Long bonds yielded around 1% in at the Covid crash nadir so they\u2019ve come up a lot this decade.<\/p>\n<p>On the other hand, the average yield in the past 50 years is 6.2%. From 1977 through the summer of 2001, yields on long bonds were <em>never<\/em> lower than they are today.<\/p>\n<p>If you showed the current yield curve to students in an Econ 101 class, they would tell you it looks normal:<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-71349\" src=\"https:\/\/awealthofcommonsense.com\/wp-content\/uploads\/2026\/08\/Screenshot-2026-07-31-232406.png\" alt=\"\" width=\"1034\" height=\"503\" srcset=\"https:\/\/awealthofcommonsense.com\/wp-content\/uploads\/2026\/08\/Screenshot-2026-07-31-232406.png 1034w, https:\/\/awealthofcommonsense.com\/wp-content\/uploads\/2026\/08\/Screenshot-2026-07-31-232406-300x146.png 300w, https:\/\/awealthofcommonsense.com\/wp-content\/uploads\/2026\/08\/Screenshot-2026-07-31-232406-1024x498.png 1024w, https:\/\/awealthofcommonsense.com\/wp-content\/uploads\/2026\/08\/Screenshot-2026-07-31-232406-768x374.png 768w\" sizes=\"auto, (max-width: 1034px) 100vw, 1034px\"\/><\/p>\n<p>It\u2019s not so much the current level of rates that has macro people worried.<\/p>\n<p>It\u2019s the speed of the rise in rates combined with the stickiness of inflation, the size of government debt, the endless deficits and seemingly unwillingness of anyone in our government to do anything about it.<\/p>\n<p>I\u2019m not so worried about a government debt crisis. Maybe I\u2019ll regret this stance in the future but I simply don\u2019t see what the alternative is to U.S. Treasuries or the dollar.<\/p>\n<p>And it\u2019s not like the government funds itself exclusively on long-term debt. Look at the breakdown by maturity from the pseudonymous <a href=\"https:\/\/x.com\/Jesse_Livermore\/status\/2080801952263201029?s=20\" target=\"_blank\" rel=\"noopener\">Jesse Livermore<\/a>:<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-71352\" src=\"https:\/\/awealthofcommonsense.com\/wp-content\/uploads\/2026\/08\/HOB-LQvWcAAmcps.png\" alt=\"\" width=\"881\" height=\"381\" srcset=\"https:\/\/awealthofcommonsense.com\/wp-content\/uploads\/2026\/08\/HOB-LQvWcAAmcps.png 881w, https:\/\/awealthofcommonsense.com\/wp-content\/uploads\/2026\/08\/HOB-LQvWcAAmcps-300x130.png 300w, https:\/\/awealthofcommonsense.com\/wp-content\/uploads\/2026\/08\/HOB-LQvWcAAmcps-768x332.png 768w\" sizes=\"auto, (max-width: 881px) 100vw, 881px\"\/><\/p>\n<p>Unless there\u2019s a buyer\u2019s strike on T-bills, we can always fund the government on short-term paper.<\/p>\n<p>This could become a problem at some point but my bigger concern it what the rise in long-term yields means for the housing market.<\/p>\n<p>Mortgage rates are closing in on 7% again:<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-71348\" src=\"https:\/\/awealthofcommonsense.com\/wp-content\/uploads\/2026\/08\/Screenshot-2026-07-31-232224.png\" alt=\"\" width=\"1138\" height=\"562\" srcset=\"https:\/\/awealthofcommonsense.com\/wp-content\/uploads\/2026\/08\/Screenshot-2026-07-31-232224.png 1138w, https:\/\/awealthofcommonsense.com\/wp-content\/uploads\/2026\/08\/Screenshot-2026-07-31-232224-300x148.png 300w, https:\/\/awealthofcommonsense.com\/wp-content\/uploads\/2026\/08\/Screenshot-2026-07-31-232224-1024x506.png 1024w, https:\/\/awealthofcommonsense.com\/wp-content\/uploads\/2026\/08\/Screenshot-2026-07-31-232224-768x379.png 768w\" sizes=\"auto, (max-width: 1138px) 100vw, 1138px\"\/><\/p>\n<p>Mortgage rates first went above 6% in the fall of 2022. A lot of people assumed those levels would be short-lived.<\/p>\n<p>Nope.<\/p>\n<p>We\u2019ve been above 6% ever since. Potential homebuyers have been waiting and waiting for some relief.<\/p>\n<p>Now, some would tell you mortgage rates at 6% are normal based on history. And they\u2019d be right. The average 30 year mortgage rate since the early-1970s is 7% and change.<\/p>\n<p>The problem this decade is the speed of the move up in both prices and rates.<\/p>\n<p>Housing prices rose 50% in a few years. Mortgage rates more than doubled in the blink of an eye.
