After spending considerable time on the market, we successfully negotiated a purchase price of <\/span><strong style=\"font-weight:700\"><span>$2.995 million<\/span><\/strong><span>.<\/span><\/span><\/p>\n<\/div>\n<div data-breakout=\"normal\">\n<p class=\"quFrX lqD6C s0dZt t5MrV\" dir=\"auto\" id=\"viewer-4jutj24\" tabindex=\"-1\"><span class=\"_0nrb0\"><span>There was nothing wrong with the home.<\/span><\/span><\/p>\n<\/div>\n<div data-breakout=\"normal\">\n<p class=\"quFrX lqD6C s0dZt t5MrV\" dir=\"auto\" id=\"viewer-e8jth26\" tabindex=\"-1\"><span class=\"_0nrb0\"><span>The opportunity existed because buyers believed the original pricing exceeded the market&#8217;s perception of value. Once a property sits on the market, buyers naturally begin paying closer attention to pricing history, days on market, and negotiating leverage.<\/span><\/span><\/p>\n<\/div>\n<div data-breakout=\"normal\">\n<p class=\"quFrX lqD6C s0dZt t5MrV\" dir=\"auto\" id=\"viewer-1htjr28\" tabindex=\"-1\"><span class=\"_0nrb0\"><span>On the opposite end of the spectrum, I recently represented the sellers of <\/span><strong style=\"font-weight:700\"><span>2827 Palomino Ridge<\/span><\/strong><span>, where thoughtful pricing, strategic marketing, professional presentation, and targeted exposure generated significant buyer interest and ultimately resulted in a <\/span><strong style=\"font-weight:700\"><span>full-price sale<\/span><\/strong><span>.<\/span><\/span><\/p>\n<\/div>\n<div data-breakout=\"normal\">\n<p class=\"quFrX lqD6C s0dZt t5MrV\" dir=\"auto\" id=\"viewer-igknq36\" tabindex=\"-1\"><span Many are seeking more than just a home\u2014they&#8217;re investing in a lifestyle defined by privacy, natural beauty, world-class architecture, and an exceptional quality of life.<\/span><\/span><\/p>\n<\/div>\n<div data-breakout=\"normal\">\n<p class=\"quFrX lqD6C s0dZt t5MrV\" dir=\"auto\" id=\"viewer-gkpoz78\" tabindex=\"-1\"><span class=\"_0nrb0\"><span>Cash buyers continue to represent a significant portion of luxury transactions, and many of the area&#8217;s most notable sales never reach the public market.
