home equity, a record high.<\/p>\n<p><span style=\"font-weight: 400\">\u201cIf your local market is booming and prices have risen significantly in recent months, now may be a great time to list your home,\u201d says Isabella Griffin, Founder and CEO of <a href=\"https:\/\/www.eazyhousesale.com\/\" target=\"_blank\" rel=\"noopener\">Eazy House Sale<\/a> in Los Angeles.<\/span><\/p>\n<p>That said, the market is slower in 2025 than in previous years, so it&#8217;s smart to set realistic goals for your sale and ensure that you&#8217;re not overshooting the mark in terms of price and time on market.<\/p>\n<p><span style=\"font-weight: 400\">&#8220;If you believe the market is still operating like it was in 2021 and early 2022, it may be time to adjust your expectations,&#8221; says San Diego\u2013based real estate investor <\/span><a href=\"https:\/\/gordonbuyshomes.com\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">Tim Gordon<\/span><\/a><span style=\"font-weight: 400\">. &#8220;At this stage of the market,&#8221; says <\/span><a href=\"https:\/\/seangilliam.lokationre.com\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400\">Sean Gilliam<\/span><\/a><span style=\"font-weight: 400\"> of LoKation Real Estate, &#8220;there are also plenty of buyers that have cash or are strong borrowers that are actively looking for homes.&#8221;<\/span><\/p>\n<p><span style=\"font-weight: 400\">If you have enough equity to pay for your next home in cash, you&#8217;re in a good position to avoid taking out a hefty mortgage.<\/span><\/p>\n<p><span style=\"font-weight: 400\">Another benefit of downsizing? If home prices DO drop, the impact on your equity will be much lower with a less expensive property.<\/span><\/p>\n<h3 id=\"personal-reasons\">You&#8217;re selling for personal reasons<\/h3>\n<p><span style=\"font-weight: 400\">Sometimes circumstances like a new job, family illness, or financial hardship don&#8217;t leave you with much of a choice other than to move. In certain cases, you might have to sell your current house to qualify for a mortgage and afford the down payment on a new one.<\/span><\/p>\n<p><span style=\"font-weight: 400\">The good news is, selling now \u2014 when home values are high and inventory is low \u2014 will likely net you a great price for your property.<\/span><\/p>\n<p><span style=\"font-weight: 400\">&#8220;My advice to sellers is to go ahead and sell if you have a life event that&#8217;s prompting it,&#8221; says San Francisco\u2013based realtor Cynthia Cummins.<\/span><\/p>\n<p><span style=\"font-weight: 400\">&#8220;We&#8217;re seeing competing offers and over-asking sales prices for houses here in the city, so long as they&#8217;re positioned correctly \u2014 priced right, presented properly with staging, etc. Motivated buyers have adjusted to the fact that mortgage rates are higher and that isn&#8217;t stopping them. Due to increased risks from wildfires, hurricanes, and other climate-related events, major insurers have pulled out of certain states or stopped issuing new policies altogether.<\/p>\n<p class=\"p1\">For example, <a href=\"https:\/\/www.cbsnews.com\/news\/fires-california-palisades-fire-homeowners-insurance-state-farm-fair-losses\/\">State Farm<\/a> and Allstate have both paused new homeowner policies in California, while <a href=\"https:\/\/www.insurancebusinessmag.com\/us\/news\/breaking-news\/floridas-insurance-woes-are-infecting-louisiana-says-weiss-report-535516.aspx\">Florida and Louisiana have seen widespread insurer exits<\/a>. Even in less disaster-prone states, rising construction costs and stricter underwriting standards have led to higher premiums and more frequent policy non-renewals.<\/p>\n<p class=\"p1\">If you\u2019re considering selling your home in an affected area, it\u2019s worth thinking about how insurance challenges might impact your sale. A buyer who can\u2019t secure an insurance policy \u2014 or can only get coverage at a prohibitively high price \u2014 may be unable to close the deal, even if they\u2019re otherwise qualified.