Joe action figure minted from 1982 through 1986.<br \/>(b) The fact that I have a running spreadsheet with monthly inflation, unemployment, and BOC lending rates, and I update it every single month like clockwork.<\/p>\n<p>I suppose I could add (c), (d), and (e) to the list, but I already feel vulnerable enough already.<\/p>\n<p>Tis true, however.<\/p>\n<p>Just as I updated my\u00a0<em>\u201cPGA Major Champions\u201d\u00a0<\/em>spreadsheet on Monday morning after Scottie Scheffler\u2019s victory at Quail Hollow, I also updated my \u201c<em>Inflation, Unemployment, BOC\u201d\u00a0<\/em>spreadsheet on Tuesday when the latest data was released.<\/p>\n<p>Like I said,\u00a0nerd-<em>like<\/em> tendencies\u2026<\/p>\n<p>But if you have an interest in economics, finance, real estate, or everything in between, surely this is data that piques your interest.<\/p>\n<p>On Tuesday, I wrote about what\u2019s ahead for the last six weeks of the spring real estate market.\u00a0 So it seems to reason than \u201ceconomic refresher,\u201d if you will, is a logical follow-up.<\/p>\n<p>Let\u2019s discuss\u2026<\/p>\n<p><strong>Unemployment\u00a0<\/strong>in Canada increased to 6.9% in April, up from 6.7% in March.<\/p>\n<p>This is the highest we\u2019ve seen since September of 2021, which of course was a time in our country where we were still recovering from the COVID-19 pandemic decimating the economy and the job market.<\/p>\n<p>While maybe I\u2019m guilty of making everything political, I wonder how much our increasing unemployment rate has to do with the federal government\u2019s policies.<\/p>\n<p>Are you bullish on the Canadian economy after the latest election result?<\/p>\n<p>What do you think of the federal government\u2019s budget?<\/p>\n<p>Oh, wait, they\u2019re not releasing one\u2026<\/p>\n<p>Don\u2019t forget, we live in a country where our <a href=\"https:\/\/financialpost.com\/news\/canada-post-effectively-bankrupt-phase-out-door-to-door-delivery\" target=\"_blank\" rel=\"noopener\">national mail carrier is \u201ceffectively bankrupt,\u201d<\/a> according to a report, and where the federal government has loaned the entity $1 Billion in cash in January, <em>despite <\/em>their $3 Billion in operating losses since 2018, and yet the workers have decided to go on strike.<\/p>\n<p>Right.<\/p>\n<p>Maybe I don\u2019t know how to look at the unemployment rate anymore, from an economic standpoint, but regardless, that 6.9% uptick is noticeable.<\/p>\n<p>At the same time,\u00a0<strong>inflation<\/strong> declined from 2.3% in March to a mere 1.7% in April, which is the lowest rate since September of 2023 when inflation was only 1.6%.<\/p>\n<p>Media outlets are all reporting the same thing: that the decline in inflation was driven primarily by the removal of the consumer carbon tax.<\/p>\n<p>Oh yeah,\u00a0<em>that<\/em> thing\u2026<\/p>\n<p>More importantly, media outlets and economists are all saying the same thing: that the inflation data is misleading because it\u2019s being led by\u00a0<em>energy<\/em>, but that \u201ccore inflation\u201d is up as a result of tariffs and the trade war.<\/p>\n<p>There\u2019s no shortage of media coverage on this, but I\u2019m going to pull from the following article in the Globe &amp; Mail, which contains a slew of opinions from industry pundits.<\/p>\n<p><a href=\"https:\/\/www.theglobeandmail.com\/investing\/markets\/inside-the-market\/article-how-todays-hotter-than-expected-inflation-report-has-shifted-market\/\" target=\"_blank\" rel=\"noopener\">\u201cHow Tuesday\u2019s Inflation Report Has Shifted Market Bets And Economist Views For Future BOC Rate Cuts\u201d<\/a><br \/>The Globe &amp; Mail<br \/>May 20th, 2025<\/p>\n<p>Lots of great thoughts in here from noted economists.<\/p>\n<p>Many are saying the same thing with respect to the inflation data and what it\u00a0<em>actually\u00a0<\/em>means.