But the placed-in-service date \u2014 when the IRS considers a property ready and available for use \u2014 plays a crucial role in determining bonus depreciation eligibility for cost segregation studies.<\/p>\n<p>And as bonus depreciation continues to phase out (or possibly bounce back), that timing has never been more important.<\/p>\n<h2 class=\"cms-heading-h2 HeadingH2\">Why placed-in-service timing gets overlooked<\/h2>\n<p>The IRS defines &#8220;placed in service&#8221; as the moment a property is ready and available for its intended use.<\/p>\n<p>For rentals, that means:<\/p>\n<ul class=\"rte2-style-ul\" style=\"margin-top:0;margin-bottom:0;padding-inline-start:48px;\">\n<li>It&#8217;s available for move in; and,<\/li>\n<li>It&#8217;s listed or actively being shown.<\/li>\n<\/ul>\n<p>But in practice, this definition gets misapplied. Some real estate owners assume the closing date is enough. Others delay listing the property until after the new year, missing key depreciation opportunities.<\/p>\n<p>And that gap between intent and readiness? That&#8217;s where deductions quietly slip away.<\/p>\n<h2 class=\"cms-heading-h2 HeadingH2\">Bonus depreciation: The clock is ticking<\/h2>\n<p>Under current law, bonus depreciation is tapering fast:<\/p>\n<ul class=\"rte2-style-ul\" style=\"margin-top:0;margin-bottom:0;padding-inline-start:48px;\">\n<li><b>2024<\/b>: 60%<\/li>\n<li><b>2025<\/b>: 40%<\/li>\n<li><b>2026<\/b>: 20%<\/li>\n<li><b>2027<\/b>: 0%<\/li>\n<\/ul>\n<p>The difference between a property placed in service on Dec. 31 versus Jan. 2 can translate into tens of thousands in immediate deductions.<\/p>\n<p>And just to make things more interesting \u2014 on May 9, the House Ways and Means Committee released a draft bill that would reinstate 100% bonus depreciation retroactive to Jan. 20, 2025. (The <ps-link><a href=\"https:\/\/www.accountingtoday.com\/articles\/trump-tax-bill-narrowly-passes-house-overcoming-infighting\" class=\"Link\">bill was passed<\/a><\/ps-link> last week by the House as part of the One Big Beautiful Bill and is now with the Senate.)<\/p>\n<p>The result? Accountants now have to think in two timelines:<\/p>\n<ul class=\"rte2-style-ul\" style=\"margin-top:0;margin-bottom:0;padding-inline-start:48px;\">\n<li>What the current rules say; and,<\/li>\n<li>What Congress might say a few months from now.<\/li>\n<\/ul>\n<p>It&#8217;s a tricky season to navigate \u2014 but also one where proactive advice carries real weight.<\/p>\n<h2 class=\"cms-heading-h2 HeadingH2\">Typical scenarios where timing matters<\/h2>\n<p>Placed-in-service missteps don&#8217;t always show up on a tax return \u2014 but they quietly erode what could&#8217;ve been better results. Some common examples:<\/p>\n<ul class=\"rte2-style-ul\" style=\"margin-top:0;margin-bottom:0;padding-inline-start:48px;\">\n<li><b>End-of-year closings<\/b> where the property isn&#8217;t listed or rent-ready until January.<\/li>\n<li><b>Short-term rentals<\/b> delayed by renovation punch lists or permitting hang-ups.<\/li>\n<li><b>Commercial buildings<\/b> waiting on tenant improvements before becoming operational.<\/li>\n<\/ul>\n<p>Each of these cases may involve a difference of just a few days \u2014 but that&#8217;s enough to miss a year&#8217;s bonus depreciation percentage.<\/p>\n<h2 class=\"cms-heading-h2 HeadingH2\">Planning moves for the second half of the year<\/h2>\n<p>As Q3 and Q4 approach, here are a few moves worth making:<\/p>\n<ul class=\"rte2-style-ul\" style=\"margin-top:0;margin-bottom:0;padding-inline-start:48px;\">\n<li><b>Confirm the service-readiness timeline<\/b> with clients acquiring property in the second half of the year.<\/li>\n<li><b>Educate on what &#8220;in service&#8221; really means<\/b> \u2014 closing isn&#8217;t enough.<\/li>\n<li><b>Create a checklist<\/b> for documentation: utilities on, photos of rent-ready condition, listings or lease activity.<\/li>\n<li><b>Track bonus depreciation eligibility<\/b> relative to current and potential legislative shifts.<\/li>\n<\/ul>\n<p>For properties acquired late in the year, encourage clients to fast-track final steps. The tax impact of being placed in service by Dec. 31 versus Jan. 2 is larger than most realize.<\/p>\n<h2 class=\"cms-heading-h2 HeadingH2\">If the window closes, there&#8217;s still value<\/h2>\n<p>Even if a property misses bonus depreciation, cost segregation still creates long-term savings \u2014 especially for high-income earners.<\/p>\n<p>Partial-year depreciation still applies, and in some cases, Form 3115 can allow for catch-up depreciation in future years.
