The company oversees a <strong>diverse commercial portfolio of approximately 200,000 square feet<\/strong>, spanning <strong>offices, retail centres and land<\/strong> in various stages of development. With a lean team managing <strong>50 to 60 tenants<\/strong>, Kallo needed technology that could keep up, without adding administrative burden.<\/p>\n<p>That\u2019s where <a href=\"https:\/\/www.yardibreeze.ca\/\">Yardi Breeze Premier<\/a> came in. We spoke with <strong>Shailesh Tailor, controller<\/strong>, about the switch from legacy systems, the improvements they\u2019ve seen and why Breeze Premier is supporting their next chapter.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-replacing-legacy-systems-with-a-centralized-platform\">Replacing legacy systems with a centralized platform<\/h2>\n<p>Before adopting Breeze Premier, Kallo relied on outdated accounting software and spreadsheets. While familiar, those tools weren\u2019t built for real estate and struggled to keep up with tasks like <a href=\"https:\/\/www.yardibreeze.ca\/blog\/2021\/02\/common-area-maintenance-reconciliation\/\"><strong>CAM reconciliations<\/strong><\/a>, lease tracking and rent escalations.<\/p>\n<p>\u201cWe needed a system that could handle our diverse portfolio and <strong>streamline our operations<\/strong>,\u201d said Shailesh Tailor, controller.<\/p>\n<p>Breeze Premier provided exactly that, a <strong>centralized, cloud-based solution<\/strong> with commercial lease management, automated reporting and intuitive navigation. Implementation was smooth and well supported. \u201cMy implementation lead was even monitoring my work in the background to make sure I was on the right path for a smooth transition,\u201d Shailesh said.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-streamlined-reporting-amp-maintenance\">Streamlined reporting &amp; maintenance<\/h2>\n<p>Manual reports that used to take hours can now be generated in just a few clicks. \u201cThe <strong>reporting features<\/strong> <strong>in Breeze Premier have been a game changer<\/strong> for us,\u201d said Shailesh. \u201cIt keeps everything streamlined and on track. No one misses a renewal.\u201d<\/p>\n<p>Recurring financial reports, including <strong>lease expiries<\/strong> and <strong>comparative financials<\/strong>, now run regularly \u2014 saving time and improving communication with stakeholders. The team also uses the platform to <strong>track and schedule maintenance<\/strong>, with full history available for both internal use and stakeholder reporting.<\/p>\n<p>Kallo\u2019s <strong>accounts payable process<\/strong> has also improved. \u201cWe switched to electronic cheques, and my AP staff is very happy,\u201d Shailesh said. \u201cNo more writing manual cheques or worrying about errors.\u201d<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-supporting-growth-from-anywhere\">Supporting growth from anywhere<\/h2>\n<p>With new sites under development, Kallo needed software that could scale. Breeze Premier\u2019s <strong>mobile-friendly tools<\/strong> allow the team to work from anywhere, even on their phones. \u201cMultiple users can log in at the same time, using different screens. That\u2019s a big benefit,\u201d said Shailesh.<\/p>\n<p>Whether onboarding tenants or responding to owner requests, the team follows <strong>consistent processes<\/strong> that grow with them.<\/p>\n<h2 class=\"wp-block-heading\" id=\"h-easy-to-use-even-for-non-technical-teams\">Easy to use, even for non-technical teams<\/h2>\n<p>Although Shailesh brought prior Yardi experience to the role, he noted that Breeze Premier stands out for its <strong>simplicity<\/strong>. \u201cIt\u2019s <strong>intuitive<\/strong>, especially for people without a lot of technical experience,\u201d he said.
