At closing, the money hits your account either way; whether it\u2019s from the buyer\u2019s pocket or a bank\u2019s doesn\u2019t change the outcome. <\/p>\n<p>A financed offer with <a href=\"https:\/\/www.financialsamurai.com\/no-contingency-financing-offer-a-way-to-offer-all-cash-for-a-property\/\" target=\"_blank\" rel=\"noreferrer noopener\">no financing contingency<\/a> (meaning they waive the loan approval escape hatch) can rival cash\u2019s reliability. You\u2019re the one who has to create competition, stoking desire and fear of missing out (FOMO) to <a href=\"https:\/\/www.financialsamurai.com\/how-to-prepare-for-upcoming-bidding-wars-when-buying-a-home\/\" target=\"_blank\" rel=\"noreferrer noopener\">push the bidder higher<\/a>. It\u2019s a tougher game, requiring finesse, salesmanship, and maybe even a bit of bluffing.<\/p>\n<p>We listed on TAN for a week, casting a wide net among top agents. I\u2019d hoped for a flurry of interest\u2014maybe two or three offers. But we got just one offer. A week\u2019s a tight window; most buyers need more time to tour, crunch numbers, and commit. I told myself that if I could get at least a certain price, I\u2019d sell\u2014and I did. And remember, I\u2019m a real estate fanatic who visits open houses every weekend for fun and market research.<\/p>\n<p>Sure, making more money is always nice. But at this stage of life, a smooth transaction holds even more value. And who knows, had I passed on the preemptive offer, the buyers might have moved on and never submitted a bid once I went to market. I could have ended up with only one offer below what they initially proposed.<\/p>\n<p>I\u2019ll never know for sure.