<\/p>\n<p>Here are a few quotes:<\/p>\n<p>Douglas Porter, BMO Capital Markets:<\/p>\n<blockquote>\n<p>\u201cThe big relief from lower gasoline prices in April masked an unfriendly inflation picture beneath the surface.\u201d<\/p>\n<\/blockquote>\n<p>Andrew Grantham, CIBC Capital Markets:<\/p>\n<blockquote>\n<p>\u201cHeadline inflation suddenly looks less taxing for the Bank of Canada, due to the elimination of the consumer carbon tax and the downward impact of that on gasoline prices, but some core measures remain a concern.\u201d<\/p>\n<\/blockquote>\n<p>David-Alexandre Brassard, Chartered Professional Accountants of Canada:<\/p>\n<blockquote>\n<p>\u201cThis inflation reading isn\u2019t the green light the central bank needs to move on rates just yet. It will need more evidence of economic strain before stepping off the sidelines and cutting rates again.\u201d<\/p>\n<\/blockquote>\n<p>Andrew Hencic, TD Economics:<\/p>\n<blockquote>\n<p>\u201cToday\u2019s inflation print is a setback for the BoC and complicates the picture for the path of monetary policy.\u201d<\/p>\n<\/blockquote>\n<p>Bryan Yu, Central 1 Credit Union:<\/p>\n<blockquote>\n<p>\u201cElevated core inflation underscores the challenges facing the Bank in setting the policy rate going forward.\u201d<\/p>\n<\/blockquote>\n<p>\u2013<\/p>\n<p>Now, what does this mean for potential interest rate cuts?<\/p>\n<p>Here are a few other choice quotes:<\/p>\n<p>Derek Holt, Scotiabank Economics:<\/p>\n<blockquote>\n<p>\u201cThere is no way that the BoC should be cutting any time soon, if at all.\u201d<\/p>\n<\/blockquote>\n<p>Veronica Clark, Citi:<\/p>\n<blockquote>\n<p>\u201cWhile a cut in June is now a close call and will likely depend on details of Q1 GDP data next week, we continue to expect 100bp more of cuts from the BoC this year.\u201d<\/p>\n<\/blockquote>\n<p>Nathan Janzen &amp; Abbey Xu, Royal Bank of Canada:<\/p>\n<blockquote>\n<p>\u201cOur own base case expectation has been that a softening economic growth backdrop will ultimately push the BoC to cut the overnight rate down to 2.25% in the summer (from 2.75% currently) after skipping a reduction in April.\u201d<\/p>\n<\/blockquote>\n<p>Jules Boudreau, Mackenzie Investments:<\/p>\n<blockquote>\n<p>\u201cWe predict a July cut for the Bank of Canada.\u201d<\/p>\n<\/blockquote>\n<p>Tu Nguyen, RSM Canada:<\/p>\n<blockquote>\n<p>\u201cThe disinflation seen in April\u2019s consumer price data increases the odds of a rate hold by the Bank of Canada in June.\u201d<\/p>\n<\/blockquote>\n<p>Thomas Ryan, Capital Economics:<\/p>\n<blockquote>\n<p>\u201cWhile this level of underlying inflation is still too high for the Bank of Canada\u2019s comfort, the Bank\u2019s mostly dovish tone in April suggests it is more focused on economic risks, which supports our view that it will cut rates again in June following the recent set of weaker economic data.\u201d<\/p>\n<\/blockquote>\n<p>Royce Mendes, Desjardins Capital Markets:<\/p>\n<blockquote>\n<p>\u201cWith the economy clearly weakening in recent months, lower inflation expectations should keep central bankers on track to cut rates 25 basis points in June.\u201d<\/p>\n<\/blockquote>\n<p>David Doyle, Macquarie:<\/p>\n<blockquote>\n<p>\u201cWhile we continue to see intermittent cuts of 75 bps from the BoC by yearend, these firm data lead us to push out the timing of our next expected cut to July (prev. June).\u201d<\/p>\n<\/blockquote>\n<p>\u2013<\/p>\n<p>The Globe &amp; Mail article was a cornucopia of thoughts and opinions on the current economic climate in Canada as well as the potential for interest rate cuts or holds.<\/p>\n<p>Read the article in full if you have time.<\/p>\n<p>On Tuesday, I also attended an economics update webinar with <a href=\"https:\/\/www.outline.ca\/about\/jason-friesen\/\" target=\"_blank\" rel=\"noopener\">Jason Friesen of Outline Financial<\/a>.