\u201c<strong><em>2024 has started more briskly than expected, with our sales agreed to the end of March 23% ahead of 2023<\/em><\/strong><em>, bolstered by mortgage providers reducing rates in anticipation of a rate cutting programme by the Bank of England.<\/em><\/p>\n<p><strong><em>We have witnessed some price weakening in the rental market<\/em><\/strong><em> with supply increasing (23% ahead of 2023 to end of March 2024) and demand declining (5% behind 2023 to end of March 2024).\u201d\u00a0<\/em><\/p>\n<p class=\"has-global-color-8-background-color has-background\">[Q2 2024] <em>\u201dFollowing expectations that interest rates had hit their peak in January, the sales market picked up significantly in Q1 2024 and, despite rates remaining unchanged, improved sentiment on the UK economy maintained this momentum. <\/em><strong><em>Winkworth\u2019s sales agreed in H1 2024 were 19% higher than the comparable period in 2023.<\/em><\/strong><em> With transaction times still extended, however, we would expect many of the sales agreed in H1 2024 to complete in H2 2024.<\/em><br \/><em>\u2026<\/em><br \/><strong><em>Lettings activity remained positive in H1 2024, albeit increased sales activity and affordability ceilings having been reached<\/em><\/strong><em> led to a greater supply of rental properties and a fall in applicants.<\/em><br \/><em>\u2026<\/em><br \/><strong><em>Preliminary results show H1 2024 network sales up by approximately 8% on H1 2023 and H1 2024 network lettings by approximately 4% compared with the prior year<\/em><\/strong><em>.\u201c<\/em><\/p>\n<ul class=\"wp-block-list\">\n<li>\u2026had already suggested this H1 would show an improvement on the comparable H1.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>The stronger performance from property sales versus property lettings that was referred to by both earlier statements was confirmed by this H1.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>H1 franchise-network sales income at \u00a313.4m in fact gained 9% versus the 8% predicted during July, while H1 franchise-network lettings income at \u00a314.5m did class=\"wp-block-list\">\n<li>Note that the \u201c<em>sales agreed<\/em>\u201d figures mentioned within both earlier statements are only guides to sales activity within WINK\u2019s franchise network. Only when a sale completes does the group recognise its 8% share of the transaction\u2019s commission (see <a href=\"#franchisees-network-competitive-advantage\">Franchisees: network and competitive advantage)<\/a>.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Despite gaining 9%, this H1\u2019s \u00a313.4m network sales income was less than the levels recorded for H1s 2014, 2015 and 2016.<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-266b54c6\"><img loading=\"lazy\" decoding=\"async\" width=\"800\" height=\"533\" class=\"gb-image gb-image-266b54c6\" class=\"wp-block-list\">\n<li>This H1\u2019s \u00a314.5m network rental income set a new H1 record and was almost double the level recorded for H1 2014.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Total H1 network income of \u00a327.9m translated into H1 revenue of \u00a35.1m, up 20%:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-c121cca7\"><img class=\"wp-block-list\">\n<li>Revenue growth at 20% outpaced the 6% advance to total network income due to:\n<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>The \u00a3350k one-off fee helped H1 revenue from franchise-service fees increase 16% to \u00a33.6m, while the positive efforts at the company-owned offices pushed their collective H1 sales 33% higher to \u00a31.5m:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-10c8bc4f\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"400\" class=\"gb-image gb-image-10c8bc4f\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart08.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart08.png 700w, class=\"wp-block-list\">\n<li>Without the \u00a3350k one-off fee, H1 revenue from franchise-service fees would have increased 4% and total H1 revenue would have gained 12%.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>H1 operating profit tracked revenue higher and increased 24% to \u00a31.0m:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-7a9799f1\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"400\" class=\"gb-image gb-image-7a9799f1\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart09.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart09.png 700w, class=\"wp-block-list\">\n<li>Without the \u00a3350k one-off fee, H1 operating profit may have <span style=\"text-decoration: underline;\"><em>declined<\/em><\/span> versus the comparable H1.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Probable losses incurred by some of the company-owned offices possibly suppressed this H1\u2019s reported profit (see <a href=\"#company-owned-offices\">Company-owned offices<\/a>).<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>This H1\u2019s profit was not complicated by major adjustments, with non-trading charges limited to only a \u00a31k investment gain.<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-6ed41c02\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"400\" class=\"gb-image gb-image-6ed41c02\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart01.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart01.png 700w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart01-300x171.png 300w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>Following this H1, WINK announced the following dividends:\n<ul class=\"wp-block-list\">\n<li>Q3 2024: 3p per share (+3%);<\/li>\n<li>Q4 2024: 3.3p per share (+10%), and;<\/li>\n<li>Q1 2025: 3.3p per share (+10%).