Last year, there were 2,470 homes on the market, 1,998<br \/>\nfewer homes, or 45% less. The 3-year average before COVID (2017 to 2019) was 6,255,<br \/>\nor 40% extra. From January through April, 23% fewer homes came on the market<br \/>\ncompared to the 3-year average before COVID (2017 to 2019), 3,306 less. Yet, 1,706<br \/>\nmore sellers came on the market than last year, and 3,056 more compared to 2023.<\/span><\/span><\/li>\n<li><span style=\"font-family: times; font-size: medium;\">\n<p class=\"MsoListParagraph\" style=\"line-height: 19.26px; margin-bottom: 8pt; mso-list: l0 level1 lfo1; text-indent: -0.25in;\"><span style=\"line-height: 19.26px;\"><span style=\"font-feature-settings: normal; font-kerning: auto; font-optical-sizing: auto; font-size-adjust: none; font-stretch: normal; font-variant-alternates: normal; font-variant-east-asian: normal; font-variant-emoji: normal; font-variant-numeric: normal; font-variant-position: normal; font-variation-settings: normal; line-height: normal;\">\u00a0 \u00a0 \u00a0<\/span><\/span><span style=\"line-height: 19.26px;\"><span face=\"Arial, sans-serif\">Buyer demand, the number of pending sales over<br \/>\nthe prior month, remained unchanged at 1,546, its lowest May reading since<br \/>\ntracking began in 2004. Last year, there were 1,759 pending sales, <b>14% more<\/b>.<br \/>\nThe 3-year average before COVID (2017 to 2019) was 2,765, or <b>79% more<\/b><span style=\"font-size: 10pt;\">.<\/span><\/span><\/span><\/p>\n<p><\/span><\/li>\n<li><span style=\"font-family: times; font-size: medium;\"><span style=\"color: #1d1b11;\">With supply surging higher<br \/>\nand demand unchanged, <\/span>the Expected Market Time,<span style=\"color: #1d1b11;\"> the number of days to sell all Orange County listings at the current<br \/>\nbuying pace,<\/span> climbed from 81 to 87 days in the past couple of weeks, its<br \/>\nslowest pace since November 2022.<span style=\"color: #1d1b11;\"> Last year, it was<br \/>\n42 days, more than twice as fast as today. <\/span>The 3-year average before<br \/>\nCOVID (2017 to 2019) was 68 days, which is also much faster than today.<\/span><\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li><span style=\"font-family: times; font-size: medium;\"><span style=\"line-height: 19.9733px;\"><span><span><span>In\u00a0<\/span><\/span><\/span><\/span>the past two weeks, the Expected Market Time for homes priced below $750,000 remained increased from 60 to 61 days. This range represents 16% of the active inventory and 22% of demand.<\/span><span face=\"&quot;Arial&quot;,sans-serif\" style=\"font-size: 10pt; mso-ansi-language: EN-US; mso-bidi-language: AR-SA; mso-fareast-font-family: &quot;Times New Roman&quot;; mso-fareast-language: EN-US;\">\u00a0<\/span><\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li><span style=\"font-family: times; font-size: medium;\"><span style=\"line-height: 19.9733px;\"><span><span><span>The\u00a0<\/span><\/span><\/span><\/span><span style=\"line-height: 19.26px; text-indent: -0.25in;\">Expected Market Time for homes priced between $750,000 and $1 million increased from 42 to 64 days. This range represents 10% of the active inventory and 15% of demand.<\/span><\/span><\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li><span style=\"font-family: times; font-size: medium;\"><span style=\"line-height: 19.9733px;\"><span><span><span>The\u00a0<\/span><\/span><\/span><\/span><span style=\"line-height: 19.26px; text-indent: -0.25in;\">Expected Market Time for homes priced between $1.25 million and $1.5 million increased from 58 to 73 days. This range represents 11% of the active inventory and 13% of demand.<\/span><\/span><\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li><span style=\"font-family: times; font-size: medium;\"><span style=\"line-height: 19.9733px;\"><span><span><span>The\u00a0<\/span><\/span><\/span><\/span><span style=\"line-height: 19.26px; text-indent: -0.25in;\">Expected Market Time for homes priced between $1.5 million and $2 million increased from 94 to 96 days. This range represents 16% of the active inventory and 14% of demand.<\/span><\/span><\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li><span style=\"font-family: times; font-size: medium;\"><span style=\"line-height: 19.9733px;\"><span><span><span>The\u00a0<\/span><\/span><\/span><\/span><span style=\"line-height: 19.26px; text-indent: -0.25in;\">Expected Market Time for homes priced between $2 million and $2.5 million decreased from 123 to 116 days. This range represents 8% of the active inventory and 6% of demand.<\/span><\/span><\/li>\n<li><span style=\"font-family: times; font-size: medium;\"><span style=\"line-height: 19.26px; text-indent: -0.25in;\">In the past two weeks, the Expected Market Time<br \/>\nfor homes priced between $2.5 million and $4 million decreased from 187 to 158 days.<br \/>\nFor homes priced between $4 million and $6 million, the Expected Market Time increased<br \/>\nfrom 174 to 181 days. For homes priced above $6 million, the Expected Market<br \/>\nTime decreased from 584 to 382 days.<span face=\"&quot;Arial&quot;,sans-serif\" style=\"font-size: 10pt; mso-ansi-language: EN-US; mso-bidi-language: AR-SA; mso-fareast-font-family: &quot;Times New Roman&quot;; mso-fareast-language: EN-US;\">\u00a0<\/span><\/span><\/span><\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li><span style=\"font-family: times; font-size: large; text-indent: -0.25in;\">Short sales and foreclosures combined, comprised<br \/>\nonly 0.1% of all listings and 0.4% of demand. Only two foreclosures and four<br \/>\nshort sales are available today in Orange County, with six total distressed<br \/>\nhomes on the active market, down three from two weeks ago. Last year, five<br \/>\ndistressed homes were on the market, similar to today<\/span><span style=\"font-family: times; font-size: large; text-indent: -0.25in;\">.<\/span><\/li>\n<\/ul>\n<ul style=\"text-align: left;\">\n<li><span style=\"font-family: times; font-size: medium;\">There were 1,863 closed residential resales in April,<br \/>\ndown 5% compared to April 2024\u2019s 1,968 and up 3% from March 2025. The<br \/>\nsales-to-list price ratio was 99.1% for Orange County. Foreclosures accounted<br \/>\nfor 0.1% of all closed sales, and there were no short sales.
