Specifically, it looked at several instances of data center developers in the &#8220;data center alley&#8221; of <a target=\"_blank\" id=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Northern-Virginia\" type=\"link\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Northern-Virginia\">Northern Virginia<\/a>, the heaviest concentration of data centers in the nation.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">In one case, a data center developer started offered <a target=\"_blank\" id=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Ashburn_VA\" type=\"link\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Ashburn_VA\">Ashburn, Virginia<\/a> homeowners $4.4 million per acre so it could assemble a larger site. Meanwhile, median land prices came to about $125,000 in the rest of Loudoun County.<\/p>\n<p><iframe height=\"230px\" style=\"width:100%;border:0\" src=\"https:\/\/www.realtor.com\/creative\/rdc-ads\/local-listings-widget\/\" loading=\"lazy\" title=\"Embedded widget\"><\/iframe><\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;As AI use has grown, so has demand for the facilities that make it possible,&#8221; NAHB said in its post, noting $300 billion in spending plans from Microsoft, Google and Meta and Amazon. &#8220;That demand is being met with land, and much of it is land that would otherwise have become housing.&#8221;<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Data centers are a flashpoint in the public eye, with some residents complaining about their potential impacts <a target=\"_blank\" id=\"https:\/\/www.realtor.com\/news\/real-estate-news\/data-centers-energy-cost-electric-bills-congressional-help\/\" type=\"link\" href=\"https:\/\/www.realtor.com\/news\/real-estate-news\/data-centers-energy-cost-electric-bills-congressional-help\/\">on power<\/a> and water usage in neighborhoods. Data center advocates have pushed back on some of those concerns, and expert findings have been inconclusive.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">But data center projects are being pitched in fast-growing areas like <a target=\"_blank\" id=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Texas\" type=\"link\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Texas\">Texas<\/a>, <a target=\"_blank\" id=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Central-Ohio\" type=\"link\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Central-Ohio\">Central Ohio<\/a>, and Northern <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Virginia\">Virginia<\/a>, where home values have inflated with the growth of the <a target=\"_blank\" id=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Washington-DC\" type=\"link\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Washington-DC\">Washington D.C.<\/a> metro. The potential for a competing user for that land could complicate supply-constrained housing markets.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Realtor.com reached out to the Data Center Coalition, an advocacy group made up of most of the nation&#8217;s large data center operators, for comment. The group recently <a rel=\"noreferrer noopener\" target=\"_blank\" id=\"https:\/\/x.com\/DCC_org\/status\/2075580810204168662\" type=\"link\" href=\"https:\/\/x.com\/DCC_org\/status\/2075580810204168662\">posted<\/a> to X to refute arguments that data centers lower nearby home values or cause them to rise more slowly.<\/p>\n<h2 class=\"base__StyledType-rui__sc-18muj27-0 eAPYSB\">Data Center Alley fights<\/h2>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Northern Virginia communities, like those of many other cities, have taken aim at restricting or slowing the development of data centers. State lawmakers have mulled sunsetting the state&#8217;s tax breaks for data center developments. <\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Gov. <strong>Abigail Spanberger <\/strong>recently <a rel=\"noreferrer noopener\" target=\"_blank\" id=\"https:\/\/www.governor.virginia.gov\/newsroom\/news-releases\/2026\/july-releases\/name-1121668-en.html\" type=\"link\" href=\"https:\/\/www.governor.virginia.gov\/newsroom\/news-releases\/2026\/july-releases\/name-1121668-en.html\">pushed for<\/a> data center developers to cover the cost of new infrastructure to offset their impacts. But the state&#8217;s D.C. suburbs, which account for a third of its population, have seen median prices up 54% over the past decade, the Northern Virginia Association of Realtors <a rel=\"noreferrer noopener\" target=\"_blank\" id=\"https:\/\/www.nvar.com\/advocacy\/priority-issues\/nova-housing-supply-framework\/\" type=\"link\" href=\"https:\/\/www.nvar.com\/advocacy\/priority-issues\/nova-housing-supply-framework\/\">found<\/a>.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;Every acre that moves into the data center pipeline makes those numbers worse,&#8221; NAHB said. <\/p>\n<div class=\"Boxstyles__StyledBox-rui__sc-1p1qqov-0 cGIhfE sc-1d9c28t-0 dVWipe\">\n<figure><figcaption class=\"sc-1d9c28t-3 kUNXdc\"><span class=\"image-caption\">Ashburn, Virginia, is part of a region whose median home value has risen 54% in a decade.<\/span><span class=\"sc-1d9c28t-2 nMMWW image-credit\">Getty Images<\/span><\/figcaption><\/figure>\n<\/div>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Other states and cities around the nation <a target=\"_blank\" id=\"https:\/\/www.realtor.com\/news\/real-estate-summary\/ohio-pauses-tax-breaks-data-centers\/\" type=\"link\" href=\"https:\/\/www.realtor.com\/news\/real-estate-summary\/ohio-pauses-tax-breaks-data-centers\/\">have taken action<\/a> to delay or <a target=\"_blank\" id=\"https:\/\/www.realtor.com\/news\/real-estate-news\/monterey-park-becomes-first-city-to-ban-data-centers-outright\/\" type=\"link\" href=\"https:\/\/www.realtor.com\/news\/real-estate-news\/monterey-park-becomes-first-city-to-ban-data-centers-outright\/\">restrict data center development<\/a> to study its effects,<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Nonetheless, data center construction has grown rapidly in the Northern Virginia suburbs, whose significant fiber and infrastructure networks date to the founding of the internet. <\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Virginia&#8217;s Joint Legislative Audit and Review Commission <a rel=\"noreferrer noopener\" target=\"_blank\" id=\"https:\/\/jlarc.virginia.gov\/landing-2024-data-centers-in-virginia.asp\" type=\"link\" href=\"https:\/\/jlarc.virginia.gov\/landing-2024-data-centers-in-virginia.asp\">looked at<\/a> the outcome: While data centers provide positive economic benefits to communities, they also impact nearby residential areas. <\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">The report found they raise energy costs and raise new questions about how the government should regulate impacts like noise and data center developments close to neighborhoods.<\/p>\n<p><iframe height=\"230px\" style=\"width:100%;border:0\" src=\"https:\/\/www.realtor.com\/creative\/rdc-ads\/search-listings-widget\/\" loading=\"lazy\" title=\"Embedded widget\"><\/iframe><\/p>\n<h2 class=\"base__StyledType-rui__sc-18muj27-0 eAPYSB\">Larger trends<\/h2>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Nonetheless, data center construction activity continues to surge. The Associated Builders and Contractors reported Monday that data centers are propping up the larger construction industry as homebuilding and other kinds of construction slowed.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Data center construction rose 7% in June compared to the month prior. It&#8217;s also up 46% from June 2025, ABC found.