<\/p>\n<p>Thanks to Jason and his team for providing us with the following slides which will offer even more opportunity for economic banter and subsequent analysis.<\/p>\n<p>First, let\u2019s look at the \u201cprobability\u201d of rate cuts:<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-49863\" src=\"https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-05.jpg\" alt=\"\" width=\"1080\" height=\"607\" srcset=\"https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-05.jpg 2435w, https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-05-300x169.jpg 300w, https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-05-1024x575.jpg 1024w, https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-05-768x431.jpg 768w\" sizes=\"auto, (max-width: 1080px) 100vw, 1080px\"\/><\/p>\n<p>A little more than \u201cfifty-fifty,\u201d as it stands now.<\/p>\n<p>But the consensus seems to be that a rate cut in June or July is coming, no matter what.<\/p>\n<p>As noted above, Vice President and Head of Capital Markets Economics at Scotiabank, Derek Holt, said: \u201cThere is no way that the BoC should be cutting any time soon, if at all.\u201d<\/p>\n<p>With a 99% probability of a rate cut in June or July, I wonder how that comment will age.\u00a0 Maybe he knows something that the other 99% don\u2019t.<\/p>\n<p>My favourite slide in these presentations is always with regards to the \u201cOvernight Rate Forecasts.\u201d<\/p>\n<p>Yes, I\u2019m like everybody else who wants to see lower interest rates.<\/p>\n<p>And when we met in this space in January, the Big-Six banks offered the following projections for where the overnight lending rate would stand by the end of 2025:<\/p>\n<blockquote>\n<p>Scotia: 3.00%<br \/>BMO: 2.50%<br \/>TD: 2.25%<br \/>CIBC: 2.25%<br \/>NBC: 2.25%<br \/>RBC: 2.00%<\/p>\n<\/blockquote>\n<p>Here\u2019s an updated look at the banks\u2019 predictions:<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-49857\" src=\"https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-03.jpg\" alt=\"\" width=\"1080\" height=\"613\" srcset=\"https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-03.jpg 2528w, https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-03-300x170.jpg 300w, https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-03-1024x581.jpg 1024w, https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-03-768x436.jpg 768w\" sizes=\"auto, (max-width: 1080px) 100vw, 1080px\"\/><\/p>\n<p>Scotia has revised its prediction to 2.75% from 3.00%.<\/p>\n<p>BMO has revised its prediction to 2.00% from 2.50%<\/p>\n<p>TD, CIBC, and NBC have all held their predictions at 2.25%.<\/p>\n<p>RBC has held its prediction at 2.00%.<\/p>\n<p>As far as\u00a0<strong>2026<\/strong> goes, it\u2019s a lot more of the same, except Scotia has rather notably revised its prediction to 2.00% from 3.00, and not only that,\u00a0<em>RBC is predicting an interest rate increase from 2.00% to 2.50%.<\/em><\/p>\n<p>Isn\u2019t it a little bit early to be talking about interest rate\u00a0<em>hikes <\/em>at the end of 2026, when we\u2019re still talking about interest rate <em>cuts\u00a0<\/em>in the middle of 2025?<\/p>\n<p>Well, as I said, those slides always provide for great banter!<\/p>\n<p>The slide that I found equally as interesting is with respect to the\u00a0<em>types<\/em> of mortgages that borrowers are selecting.<\/p>\n<p>Have a look:<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-49858\" src=\"https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-04.jpg\" alt=\"\" width=\"1080\" height=\"608\" srcset=\"https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-04.jpg 2528w, https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-04-300x169.jpg 300w, https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-04-1024x576.jpg 1024w, https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-04-768x432.jpg 768w\" sizes=\"auto, (max-width: 1080px) 100vw, 1080px\"\/><\/p>\n<p>Tell me that this \u201ccomes as no surprise,\u201d but I think there\u2019s more to it than that.