About the same as last April:<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-123947\" src=\"https:\/\/www.bubbleinfo.com\/wp-content\/uploads\/2025\/05\/new-listings-april.jpg\" alt=\"\" width=\"700\" height=\"490\" srcset=\"https:\/\/www.bubbleinfo.com\/wp-content\/uploads\/2025\/05\/new-listings-april.jpg 700w, https:\/\/www.bubbleinfo.com\/wp-content\/uploads\/2025\/05\/new-listings-april-480x336.jpg 480w\" sizes=\"auto, (min-width: 0px) and (max-width: 480px) 480px, (min-width: 481px) 700px, 100vw\"\/><\/p>\n<p style=\"text-align: justify;\">But here\u2019s the problem. The supply is overwhelming the demand:<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-123948\" src=\"https:\/\/www.bubbleinfo.com\/wp-content\/uploads\/2025\/05\/actives-1024x648.jpg\" alt=\"\" width=\"700\" height=\"443\"\/><\/p>\n<p style=\"text-align: justify;\">The number of 2024 listings in San Diego County was <strong>22%<\/strong> higher than they were in 2023. Because the inventory had been historically low, I thought we could endure another 15% to 20% increase in the number of homes for sale this year.<\/p>\n<p style=\"text-align: justify;\"><strong>But now the active inventory is 40% above last year? Yikes!<\/strong><\/p>\n<p style=\"text-align: justify;\">It means there is going to be massive disappointment among sellers. Of the detached and attached homes for sale around the county, 73% of them have been on the market for more than two weeks.<\/p>\n<p style=\"text-align: justify;\">If they don\u2019t make drastic changes in price and\/or condition quickly, they won\u2019t sell\u2026at least not this year. The home buyers are on to it, and their patience is paying off. You may see an occasional crazy sale (<span style=\"color: #0000ff;\"><a style=\"color: #0000ff;\" href=\"https:\/\/www.compass.com\/listing\/1133-hermes-avenue-encinitas-ca-92024\/1827045909905664153\/\" target=\"_blank\" rel=\"noopener\">six offers over list<\/a><\/span>), but it isn\u2019t a trend \u2013 anywhere.<\/p>\n<p style=\"text-align: justify;\">It means there will be thousands of sellers carrying their hopes into 2026.<\/p>\n<p style=\"text-align: justify;\">The Lowball Season is going to start earlier this year \u2013 probably by September. It means today\u2019s sellers have 1-2 months to do more to improve their home and get sharper on price. Or face an unprecedented surge of 2026 listings, beginning in January.
