Perhaps, but the way I see it, investment advisors often categorize real estate as \u201calternative\u201d primarily because they can\u2019t easily earn management fees from direct real estate investments. <strong>In simple words, the classification is really more about business convenience than the investment\u2019s actual fundamentals.<\/strong><\/span><\/p>\n<p><span style=\"font-weight: 400;\">It gets better. The exception to this rule is telling: <strong>Real Estate Investment Trusts (REITs) and real estate funds, which advisors can manage and earn fees from, are often included in traditional investment portfolios.<\/strong> Funny how that works, isn\u2019t it?\u00a0<\/span><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Comparing_Investment_Characteristics\"\/><b>Comparing Investment Characteristics<\/b><span class=\"ez-toc-section-end\"\/><\/h2>\n<p><span style=\"font-weight: 400;\">So, upon examining the characteristics of investments, real estate behaves more like traditional business investments than alternative ones. Based on these aspects:<\/span><\/p>\n<h3><span class=\"ez-toc-section\" id=\"Tangible_Value\"\/><b>Tangible Value<\/b><span class=\"ez-toc-section-end\"\/><\/h3>\n<p><span style=\"font-weight: 400;\"><strong>Of course, real estate represents ownership of physical assets with utility value, similar to owning a business with physical assets.<\/strong> Its tangibility provides a floor for valuation, unlike many alternative investments where value can theoretically drop to zero.<\/span><\/p>\n<h3><span class=\"ez-toc-section\" id=\"Income_Generation\"\/><b>Income Generation<\/b><span class=\"ez-toc-section-end\"\/><\/h3>\n<p><span style=\"font-weight: 400;\"><strong>Like traditional businesses, real estate generates regular income through operations.<\/strong> This income provides a basis for valuation and return calculations as well, similar to how business earnings drive stock valuations.<\/span><\/p>\n<h3><span class=\"ez-toc-section\" id=\"Market_Efficiency\"\/><b>Market Efficiency<\/b><span class=\"ez-toc-section-end\"\/><\/h3>\n<p><strong>While not as liquid as public markets, real estate markets show relatively efficient price discovery through professional appraisals, comparable sales, and income-based valuations\u2014more closely resembling traditional markets than alternative ones.<\/strong><\/p>\n<h2><span class=\"ez-toc-section\" id=\"High-Net-Worth_Individual_HNWI_Investment_Patterns\"\/><b>High-Net-Worth Individual (HNWI) Investment Patterns<\/b><span class=\"ez-toc-section-end\"\/><\/h2>\n<p><span style=\"font-weight: 400;\">Don\u2019t want to take my word about the classification? <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Fine\u2014let me show you something that blew my mind about how the wealthy actually invest their money. I\u2019ll tell you something pretty fascinating about the true nature of real estate investment. <\/span><strong><a href=\"https:\/\/finance.yahoo.com\/news\/guess-percentage-high-net-worth-153019468.html\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\">High-net-worth individuals are investing heavily in real estate<\/a>, and not as some exotic \u201calternative\u201d play either.<\/strong><\/p>\n<h3\/>\n<p><span style=\"font-weight: 400;\">These investors, who have access to literally every investment vehicle under the sun, are putting <strong>a whopping 32% of their wealth into residential properties and another 21% into commercial real estate.<\/strong> <\/span><\/p>\n<p><span style=\"font-weight: 400;\"><em><strong>That\u2019s 53% of their portfolio in real estate<\/strong><\/em>\u2014more than double what they\u2019re putting into stocks, which<strong> sits at around 26%.<\/strong> What\u2019s more, these are the same stocks everyone considers quintessential \u201ctraditional\u201d investments.<\/span><\/p>\n<h3\/>\n<p><span style=\"font-weight: 400;\">In my view, if the wealthy choose to put more than half their wealth into real estate, they see something that goes way beyond viewing it as just another alternative investment in their portfolio. I mean, come on\u2014the numbers speak for themselves, take a look!<\/span><\/p>\n<h2><span class=\"ez-toc-section\" id=\"How_Private_Equity_Real_Estate_Has_Given_the_Wealthy_an_Edge\"\/><b>How Private Equity Real Estate Has Given the Wealthy an Edge<\/b><span class=\"ez-toc-section-end\"\/><\/h2>\n<p><span style=\"font-weight: 400;\">Something interesting occurred between 2015 and 2024. <\/span><a href=\"https:\/\/www.marketwatch.com\/story\/billionaires-have-been-beating-the-stock-market-where-they-are-putting-their-money-now-according-to-ubs-fcfb2add\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\"><span style=\"font-weight: 400;\">Billionaire wealth increased by 121%<\/span><\/a><span style=\"font-weight: 400;\">. <strong>To put that in perspective, during the same period, the MSCI AC World Index grew by 73%, and the S&amp;P 500 increased by 77%.<\/strong> <\/span><\/p>\n<p><span style=\"font-weight: 400;\">That\u2019s not just beating the market\u2014that\u2019s absolutely obliterating it.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Now, let\u2019s look at how the wealthy approach real estate investment going forward. About 43% of them plan to pour even more money into real estate. That\u2019s not something you\u2019d expect if this was just another alternative investment, right? <strong>Even better, billionaires are getting more hands-on\u201438% of them are looking to increase their direct private equity investments in real estate.<\/strong><\/span><\/p>\n<p><span style=\"font-weight: 400;\">Why? Perhaps they also learned what I\u2019ve realized: <strong>real estate isn\u2019t just about diversification or having an \u201calternative\u201d in their portfolio.<\/strong> They see it as a stable foundation for wealth building, especially during market volatility.
