Long-duration mortgages become identical to infinite (aka interest-only) mortgages.<\/p>\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"608\" src=\"https:\/\/bestinterest.blog\/wp-content\/uploads\/2025\/11\/image-24-1024x608.png\" alt=\"\" class=\"wp-image-59736\" srcset=\"https:\/\/bestinterest.blog\/wp-content\/uploads\/2025\/11\/image-24-1024x608.png 1024w, https:\/\/bestinterest.blog\/wp-content\/uploads\/2025\/11\/image-24-300x178.png 300w, https:\/\/bestinterest.blog\/wp-content\/uploads\/2025\/11\/image-24-768x456.png 768w, https:\/\/bestinterest.blog\/wp-content\/uploads\/2025\/11\/image-24-1536x912.png 1536w, https:\/\/bestinterest.blog\/wp-content\/uploads\/2025\/11\/image-24.png 1894w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\"\/><\/figure>\n<p>In my mortgage scenario above ($500,000 borrowed at 7%), the difference between a 50-year payment and an infinite, interest-only payment is: <\/p>\n<ul class=\"wp-block-list\">\n<li>50-year monthly payment = $3008<\/li>\n<li>Infinite monthly payment = $2916 <\/li>\n<\/ul>\n<p>That\u2019s a 3% difference in monthly payment. So let\u2019s cut the B.S. They\u2019re the same thing. <\/p>\n<p>It\u2019s semantics. <em>\u201cPaying a 50-year mortgage\u201d<\/em> already exists in our economy. We call it <em>\u201crent.\u201d<\/em> <\/p>\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full is-resized\"><img loading=\"lazy\" decoding=\"async\" width=\"689\" height=\"1000\" src=\"https:\/\/bestinterest.blog\/wp-content\/uploads\/2025\/11\/image-26.png\" alt=\"\" class=\"wp-image-59738\" style=\"width:225px;height:auto\" srcset=\"https:\/\/bestinterest.blog\/wp-content\/uploads\/2025\/11\/image-26.png 689w, https:\/\/bestinterest.blog\/wp-content\/uploads\/2025\/11\/image-26-207x300.png 207w\" sizes=\"auto, (max-width: 689px) 100vw, 689px\"\/><figcaption class=\"wp-element-caption\"><em>525,600 <s>minutes<\/s> dollars<\/em><\/figcaption><\/figure>\n<\/div>\n<p>Rather than institute the 50-year mortgage, just skip to the real ending point: an infinite, interest-only mortgage. The lender is a landlord and owns the property outright forever. The resident is a renter. Equity in the home is never transferred. <\/p>\n<p>As consumers, our choice then becomes clear. <\/p>\n<p>If you want to build equity, choose a 30-year mortgage (or less). <em>At my chosen 7% interest rate, the 30-year mortgage is 14% more expensive than the infinite mortgage. The 15-year mortgage is ~54% more expensive than the infinite mortgage. <\/em><\/p>\n<p>If you don\u2019t mind never owning your home, choose an infinite mortgage. <\/p>\n<p>The 50-year proposal is too close to the asymptote to make any sense. Just make it interest-only and move on. <\/p>\n<p>Thank you for reading!
