Two common ways to finance those updates are through a home equity loan and\/or a <a href=\"https:\/\/www.marinerfinance.com\/personal-loans\/home-improvement-loans\/\">personal home improvement loan<\/a>. Which one might be right for you? Before you decide, it is important to consider how they compare.<\/p>\n<h2>Home Equity Loans<\/h2>\n<p><a href=\"https:\/\/www.bankrate.com\/home-equity\/what-is-home-equity\/\" target=\"_blank\" rel=\"noopener\">Equity<\/a> is the difference between the value of your home and how much you still owe on your mortgage. For example, if your home has a current appraised value of $400,000 and you still owe $240,000, your equity would be $160,000. The more equity you have in your home, the larger the loan you may be approved for.<\/p>\n<p>Financial institutions consider equity\u2014among other criteria\u2014when deciding how much they are willing to lend to you. The rules from individual lenders will vary, but you may be able to <a href=\"https:\/\/www.investopedia.com\/home-equity-loan-maximum-5323470\" target=\"_blank\" rel=\"noopener\">borrow up to 85 percent of the equity you have<\/a> on your property. Home equity loan <a href=\"https:\/\/www.discover.com\/home-loans\/articles\/how-home-equity-loans-work-rates-terms-repayment\/\" target=\"_blank\" rel=\"noopener\">repayment terms can also vary, ranging from 5 to 30 years<\/a>. Usually offered with a <a href=\"https:\/\/www.consumerfinance.gov\/ask-cfpb\/what-is-a-home-equity-loan-en-106\/\" target=\"_blank\" rel=\"noopener\">fixed interest rate<\/a>, home equity loans are available at a range of financial institutions and the application process is similar to applying for a mortgage.<\/p>\n<h2>Personal Loan for Home Improvement<\/h2>\n<p>A personal home improvement loan does not rely on the equity you have in your home. However, like home equity loans, they generally come with a <a href=\"https:\/\/www.nerdwallet.com\/article\/loans\/personal-loans\/rising-interest-rates-impact-personal-loans\" target=\"_blank\" rel=\"noopener\">fixed interest rate<\/a>, and you can apply at a bank, credit union, finance company, or online lender. Lenders usually offer home improvement <a href=\"https:\/\/www.bankrate.com\/loans\/personal-loans\/how-much-can-you-borrow-with-a-home-improvement-loan\/\" target=\"_blank\" rel=\"noopener\">loans for up to $100,000<\/a>, and repayment terms range <a href=\"https:\/\/www.forbes.com\/advisor\/personal-loans\/home-improvement-loan-calculator\/#:~:text=Repayment%20terms%20on%20home%20improvement,often%20extend%20beyond%2010%20years.\" target=\"_blank\" rel=\"noopener\">from 1 to 12 years.<\/a> Your interest rate is based on your creditworthiness as determined by several factors such as your income, debt-to-income ratio, and your credit score.<\/p>\n<p>Some differences between a home equity loan and personal home improvement loan include:<\/p>\n<h3>1) Application and Loan Fees<\/h3>\n<p>Home equity loans usually require closing costs that can range from <a href=\"https:\/\/www.experian.com\/blogs\/ask-experian\/pros-and-cons-home-equity-loan\/\" target=\"_blank\" rel=\"noopener\">2% to 5% of the loan<\/a> amount. These might include <a href=\"https:\/\/www.experian.com\/blogs\/ask-experian\/what-is-an-origination-fee\/\">origination fees<\/a> and fees for an appraisal, title search, credit report, and loan recording.<\/p>\n<p>Personal loans may also have origination fees but the fees may <a href=\"https:\/\/www.bankrate.com\/loans\/personal-loans\/get-personal-loan-for-home-improvements\/\" target=\"_blank\" rel=\"noopener\">not have as many overall closing costs<\/a>. For example, there\u2019s no reason to run a title search on your property because you are not pledging the property as collateral for t the loan.<\/p>\n<h3>2) Interest Rates<\/h3>\n<p>Home equity loans are a type of <a href=\"https:\/\/www.experian.com\/blogs\/ask-experian\/what-is-a-secured-loan\/\" target=\"_blank\" rel=\"noopener\">secured loan<\/a> because you use your home as <a href=\"https:\/\/www.experian.com\/blogs\/ask-experian\/what-is-a-secured-loan\/\" target=\"_blank\" rel=\"noopener\">collateral<\/a>. Because there is generally less risk with secured loans for the lender (they can take your house if you don\u2019t repay the loan), interest rates <a href=\"https:\/\/www.earnest.com\/blog\/home-improvement-loan-vs-home-equity-loan\/\" target=\"_blank\" rel=\"noopener\">tend to be lower<\/a> compared to a personal home improvement loan. Keep in mind, however, that your rate may vary depending on your\u202f<a href=\"https:\/\/www.marinerfinance.com\/blog\/understanding-credit-score\/\">credit score<\/a>\u202fand how the lender determines your creditworthiness.<\/p>\n<p>Conversely, Personal home improvement loans are likely <a href=\"https:\/\/www.marinerfinance.com\/blog\/secured-loans-vs-unsecured-loans\/\">unsecured<\/a>. Because the lender\u2019s risk is considered greater than with a secured loan, you are likely to pay <a href=\"https:\/\/www.earnest.com\/blog\/home-improvement-loan-vs-home-equity-loan\/\" target=\"_blank\" rel=\"noopener\">a higher interest rate<\/a> than you would with a home equity loan.<\/p>\n<p>In sum, interest rates on both types of loans can vary. While your <a href=\"https:\/\/www.irs.gov\/publications\/p936\" target=\"_blank\" rel=\"noopener\">interest for a home equity loan may be tax deductible<\/a>, interest on a personal loan is not.<\/p>\n<h3>3) Approval Time<\/h3>\n<p>The process for applying for a home equity loan is similar to that of a mortgage loan application and can take from <a href=\"https:\/\/www.investopedia.com\/how-long-to-get-home-equity-loan-5323851\" target=\"_blank\" rel=\"noopener\">two weeks to two months for approval<\/a>.
