{"id":27899,"date":"2025-01-15T05:35:56","date_gmt":"2025-01-15T05:35:56","guid":{"rendered":"https:\/\/peraltafinancing.com\/alabama\/birmingham-throwing-its-homeowners-under-the-bus\/"},"modified":"2025-01-15T05:35:56","modified_gmt":"2025-01-15T05:35:56","slug":"birmingham-throwing-its-homeowners-under-the-bus","status":"publish","type":"post","link":"https:\/\/fivemor.com\/?p=27899","title":{"rendered":"Birmingham throwing its homeowners under the bus?"},"content":{"rendered":"<p> <br \/>\n<\/p>\n<div>\n<figure id=\"attachment_11738\" aria-describedby=\"caption-attachment-11738\" style=\"width: 253px\" class=\"wp-caption alignleft\"><a href=\"http:\/\/comebacktown.com\/wp-content\/uploads\/2021\/12\/Maury-Shevin-21.jpg\"><img fetchpriority=\"high\" decoding=\"async\" class=\" wp-image-11738\" src=\"http:\/\/comebacktown.com\/wp-content\/uploads\/2021\/12\/Maury-Shevin-21-300x296.jpg\" alt=\"Maury Shevin\" width=\"253\" height=\"249\" srcset=\"https:\/\/comebacktown.com\/wp-content\/uploads\/2021\/12\/Maury-Shevin-21-300x296.jpg 300w, https:\/\/comebacktown.com\/wp-content\/uploads\/2021\/12\/Maury-Shevin-21-1024x1011.jpg 1024w, https:\/\/comebacktown.com\/wp-content\/uploads\/2021\/12\/Maury-Shevin-21-768x759.jpg 768w, https:\/\/comebacktown.com\/wp-content\/uploads\/2021\/12\/Maury-Shevin-21-1536x1517.jpg 1536w, https:\/\/comebacktown.com\/wp-content\/uploads\/2021\/12\/Maury-Shevin-21.jpg 1625w\" sizes=\"(max-width: 253px) 100vw, 253px\"\/><\/a><figcaption id=\"caption-attachment-11738\" class=\"wp-caption-text\">Maury Shevin<\/figcaption><\/figure>\n<p><em>Today\u2019s guest columnist is Maury Shevin.<\/em><\/p>\n<p><span data-olk-copy-source=\"MessageBody\">The City Council of Birmingham appears to be wrestling with the issue of permitting Short Term Rentals (think VRBO<\/span> and Airbnb) within residential neighborhoods of the City zoned for single families.\u00a0 Why this \u201cno brainer\u201d issue has so tied up the Council in knots is beyond reason. <span id=\"more-16149\"\/><\/p>\n<p>Residential neighborhoods are the life blood of any city.\u00a0 The safety and security that comes with knowing one\u2019s neighbors cannot be overstated as contributing to quality of life.\u00a0 Short term rentals are a clear and present danger to residential neighborhoods.<\/p>\n<p>Those who operate short term rentals are engaged in business\u2014nothing more, and nothing less.\u00a0 With very limited exception, businesses are not allowed within zoned single-family, residential neighborhoods.\u00a0 Zoning laws are self-imposed by local governments for very good and valid reasons.<\/p>\n<p>The reason that some Councilors seem to support STRs is based on the belief that homeowners should be able to profit from their properties.\u00a0 Profiting from one\u2019s investments is laudable.\u00a0 But, creating a business in a single-family residential neighborhood is not.<\/p>\n<p>We have a long tradition in our country of placing reasonable limitations on what activities can be conducted within residential neighborhoods.\u00a0 It is fundamental that business activities that alter the character of a residential neighborhood cannot and should not be permitted.<\/p>\n<p><span data-olk-copy-source=\"MessageBody\">Some Councilors apparently are listening to the voices of <\/span>short term rental company representatives and\u00a0property owners, both local and not so local investors, who want to turn a profit from their properties\u2014without regard to such activities destroying the peace and sanctity of their neighbors.\u00a0 This is wrong on so many levels.\u00a0 Do these Councilors want City residents to move to the suburban cities outside of Birmingham\u2014where short term rentals in single family neighborhoods don\u2019t exist?<\/p>\n<p><span data-olk-copy-source=\"MessageBody\">Do they understand that inviting short term rental ownership into neighborhoods <\/span>\u00a0diminishes affordable housing by pricing out\u00a0families\u00a0seeking permanent housing in our City\u2014at least until the neighborhood becomes so untenable that prices collapse?<\/p>\n<p><span data-olk-copy-source=\"MessageBody\">It has been argued that reasonable enforcement regulations can be imposed on property owners within residential neighborhoods that would control the abuses of short term rentals.\u00a0 Depending upon enforcement of such regulations in our City is a fool\u2019s errand.\u00a0 We have trouble enough enforcing the ordinances that are on the books<\/span> as a result our understaffed departments including sanitation, parks &amp;
