Land prices had been flattish for the twelve months<br \/>\n    preceding September 2020.\n  <\/p>\n<p>\n    High-quality Iowa cropland is now above $10,000 per acre. The survey recorded high-quality cropland<br \/>\n    price of $10,086 per acre, up from $9,379 in September 2020. All nine reporting districts reported<br \/>\n    mid to high single-digit increases with values rising for all quality and use types.\n  <\/p>\n<div style=\"max-width:600px;\"><picture><source data-srcset=\"https:\/\/cdn.equipmentradar.com\/assets\/media\/blog\/posts\/R888293\/eeda8e6e-3e54-4daa-90c6-623d7e1e43ba.webp\" type=\"image\/webp\"><source data-srcset=\"https:\/\/cdn.equipmentradar.com\/assets\/media\/blog\/posts\/R888293\/eeda8e6e-3e54-4daa-90c6-623d7e1e43ba.png\" type=\"image\/png\"><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/cdn.equipmentradar.com\/assets\/media\/blog\/posts\/R888293\/eeda8e6e-3e54-4daa-90c6-623d7e1e43ba.png\" alt=\"Iowa farmland price per acre increase March 2021 to September 2020\" class=\"blogpost-media  lazy\"\/><\/source><\/source><\/picture><\/div>\n<p>\n    Source: <a href=\"https:\/\/rliiowachapter.com\/\" class=\"\" target=\"_blank\" rel=\"noopener\">RLI Iowa<\/a><\/p>\n<p>\n    The survey participants\u2019 outlook is bullish. 93% of the respondents expect farmland values to increase over the coming<br \/>\n    five years, with 43% expecting at least a 10% increase. 5% expect a flattish outlook,<br \/>\n    while only 2% expect values to decline.\n  <\/p>\n<p>\n    Farmland available for sale is lower than in the recent past, and it is a driver of higher prices. 65% of respondents stated<br \/>\n    that the number of farms for sale is lower in their area versus one year ago, while 22% stated it is similar.\n  <\/p>\n<p>\n    Participants ranked the reasons for higher prices. Economic inflation was at the bottom of the list:\n  <\/p>\n<ol>\n<li>\n      Commodity prices\n    <\/li>\n<li>\n      Supply of land\n    <\/li>\n<li>\n      Interest rates\n    <\/li>\n<li>\n      Government support\n    <\/li>\n<li>\n      General economic inflation\n    <\/li>\n<\/ol>\n<p>\n    The median expected return for cropland is about 3%, which is above nominal yields. More interesting is the<br \/>\n    Conservation Reserve Program (CRP), a land conservation program that pays farmers to convert and remove<br \/>\n    environmentally sensitive farmland for a duration of 10-15 years, sees a median return of about 4%<br \/>\n    (above the expected return of farming and cash deposit rates). This could continue to put<br \/>\n    some pressure on the new crop supply.\n  <\/p>\n<h2>\n    Chicago Fed Outlook For Farmland Is &#8220;Rosiest In Years&#8221;<br \/>\n  <\/h2>\n<p>\n    The Chicago Federal Reserve\u2019s<br \/>\n    <a href=\"https:\/\/www.chicagofed.org\/publications\/agletter\/2020-2024\/february-2021\" class=\"\" target=\"_blank\" rel=\"noopener\">February 2021 AgLetter<\/a><br \/>\n    confirms the positive outlook. According to the survey results, the agricultural outlook seemed to be<br \/>\n    the &#8220;rosiest in years&#8221;. It noted a +6% increase in value during January 2021 year-over-year in the<br \/>\n    Seventh District (Illinois, Indiana, Iowa, Michigan and Wisconsin).<br \/>\n    The survey respondents are 137 agricultural bankers in the region.\n  <\/p>\n<p>\n    &#8220;The District also experienced positive changes in its agricultural credit conditions during the fourth quarter of 2020.<br \/>\n    In the final quarter of 2020, repayment rates for non-real-estate farm loans were higher than a year ago,<br \/>\n    and loan renewals and extensions were lower than a year earlier. Neither of these farm credit indicators had<br \/>\n    recorded year-over-year improvements since the third quarter of 2013.