Q4 2025 does not erase that long-term reality, but it does mark a shift in the near-term chapter.\u00a0<\/p>\n<p>Vacancy rose, rent momentum cooled and performance became more uneven by market. If\u00a0you\u2019re\u00a0forecasting for 2026, this is the kind of quarter you want to study closely.\u00a0<\/p>\n<p>Below are the key takeaways from the\u00a0<a href=\"https:\/\/info.yardi.com\/multifamily-market-reports-for-canada\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Yardi Canadian National Multifamily Report: Q4 2025<\/strong><\/a>,\u00a0built from aggregated data\u00a0representing\u00a0<strong>517,000+ units<\/strong>\u00a0across Canada.\u00a0<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-the-market-is-loosening-but-not-everywhere-nbsp\">The market is loosening, but not everywhere\u00a0<\/h2>\n<p>The biggest signal in Q4 was that the market began to rebalance in select regions. Conditions are still tight in many places, but the direction is changing and the gap between markets is widening.\u00a0<\/p>\n<p>These Canada-wide benchmarks\u00a0based off two-bedrooms\u00a0stood out in Q4 2025:\u00a0<\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Vacancy rose to 4.3%<\/strong>\u00a0across Canada, the highest level since Yardi began tracking in 2020\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li><strong>New lease rent growth slowed to 0.9%<\/strong>\u00a0across Canada\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li><strong>Average in-place rent reached $1,892<\/strong>\u00a0across Canada\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li><strong>Annualised expenses per unit were about $8,004<\/strong>\u00a0nationally (based on $667 per month).\u00a0<\/li>\n<\/ul>\n<p>Those top-line numbers are useful. The real value, though, is what the report reveals underneath them: the shift is not uniform, and results increasingly depend on where you\u00a0operate\u00a0and what you rent.\u00a0<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-a-wave-of-new-supply-is-changing-the-math-nbsp\">A wave of new supply is changing the math\u00a0<\/h2>\n<p>New supply is one of the biggest forces behind Q4\u2019s shift. Canada\u2019s six largest CMAs delivered\u00a0<strong>94,611 units in 2025 through November<\/strong>, up\u00a0<strong>1.9%<\/strong>\u00a0from\u00a0<strong>92,830<\/strong>\u00a0in the same period in 2024, according to the Canada Mortgage and Housing Corporation (CMHC) and\u00a0Common Sense\u00a0Economics.\u00a0<\/p>\n<p>More purpose-built rentals are essential for housing access long-term. In the short term, supply arriving in volume can change leasing conditions quickly in specific metros.\u00a0That\u2019s\u00a0why broad market narratives matter less than they used to. Housing providers need to track\u00a0what\u2019s\u00a0happening at the CMA\u00a0level, and\u00a0react before vacancy creeps up.\u00a0<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-new-lease-pricing-is-losing-steam-nbsp\">New lease pricing is losing steam\u00a0<\/h2>\n<p>In-place rents continued to rise, but the momentum has clearly slowed. Average\u00a0two-bedroom\u00a0in-place rent ended Q4 at\u00a0<strong>$1,892<\/strong>\u00a0across Canada.\u00a0<\/p>\n<p>The bigger shift showed up in new leasing.\u00a0<strong>New lease rent growth\u00a0for two-bedrooms\u00a0slowed to 0.9%<\/strong>\u00a0across Canada in Q4 2025, down from 2.4% in the prior quarter. Several Ontario markets also moved into negative territory, including:\u00a0<\/p>\n<ul class=\"wp-block-list\">\n<li><strong>Kitchener\u2013Cambridge\u2013Waterloo (-2.8%)<\/strong>\u00a0<\/li>\n<\/ul>\n<p>In practical terms, softer new lease growth often means the same thing: leasing gets more competitive. Pricing needs to be tighter, and execution starts to matter more than market momentum.\u00a0<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-vacancy-is-rising-and-leasing-is-getting-sharper-nbsp\">Vacancy is rising, and leasing is getting sharper\u00a0<\/h2>\n<p>Vacancy\u00a0for two-bedrooms\u00a0reached\u00a0<strong>4.3%<\/strong>\u00a0across Canada in Q4 2025. That\u00a0doesn\u2019t\u00a0mean the market is suddenly \u201cloose.\u201d It does mean more operators are entering conditions where occupancy is not guaranteed by default, especially in markets with higher deliveries.\u00a0<\/p>\n<p>This is where the report becomes most useful. It breaks results down by\u00a0<strong>CMA and bedroom type<\/strong>, so you can see where vacancy is rising, where pricing is holding and where market conditions are shifting fastest.
