After this weekend, we\u2019ve now reached<br \/>forty-four, including Alaska and Hawaii. The only ones left are the great<br \/>plains states, Virginia, and Vermont. We were so close to Vermont last summer<br \/>but decided instead to spend a few days in western Massachusetts. In hindsight,<br \/>we should have crossed that border when we had the chance. Next year, we\u2019ll<br \/>have to make a special trip to the northeast to finish the list.<\/p>\n<p><\/span><o:p>\u00a0<br \/><\/o:p><span class=\"s3\">This past weekend found us in the<br \/>Steel City, also known as \u201cThe Burgh\u201d- Pittsburgh, Pennsylvania. When we drove<br \/>in from the airport and emerged from the I-376 tunnel, an incredible panorama<br \/>of skyscrapers opened before us. Framed by three rivers, the Pittsburgh skyline<br \/>is one of the most impressive I\u2019ve ever seen. From our base there, we were able<br \/>to visit Steubenville, Ohio; Cumberland, Maryland; and Weirton, West Virginia \u2013<br \/>all within a short drive.<br \/><\/span><o:p>\u00a0<br \/><\/o:p><span class=\"s3\">You may be wondering what any of<br \/>this has to do with commercial real estate. If you\u2019ve followed my column for<br \/>any length of time, you know I can\u2019t help but look for real estate lessons in<br \/>everything I experience. This weekend was no exception. Let\u2019s take a look at a<br \/>few takeaways from the Allegheny River Valley.<br \/><\/span><o:p>\u00a0<br \/><\/o:p><span class=\"s2\"><b>Steubenville, Ohio:<br \/>Protecting the Foundation.<\/b><\/span><span class=\"s3\">\u00a0Just<br \/>across the Ohio River from West Virginia sits the historic town of<br \/>Steubenville. It began as a frontier fort designed to protect surveyors mapping<br \/>new land. Without those early surveyors, the land could not have been divided,<br \/>titled, or developed. In many ways, they laid the groundwork \u2013 literally and<br \/>figuratively \u2013 for the future economy.<br \/><\/span><o:p>\u00a0<br \/><\/o:p><span class=\"s3\">The lesson for commercial real<br \/>estate is clear. Before any deal can progress, the groundwork must be done<br \/>properly. That means understanding zoning, confirming ownership, verifying<br \/>building conditions, and doing your due diligence before you commit. Much like<br \/>those surveyors, we protect our clients by defining the boundaries and<br \/>identifying the hazards. Skipping this step can leave you exposed, just as the<br \/>early pioneers would have been without a fort to retreat to.<br \/><\/span><o:p>\u00a0<br \/><\/o:p><span class=\"s2\"><b>Pittsburgh: Reinvention at<br \/>Scale.<\/b><\/span><span class=\"s3\">\u00a0Once the beating heart of<br \/>America\u2019s steel industry, Pittsburgh suffered a severe economic collapse in the<br \/>late 1970s and early 1980s. But instead of fading away, the city reinvented<br \/>itself. It invested in education, technology, and healthcare. Today, Pittsburgh<br \/>is home to world-class universities, robotics startups, and medical research<br \/>centers. Its economy no longer depends on steel, it depends on innovation.<br \/><\/span><o:p>\u00a0<br \/><\/o:p><span class=\"s3\">This kind of reinvention is<br \/>something we often see in commercial real estate. Properties, like cities, go<br \/>through life cycles. A building once used for heavy manufacturing may find new<br \/>life as a logistics hub or a research lab. An outdated office building might<br \/>become a mixed-use creative space. The key is seeing potential where others see<br \/>decline. Pittsburgh teaches us that reinvention, when paired with vision and<br \/>investment, can lead to thriving new opportunities.<br \/><\/span><o:p>\u00a0<br \/><\/o:p><span class=\"s2\"><b>Cumberland, Maryland: The<br \/>Power of a Downtown Revival.\u00a0<\/b><\/span><span class=\"s3\">Traveling<br \/>south from Pittsburgh, we stopped in Cumberland, Maryland, a small mountain<br \/>town with big character. Decades ago, its downtown looked tired and forgotten.<br \/>But today, it\u2019s been completely transformed. Streets have been repaved,<br \/>buildings repainted, and storefronts refilled. There\u2019s energy, color, and<br \/>commerce where there once was blight.<br \/><\/span><o:p>\u00a0<br \/><\/o:p><span class=\"s3\">In our world, downtown revival<br \/>projects often start with one bold investor or a city initiative that<br \/>reimagines what\u2019s possible. When one property owner takes the leap to remodel,<br \/>others follow. Before long, momentum builds. Cumberland shows us that with<br \/>vision and collaboration, even a struggling location can experience a<br \/>renaissance.<br \/><\/span><o:p>\u00a0<br \/><\/o:p><span class=\"s3\">If you\u2019ve ever driven through an<br \/>older industrial corridor that suddenly seems alive again \u2013 with breweries,<br \/>boutique manufacturers, and adaptive reuse projects \u2013 you\u2019ve seen this same<br \/>story play out closer to home.<br \/><\/span><o:p>\u00a0<br \/><\/o:p><span class=\"s2\"><b>The North Shore: Building<br \/>Around Experience.\u00a0<\/b><\/span><span class=\"s3\">One of the<br \/>most striking parts of Pittsburgh is its North Shore, home to the Steelers,<br \/>Pirates, and Pitt Panthers. Decades ago, this area was primarily industrial.<br \/>Today, it\u2019s a bustling entertainment district filled with stadiums,<br \/>restaurants, a casino and hotels. What was once a manufacturing zone is now a<br \/>center of experience and energy.<br \/><\/span><o:p>\u00a0<br \/><\/o:p><span class=\"s3\">Commercial real estate increasingly<br \/>revolves around creating experiences. Whether it\u2019s a retail development<br \/>designed around community gathering spaces or an industrial project that<br \/>prioritizes employee amenities, success depends on understanding how people<br \/>want to use the space. The North Shore redevelopment shows how powerful it can<br \/>be when cities \u2013 and property owners \u2013 think beyond square footage and focus on<br \/>what draws people in.<br \/><\/span><o:p>\u00a0<br \/><\/o:p><span class=\"s2\"><b>Lessons from the<br \/>Allegheny.\u00a0<\/b><\/span><span class=\"s3\">Traveling through the Allegheny<br \/>River Valley, I was reminded that markets evolve, industries adapt, and places<br \/>reinvent themselves. From Steubenville\u2019s early foundations to Pittsburgh\u2019s<br \/>transformation and Cumberland\u2019s revival, the story is the same: progress<br \/>requires vision, courage, and a willingness to build something new from what<br \/>once was.<br \/><\/span><o:p>\u00a0<br \/><\/o:p><span class=\"s3\">Commercial real estate is about much<br \/>more than bricks and mortar. It\u2019s about understanding cycles, reading signs of<br \/>change, and helping clients navigate transitions.
