Here are some things you might want to consider if you\u2019re thinking of selling your home during the holidays (and you can start here with a <a href=\"https:\/\/www.thebeltteam.com\/home_value\" target=\"_blank\" rel=\"noopener\">FREE online estimate of what your home is worth.<\/a>)<\/p>\n<ul>\n<li><strong>If your home is already on the market, it may be a good idea to stay on the market, especially with the <u>extremely low level of inventory<\/u> and high number of purchasers.\u00a0<\/strong> Buyers who are looking at homes during the holidays are usually \u201cReal Buyers\u201d and not just \u201clookie-loos\u201d. A Buyer Specialist for The Belt Team, says \u201c<em>I have multiple buyers who are VERY motivated to buy during this timeframe.<\/em>\u201d And <a title=\"Gail Belt Realtor The Belt Team\" href=\"https:\/\/www.thebeltteam.com\/realestateagent\/search\" target=\"_blank\" rel=\"noopener\">Gail Belt, Founding Partner of The Belt Team<\/a> says, \u201c<em>My experience is that Buyers who are out looking at property during the holidays tend to be serious buyers. There may not be as many people looking at your house, but the ones who come NEED to buy or they wouldn\u2019\u2019t be out looking at this time of year<\/em>.\u201d\u00a0<\/li>\n<\/ul>\n<ul>\n<li><strong>During the holidays, many Sellers take their homes off the market.<\/strong> <em><strong>This means we often see inventory drop and therefore if you\u2019re on the market, you may have less competition.<\/strong><\/em>\u00a0 However, it depends on your situation.\u00a0 We advise many of our sellers to stay on the market. We can work with you to restrict showings on special days like Thanksgiving. But selling now before Spring competition picks up might be in your best interests.<em> \u00a0<\/em><a href=\"https:\/\/www.thebeltteam.com\/realestateagent\/search\" target=\"_blank\" rel=\"noopener\">Terry Belt, CEO of The Belt Team<\/a> <em>adds, \u201cIf you do go off the market now, consider coming back on immediately in the new year. In many areas, homes sell for more money in January-February than they do in the typical \u201cSpring Market\u201d \u00a0of March-April.\u201d<\/em><\/li>\n<\/ul>\n<ul>\n<li><strong>What is your true motivation?<\/strong> Do you truly want\/need to sell? If you\u2019re just \u201ctesting the market\u201d (IE \u2013 if you are not realistically pricing your home to what TODAY\u2019S Buyers are willing to pay), then now is NOT the time to go on the market. Your home will likely not sell, and then when Spring arrives \u2013 your home will be \u201cstale on the market\u201d.\u00a0 Prospective Buyers may wonder what\u2019s wrong with your home and why has it been on the market so long. \u00a0(This is true at any time of year. Overpricing stigmatizes your home and\u00a0hurts your eventual bottom line significantly.)<\/li>\n<\/ul>\n<ul>\n<li><strong>\u201c<\/strong><em><strong>Set your expectations properly.\u201d<\/strong>\u00a0\u00a0<\/em>Plan accordingly and prepare yourself &amp; your family\u00a0to be ready to\u00a0juggle preparation &amp; showings with other seasonal activities. (And if you have little ones, maybe Santa\u2019s upcoming visit will encourage them to keep their rooms clean!)<\/li>\n<\/ul>\n<ul>\n<li><strong>Some Sellers really should wait until Spring<\/strong>. While most homes look better in the Spring when the trees fill out &amp; flowers are in bloom, this is not usually a reason to wait for Spring. (That\u2019s what everyone does and that\u00a0just means more competition.)\u00a0However, some homes are an exception to this rule. For example, Terry Belt\u00a0shares, \u201c<em>We had a listing that backed to a cemetery. And while some people like that idea (quiet neighbors!), most people don\u2019t like the reminder when they look out the window\u00a0of their home. This is an item that can severely impact salability and price. In this case, we advised our Sellers to wait a few extra months and put their home on the market when trees were fully blossomed and the cemetery was not visible. You cannot get rid of extraneous factors like a cemetery, but you can mitigate their impact<\/em>.\u201d<\/li>\n<\/ul>\n<ul>\n<li><strong>If you do go on the market, don\u2019t forget that Buyers looking at your home are trying to picture themselves &amp; their families in your home.<\/strong> This is hard to do if your home is over-decorated with holiday knick knacks. You may want to be a little more restrained than you normally would be when putting up your decorations.\u00a0\u00a0Too many decorations can also make your rooms look smaller than they really are. In addition, Winter is\u00a0a dark time of year, so make sure you keep your home as light-filled as possible. Open the drapes, raise the blinds and turn on all your lights.