&#8221;\n  <\/p>\n<p>\n    Credit conditions continue to improve. The Chicago Fed\u2019s survey noted that loans categorized as having<br \/>\n    repayment problems fell to 4.3% in 4Q 2020, the lowest level since 2014. As of January 1, 2021, the average<br \/>\n    interest rates were 4.5% for farm operating loans and 4.1% for agricultural real estate loans \u2014 the lowest<br \/>\n    level in the history of the survey. The prices of corn and soybeans have increased by ~70% since mid-2020, and the expected net income<br \/>\n    should increase even more for many farmers.\n  <\/p>\n<picture><source data-srcset=\"https:\/\/cdn.equipmentradar.com\/assets\/media\/blog\/posts\/R888293\/9f7ad735-761d-4350-87c9-677c67d12089.webp\" type=\"image\/webp\"><source data-srcset=\"https:\/\/cdn.equipmentradar.com\/assets\/media\/blog\/posts\/R888293\/9f7ad735-761d-4350-87c9-677c67d12089.jpg\" type=\"image\/jpeg\"><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/cdn.equipmentradar.com\/assets\/media\/blog\/posts\/R888293\/9f7ad735-761d-4350-87c9-677c67d12089.jpg\" alt=\"Iowa State University estimate for corn cost of production\" class=\"blogpost-media  lazy\"\/><\/source><\/source><\/picture>\n<p>\n    Source: <a href=\"https:\/\/www.extension.iastate.edu\/agdm\/crops\/html\/a1-20.html\" class=\"\" target=\"_blank\" rel=\"noopener\">Iowa State University<\/a><\/p>\n<p>\n    For instance, the <a href=\"https:\/\/www.michiganfarmnews.com\/even-with-declining-costs-2020-corn-and-soybean-profits-will-be-thin\" class=\"\" target=\"_blank\" rel=\"noopener\">estimated cost of corn production<\/a><br \/>\n    is $4 per bushel in Iowa, which suggests that margins were razor-thin<br \/>\n    or even negative in many cases during recent years. When the price of corn goes up by $1 per bushel,<br \/>\n    most of that is profit. Let&#8217;s say recent profit per bushel was $0.20 &#8211; if corn goes up by $1 per bushel<br \/>\n    that $0.20 net profit could turn into $0.80-1.10 ($0.20 prior profit + $0.60-$0.90 of that $1.00 increase)&#8230;<br \/>\n    so profit can go up 4-5x.\n  <\/p>\n<p>\n    It is important to keep in mind that other costs tend to rise during a reflationary commodity cycle.<br \/>\n    Fertilizers, machinery, seeds and the rest of the value chain tend to see costs go up too. We are<br \/>\n    seeing strong price increases in used tractors, combines, planters and applicators. Used machinery<br \/>\n    prices for sale and auction are reaching prior 2012 peak levels in many instances.\n  <\/p>\n<h2>\n    Benefit As The Trend Rotates From Financial Assets To Real Assets<br \/>\n  <\/h2>\n<p>\n    Farmland is a real asset, and over the long-term, a healthy mix of real and financial assets balances your<br \/>\n    portfolio. During a reflationary cycle such as this one (increasing inflation) the market adjusts and outperformance<br \/>\n    tends to rotate from financial assets to real assets.\n  <\/p>\n<p>\n    Interest rates and inflation have been historical drivers of the trend rotation. Bonds have experienced<br \/>\n    a 40+ year bull market. There is an old saying, the longer and stronger the trend, the more violent the<br \/>\n    break when it finally does occur. This is not a call that the bond trend will break here and now&#8230;<br \/>\n    but when it does buckle up.\n  <\/p>\n<p>\n    Higher inflation historically has lowered equity valuation multiples. The late 1970s saw S&amp;P multiple<br \/>\n    in high single digits and double-digit long-term yields.
