Last year, there were 2,470 homes on the market, 1,998 fewer homes, or 45% less. The 3-year average before COVID (2017 to 2019) was 6,370, or 39% extra. From January through April, 23% fewer homes came on the market compared to the 3-year average before COVID (2017 to 2019), 3,306 less. Yet, 1,706 more sellers came on the market than last year, and 3,056 more compared to 2023.<\/span><\/span><\/li>\n<li><span style=\"font-family: times; font-size: medium;\">\n<p class=\"MsoListParagraph\" style=\"line-height: 19.26px; margin-bottom: 8pt; mso-list: l0 level1 lfo1; text-indent: -0.25in;\"><span style=\"line-height: 19.26px;\"><span style=\"font-feature-settings: normal; font-kerning: auto; font-optical-sizing: auto; font-size-adjust: none; font-stretch: normal; font-variant-alternates: normal; font-variant-east-asian: normal; font-variant-emoji: normal; font-variant-numeric: normal; font-variant-position: normal; font-variation-settings: normal; line-height: normal;\">\u00a0 \u00a0 \u00a0<\/span><\/span><span style=\"line-height: 19.26px;\"><span>Buyer demand, the number of pending sales over<br \/>\nthe prior month, increased from 1,546 to 1,621, its first rise since February. Last<br \/>\nyear, there were 1,650 pending sales, <b>2% more<\/b>. The 3-year average before<br \/>\nCOVID (2017-2019) was 2,738, which is 69% higher<span style=\"font-size: 10pt;\">.<\/span><\/span><\/span><\/p>\n<p><\/span><\/li>\n<li><span style=\"font-family: times; font-size: medium;\"><span style=\"color: #1d1b11;\">With demand rising slightly<br \/>\nfaster than supply, <\/span>the Expected Market Time,<span style=\"color: #1d1b11;\"> the number of days to sell all Orange County listings at the current<br \/>\nbuying pace,<\/span> decreased from 87 to 85 days in the past couple of weeks,<br \/>\nits first drop since February.<span style=\"color: #1d1b11;\"> Last year, it was 48<br \/>\ndays, substantially faster than today. <\/span>The 3-year average before COVID<br \/>\n(2017-2019) was 70 days, which is also significantly faster than today.<\/span><\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li><span style=\"font-family: times; font-size: medium;\"><span style=\"line-height: 19.9733px;\"><span><span><span>In\u00a0<\/span><\/span><\/span><\/span>the past two weeks, the Expected Market Time for homes priced below $750,000 remained increased from 61 to 64 days. This range represents 16% of the active inventory and 22% of demand.<\/span><span face=\"&quot;Arial&quot;,sans-serif\" style=\"font-size: 10pt; mso-ansi-language: EN-US; mso-bidi-language: AR-SA; mso-fareast-font-family: &quot;Times New Roman&quot;; mso-fareast-language: EN-US;\">\u00a0<\/span><\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li><span style=\"font-family: times; font-size: medium;\"><span style=\"line-height: 19.26px; text-indent: -0.25in;\"><span style=\"color: #212120;\">The Expected Market Time for homes priced between $750,000 and $1 million increased from 64 to 55 days. This range represents 13% of the active inventory and 20% of demand<\/span>.<\/span><\/span><\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li><span style=\"font-family: times; font-size: medium;\"><span style=\"line-height: 19.26px; text-indent: -0.25in;\"><span style=\"color: #212120;\">The Expected Market Time for homes priced between $1 million and $1.25 million increased from 60 to 62 days. This range represents 10% of the active inventory and 15% of demand<\/span>.<\/span><\/span><\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li><span style=\"font-family: times; font-size: medium;\"><span style=\"line-height: 19.26px; text-indent: -0.25in;\"><span style=\"color: #212120;\">The Expected Market Time for homes priced between $1.25 million and $1.5 million increased from 73 to 67 days. This range represents 10% of the active inventory and 13% of demand<\/span>.<\/span><\/span><\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li><span style=\"font-family: times; font-size: medium;\"><span style=\"line-height: 19.26px; text-indent: -0.25in;\"><span style=\"color: #212120;\">The<br \/>\nExpected Market Time for homes priced between $1.5 million and $2 million<br \/>\nincreased from 96 to 97 days. This range represents 15% of the active inventory<br \/>\nand 13% of demand<\/span>.<\/span><\/span><\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li><span style=\"font-family: times; font-size: medium;\"><span style=\"line-height: 19.9733px;\"><span><span><span>The\u00a0<\/span><\/span><\/span><\/span><span style=\"line-height: 19.26px; text-indent: -0.25in;\">Expected Market Time for homes priced between $2 million and $2.5 million decreased from 116 to 123 days. This range represents 8% of the active inventory and 6% of demand.<\/span><\/span><\/li>\n<li><span style=\"font-family: times; font-size: medium;\"><span style=\"line-height: 19.26px; text-indent: -0.25in;\">In the past two weeks, the Expected Market Time<br \/>\nfor homes priced between $2.5 million and $4 million decreased from 158 to 146 days.<br \/>\nFor homes priced between $4 million and $6 million, the Expected Market Time increased<br \/>\nfrom 181 to 216 days. For homes priced above $6 million, the Expected Market<br \/>\nTime decreased from 382 to 376 days.<span face=\"&quot;Arial&quot;,sans-serif\" style=\"mso-ansi-language: EN-US; mso-bidi-language: AR-SA; mso-fareast-font-family: &quot;Times New Roman&quot;; mso-fareast-language: EN-US;\">\u00a0<\/span><\/span><\/span><\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li><span style=\"font-size: medium;\"><span style=\"font-family: times; text-indent: -0.25in;\">Short sales and foreclosures combined, comprised<br \/>\nonly 0.1% of all listings and 0.4% of demand. Only one foreclosure and three<br \/>\nshort sales are available today in Orange County, with a total of four distressed<br \/>\nhomes on the active market, down two from two weeks ago. Last year, six<br \/>\ndistressed homes were on the market, similar to today.<\/span><\/span><\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li><span style=\"font-family: times; font-size: medium;\">There were 1,863 closed residential resales in April, down 5% compared to April 2024\u2019s 1,968 and up 3% from March 2025. The sales-to-list price ratio was 99.1% for Orange County. Foreclosures accounted for 0.1% of all closed sales, and there were no short sales.