<\/p>\n<p>I spoke to somebody who, rather amazingly, took a 5-year, fixed-rate mortgage of 5.19% two years ago at what she described as \u201cthe height of interest rates,\u201d and subsequently blames her mortgage broker for providing her with poor advice.<\/p>\n<p>I agree, but she\u2019s not alone in that.\u00a0 Nobody is alone with respect to\u00a0<em>any<\/em> product in the mortgage market, since there truly is a \u201cborrower for everything.\u201d<\/p>\n<p>But look at how things have changed in a year!<\/p>\n<p>April of 2024 \u2013 9.5% of borrowers took a variable rate mortgage.<br \/>April of 2025 \u2013 42.4% of borrowers took a variable rate mortgage.<\/p>\n<p>Wow, what a dynamic time in the mortgage market!\u00a0 Brokers must be on pins and needles at all times.<\/p>\n<p>Then look at the proportion of people taking a 3-year or 4-year fixed rate mortgage.\u00a0 This number peaked at a whopping 56.1% of borrowers in July of 2024, and that figure plummeted to a mere 31.5% in only seven months.<\/p>\n<p>Call the change in the proportion of people taking a 5-year, fixed-rate mortgage an \u201cuptick\u201d from January to February, as it represented an increase from 9.2% to 9.7%, but overall, I think we can agree that we\u2019ve essentially bottomed out here.\u00a0 I fully expect that by the time we re-run this data in 3-4 months, we\u2019ll see that figure increase dramatically.<\/p>\n<p>Now, for those who want to see the above data on a\u00a0<em>longer<\/em> chart, as the preceding only goes back to February of 2024, have a look:<\/p>\n<p><img loading=\"lazy\" sizes=\"auto, (max-width: 1080px) 100vw, 1080px\"\/><\/p>\n<p>Who was taking a variable rate mortgage back in November of 2019, right?<\/p>\n<p>Then again who in the WORLD is taking a 7-year or 10-year term\u00a0<em>today<\/em>?<\/p>\n<p>Picking a mortgage is kind of like dating.\u00a0 Feel free to insert your own analogy here.\u00a0 Best one wins a G.I. Joe action figure\u2026<\/p>\n<p>Last, but not least, you know I love to talk about <em>Mortgage In Arrears.<\/em><\/p>\n<p>March 31st, 2025, I wrote: <a href=\"https:\/\/torontorealtyblog.com\/blog\/are-mortgage-delinquincies-on-the-rise-in-canada\/\" target=\"_blank\" rel=\"noopener\">\u201cAre Mortgage Delinquencies On The Rise In Canada?\u201d<\/a><\/p>\n<p>I made the point that while the media ran misleading headlines about delinquencies \u201cdoubling\u201d in the final months of 2024, they neglected to mention that delinquencies were rising <em>from all-time low levels<\/em>.<\/p>\n<p>Here\u2019s a chart that plots Canada\u2019s delinquencies against those of the United Kingdom and the United States:<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-49864\" src=\"https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-06.jpg\" alt=\"\" width=\"1080\" height=\"589\" srcset=\"https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-06.jpg 2444w, https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-06-300x164.jpg 300w, https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-06-1024x559.jpg 1024w, https:\/\/torontorealtyblog.com\/wp-content\/uploads\/2025\/05\/2025.5.22-06-768x419.jpg 768w\" sizes=\"auto, (max-width: 1080px) 100vw, 1080px\"\/><\/p>\n<p>There\u2019s hardly anything <em>united<\/em> about those three figures; Canada stands alone.<\/p>\n<p>Once again, this speaks to the resiliency and safety of the Canadian banking system, but I\u2019m sure we haven\u2019t seen the last of the headlines about mortgage delinquencies \u201cspiking.\u201d<\/p>\n<p>So what\u2019s the hot topic here?<\/p>\n<p>Inflation?<\/p>\n<p><em>Core<\/em> inflation?<\/p>\n<p>Unemployment?<\/p>\n<p>Interest rates?<\/p>\n<p>Tariffs?<\/p>\n<p>Feel free to nerd-out for a moment and we can get back to pretty pictures of houses another day.<\/p>\n<p>Okay, but seriously, about this G.I.
