Ahead of Re-Infestation

Here’s the thing nobody tells buyers at closing: termites like to re-infest homes they’ve been in before. Even when the original colony is completely wiped out, the pheromones the old colony left behind act as a lure for new termites. A home with a termite history isn’t defective — but it does deserve ongoing attention in a way a comparable home might not.

That means annual inspections, not a one-and-done. KY-KO recommends a professional termite inspection at least once a year in termite-prone areas like Phoenix, and homeowners whose property has a history should plan on staying vigilant for years, not months.

Timing-wise, spring is the practical window in the Valley. Termite activity picks up as things warm, and monsoon season — roughly July through September — moves a lot of moisture through Phoenix soil, which is when many homeowners first notice mud tubes or swarmers around the property. Getting your inspection on the calendar in March or April means you’re ahead of that rather than reacting to it. Our guide to termite season and when to start spotting infestation signs goes deeper on the seasonal pattern.

Book an inspection for your first spring in the house. Even if the home was treated during escrow, a baseline in your own name is worth having. In the Phoenix metro, desert subterranean termites live in the soil under most properties, so a documented treatment history often means a previous owner identified the problem and dealt with it. What matters is whether the activity is resolved or ongoing, whether the conditions that attracted termites were corrected, and whether any damage is cosmetic or structural. Have the property inspected by a licensed termite professional before you decide.

How can I find out if an Arizona home has been treated for termites?

Licensed pest management businesses in Arizona must file a Termite Action Report Form with the Arizona Department of Agriculture’s Pest Management Division within 30 days of a qualifying treatment or a Wood-Destroying Insect Inspection Report. Those filings are public record and searchable by property address. Records stay on file for three years, so a treatment from a decade ago may not appear in the database. Ask the seller directly for older invoices and warranty paperwork.

What is a Wood-Destroying Insect Inspection Report?

A Wood-Destroying Insect Inspection Report, or WDIIR, is a two-page document that only a licensed pest control business can prepare. It tells a buyer and a lender whether there is visible evidence of termite infestation, damage, or previous treatment. Lenders often require one before closing. The second page is the important one for buyers: it pinpoints locations of previous treatment and lists the areas that were inaccessible to inspection.

Does a past termite infestation mean the home has structural damage?

Not usually. Damage severe enough to be beyond repair generally takes many years of unchecked activity, so most termite damage found during escrow is repairable. The catch is that much of the damage sits inside wood components where you can’t see it. Hire a licensed contractor to determine whether what was found is cosmetic or structural before you agree on a price.

Can I negotiate the price of a home with termite damage?

Yes, and documented findings are what make it work. A home inspection plus a termite inspection give you written evidence rather than a hunch, and written repair and treatment estimates give you a number to negotiate against. Common outcomes include a price reduction, seller-paid treatment before closing, a repair credit, or an escrow holdback. If there’s an active infestation combined with significant structural damage, negotiating may not be the right move at all.

Do termites come back to a home that has been treated before?

They can. Termites tend to re-infest homes they’ve occupied before, because pheromones left behind by the old colony act as a lure for new termites even after the original colony is gone. That’s why a home with a termite history needs regular inspections for years afterward rather than a single treatment and a shrug.

Is there a humane way to handle termites, or do they have to be exterminated?

Termites can’t be relocated the way a bee colony can, so humane in this context means proportionate and precise rather than catch-and-release. Desert subterranean termites are native decomposers that live in the soil across the Valley, and the realistic goal isn’t clearing them off your lot — it’s making the structure unreachable. That means treating the building and the soil against the stem wall rather than blanket-treating the property, and correcting the conditions that drew termites to the house in the first place. KY-KO pairs that approach with Integrated Pest Management and green product options.

What warranty does KY-KO Pest Prevention offer on termite treatment?

KY-KO provides homeowners with a complimentary one-year warranty. If renewed termite activity shows up within 12 months of service, the team returns and reapplies the treatment. Five-year warranties are available at additional cost.