<\/p>\n<p class=\"p1\">Before listing, talk to your insurance agent about what requirements a new buyer would face. Selling costs can be approximately 10\u201315% of the sale price, and include things like:<\/p>\n<ul>\n<li><a href=\"https:\/\/listwithclever.com\/average-real-estate-commission-rate\/\" target=\"_blank\" rel=\"noopener noreferrer\">Real estate agent commissions<\/a> (6%)<\/li>\n<li><a href=\"https:\/\/listwithclever.com\/real-estate-blog\/best-home-improvements-for-resale\/\" target=\"_blank\" rel=\"noopener noreferrer\">Repairs<\/a> (varies, paid for out of pocket)<\/li>\n<li><a href=\"https:\/\/listwithclever.com\/closing-costs\/#seller\" target=\"_blank\" rel=\"noopener noreferrer\">Seller closing costs<\/a> (1\u20133%)<\/li>\n<li><a href=\"https:\/\/listwithclever.com\/closing-costs\/\" target=\"_blank\" rel=\"noopener noreferrer\">Closing costs<\/a> on your next home (3\u20135%)<\/li>\n<\/ul>\n<p><span style=\"font-weight: 400\">Imagine you paid $400,000 for a house. With selling costs taking 10% off the top, you&#8217;d need to either sell for $440,000 or have already paid off $40,000 of the mortgage \u2014 just to break even.<\/span><\/p>\n<p><span style=\"font-weight: 400\">So if you\u2019ve bought or refinanced your home in the last couple of years, you may want to wait to sell, especially if you have locked in a favorable mortgage rate.<\/span><\/p>\n<p>What&#8217;s more, as inventory has outpaced interested buyers, many sellers are offering concessions to make their home more attractive to the buyers in their market. These can help your home sell faster, but they will further erode any profit from selling.<\/p>\n<div class=\"faq-wrapper\">\n<h3 class=\"faq-question\">How selling too soon can hurt your bottom line<\/h3>\n<div class=\"faq-answer\">\n<p><span style=\"font-weight: 400\">When you sell a home, you&#8217;re responsible for paying capital gains tax on any profit. Today&#8217;s home shoppers face:<\/span><\/p>\n<ul>\n<li>Lots of competition over a low supply of houses<\/li>\n<li>The highest mortgage rates in years<\/li>\n<li>Paying more for less house, with slower appreciation<\/li>\n<li>Renting until the housing market cools off (with no return or equity)<\/li>\n<\/ul>\n<div class=\"faq-wrapper\">\n<h3 class=\"faq-question\">What to watch out for<\/h3>\n<div class=\"faq-answer\">\n<p><span style=\"font-weight: 400\">When trying to decide whether to sell or wait, Jonathan Faccone, managing member and the founder of <a href=\"http:\/\/www.halohomebuyers.com\/\" target=\"_blank\" rel=\"noopener\">Halo Homebuyers<\/a>, recommends understanding your current local market conditions.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">\u201cConsider how long homes in your area have been on the market, what their sale prices are compared to asking prices, and if there are any changes in the local economy that may impact your property\u2019s value.\u201d <\/span><\/p>\n<p><span style=\"font-weight: 400\">He also suggests that \u201cif homes in your area are sitting on the market for an extended time or prices are dropping, then it is not the best time to put your home up for sale.\u201d<\/span><\/p>\n<\/div>\n<\/div>\n<h3 id=\"renovations\">You haven&#8217;t completed home renovations<\/h3>\n<p><span style=\"font-weight: 400\">Unfinished home renovations can deter potential home buyers who may not see your home&#8217;s potential.<\/span><\/p>\n<p><span style=\"font-weight: 400\">\u201cCompleting unfinished remodeling projects can pay off. Painting kitchen cabinets or renovating a bathroom sink can increase the value of your property, leading to a higher selling price,\u201d states Leigh McAlpin, director of business development at <a href=\"https:\/\/classic-arch.com\/\" target=\"_blank\" rel=\"noopener\">Classic Architectural Group<\/a>. \u201cBut don\u2019t do a full remodel to sell your home because your tastes may not match the buyer\u2019s.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400\">If your home needs major repairs like an HVAC or roof replacement, Leigh suggests financing and finishing these projects before selling. \u201cBuyers want a property in good shape, not a new kitchen or bath.\u201d<\/span><\/p>\n<h2 id=\"selling-tips\">Tips for selling your home in 2025<\/h2>\n<div class=\"faq-wrapper\">\n<h3 class=\"faq-question\">Have your next housing situation planned out<\/h3>\n<div class=\"faq-answer\">\n<p><span style=\"font-weight: 400\">If you&#8217;d like to sell your home in 2023, realtor Andrew Iremonger suggests starting by figuring out where you&#8217;ll move next \u2014 right down to picking out the neighborhood and home.<\/span><\/p>\n<p><span style=\"font-weight: 400\">&#8220;Have your house prepped and ready to go, then go home shopping,&#8221; he advises. &#8220;As soon as you secure the next property, throw yours on the market slightly below market value to ensure a quick sale.&#8221;<\/span><\/p>\n<p><span style=\"font-weight: 400\">Need to sell your property first? Iremonger advises budgeting a portion of the proceeds for a short-term rental, such as an Airbnb.
