And \u201cgood.\u201d<\/p>\n<h3>My first thoughts on what makes a \u201cbad\u201d agent real estate agent:<\/h3>\n<ul>\n<li>Poor communication \u2013 with fellow professionals, and\/or with their clients, potential clients, and customers<\/li>\n<li>Thinking they know everything\n<ul>\n<li>Not saying \u201cI don\u2019t know\u201d when appropriate. No one knows everything, and there is always room to learn. Learning is good.<\/li>\n<\/ul>\n<\/li>\n<li>Doing fewer than X \u201csides\u201d a year.\n<ul>\n<li>A \u201cside\u201d means either a buyer or seller side of a transaction.<\/li>\n<li>Broad brush in the Charlottesville real estate market \u2013 at least 10 sides is a bare minimum. As an early mentor said to me, \u201cif you\u2019re not doing at least 10 a year, you\u2019re not screwing up enough to learn and get better.\u201d <a href=\"https:\/\/www.realcentralva.com\/2024\/11\/21\/changes-and-owning-mistakes-in-real-estate\/\">We all make mistakes; not all of us own and learn from said mistakes<\/a>.<\/li>\n<\/ul>\n<\/li>\n<li><strong>Not doing this full time;<\/strong> my opinion \u2013 there is no room for part-timing this profession.<\/li>\n<\/ul>\n<h3>Thoughts from social media in response to the question, what makes a \u201cbad real estate agent?\u201d<\/h3>\n<ul>\n<li>Not setting realistic expectations for a selling price with a client<\/li>\n<li>Unfamilarity with real estate contracts and how to properly explain the terms. \u2014 that this needs to be said speaks volumes about the training that many, if not most, agents seek out.<\/li>\n<li>Doesn\u2019t return phone calls, either timely or at all.<\/li>\n<li>Doesn\u2019t approve showing requests<\/li>\n<li>Takes 7 times to complete simple paperwork.<\/li>\n<li>Make other agents do their jobs.<\/li>\n<li>There is a huge number of licensees who have no real interest in their jobs. No motivation to learn beyond the bare minimum required to get the credentials.
