May traditionally has been a month with a surge in new listings with sellers getting ready for the peak summer selling season. However, in May 2025 there was a huge 42% increase in active inventory year over year. With these numbers, Bend is now trending close to a balanced market with months of supply approaching 5 months.<\/p>\n<p>When May 2025 is compared with May 2024, the following changes can be noted for Bend single family home sales on less than an acre:<\/p>\n<ul>\n<li>Median sales price up 2.6% to $774,250*<\/li>\n<li>Original median listing price up 4.7% to $874,000<\/li>\n<li>New listings up 3.6% to 285<\/li>\n<li>Homes for sale up 41.9% to 640<\/li>\n<li>Pending sales up 17.3% to 176<\/li>\n<li>Sold homes up 4.5% to 140<\/li>\n<li>Days on market up 33.7% to 68<\/li>\n<li>Months of inventory up 35.8% to 4.6<\/li>\n<li>Price per square foot up .9% to $401<\/li>\n<li>Percentage of original list price received down 1.3% to 97.2%<\/li>\n<li>Dollar volume of sold homes up 8.5% to $130,695,315<\/li>\n<li>Percentage of cash sales up 4.4% to 34.3%<\/li>\n<\/ul>\n<h3>With Added Competition, Getting the Price Right is Key<\/h3>\n<p>Bend home sales are approaching a balanced market &#8211; something that hasn&#8217;t happened in over a decade. When each <a href=\"https:\/\/www.bendpremierrealestate.com\/pricing-your-home\" target=\"_blank\" rel=\"noopener\" title=\"seller\">seller<\/a> is competing with multiple other properties to get their home to stand out, overcoming as many objections as possible is the difference on <a href=\"https:\/\/www.bendpremierrealestate.com\/reasons-your-home-is-not-selling\" target=\"_blank\" rel=\"noopener\" title=\"selling or sitting\">selling or sitting<\/a>.