<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>These post-H1 dividends lifted the FY 2024 payout by 5% to 12.3p per share and implied the FY 2025 payout could increase by at least 7% to at least 13.2p per share (see <a href=\"#valuation\">Valuation<\/a>).<\/li>\n<\/ul>\n<h2 class=\"gb-headline gb-headline-8bf53299 gb-headline-text\" id=\"franchisees-network-competitive-advantage\"><strong>Franchisees: network and competitive advantage<\/strong><\/h2>\n<ul class=\"wp-block-list\">\n<li>WINK\u2019s franchise network consists of 100 estate-agency branches located throughout London and affluent areas of southern England.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Franchisees pay WINK a straight 8% of all of their sales and lettings income, plus variable sums towards IT, training, marketing, legal, compliance, landlord\/tenant referrals and other services.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>While WINK\u2019s basic 8% is fixed, the associated agent commissions to which the 8% is applied can vary\u2026 meaning WINK is not entirely in control of its own franchise-service fees.\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Indeed, board remarks during the <a href=\"https:\/\/maynardpaton.com\/2016\/03\/23\/m-winkworth-i-just-dont-know-if-online-rivals-will-crush-these-31-margins\/#comment-9481\">2016 AGM<\/a> revealed WINK did not interfere with the commission rates charged by its franchisees to property vendors and landlords.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>During this H1, \u00a33.6m, or 13.0%, of the \u00a327.9m earned by the franchisees was taken by WINK as service fees:\u00a0<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-d1a5ea35\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"400\" class=\"gb-image gb-image-d1a5ea35\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart14.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart14.png 700w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart14-300x171.png 300w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>The 13.0% proportion was the highest since H1 2018 (13.3%) and was bolstered by the aforementioned \u00a3350k \u201c<em>one-off large franchise-sale fee<\/em>\u201d disclosed during the H1 webinar:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<em>The franchising business increased revenue by \u00a3500k. The increase in sales and lettings generated \u00a3125k of additional income for us and <\/em><strong><em>we had a one-off large franchise sale fee<\/em><\/strong><em>,<\/em><strong><em> which meant that revenue line was up by \u00a3350k on the previous half year<\/em><\/strong>\u201c.<\/p>\n<ul class=\"wp-block-list\">\n<li>Without the \u00a3350k one-off fee, the 13.0% proportion would have been 11.7% \u2014 identical to the average H1 proportion between H1 2019 and the comparable H1 2023.\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>The preceding FY explained how WINK\u2019s competitive edge is based upon ensuring the franchisees provide a tip-top service to support a highly reputable brand:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[FY 2023] \u201c<strong><em>The essence of Winkworth\u2019s franchise proposition lies in its brand and reputation<\/em><\/strong><em>.<br \/>\u2026<br \/><\/em><strong><em>Winkworth places significant value on the integrity of its brand<\/em><\/strong><em>, upholding it through exemplary standards of ethics and business conduct in all interactions.<br \/>\u2026<br \/><\/em><strong><em>Winkworth strives to maintain a reputation for the highest standards of business conduct<\/em><\/strong><em>. Once accepted, franchisees are closely monitored to make sure that they achieve the best practice service levels expected of them and remain compliant with the law. Winkworth provides regular training through it\u2019s centralised in-house training academy, alongside which it runs regular compliance audits of franchisee offices, both remote and in-person.<\/em>\u201d\u00a0<\/p>\n<ul class=\"wp-block-list\">\n<li>Appointing higher-quality franchisees who consistently \u201c<em>appear in the top three in their local marketplace\u201d\u00a0<\/em>helps ensure each branch can generate healthy commissions and \u2014 as this H1\u2019s webinar stated \u2014 attain a \u201c<em>sustainable position\u2026 in any market<\/em>\u201c:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\"><em>\u201cWhat we try to do is provide a platform to enable an independent estate agency effectively to trade under our name and <\/em><strong><em>appear in the top three in their local marketplace<\/em><\/strong><em>. We aspire to be in the top three because<\/em><strong><em> we believe that\u2019s a sustainable position for any estate agency in any market<\/em><\/strong><em>.\u201d<\/em><\/p>\n<ul class=\"wp-block-list\">\n<li>Network income per branch throughout this H1 and the preceding H2 was approximately \u00a3585k (\u00a359.4m\/101.5).<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>That \u00a3585k compares to almost \u00a3200k per branch during FY 2009, nearly \u00a3500k during FY 2016, \u00a3590k during the preceding FY but \u00a3635k during FY 2021.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>The preceding FY\u2019s webinar claimed a branch\u2019s market share was more important than comparing its income to the network average:\u00a0<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[FY 2023] \u201c<em>[Gross franchisee income] varies hugely as to what is acceptable and what is not. A franchise in, say, Dartmouth has low costs but commensurately lower revenues. In central London costs are higher but revenue potential is high. <\/em><strong><em>To average it out is always difficult as it does not reflect either. <\/em><\/strong><em>But we can see what we can do with the transparency on that.<\/em><\/p>\n<p><em>One size unfortunately doesn\u2019t fit all, there isn\u2019t one metric we could apply to all offices fairly. <\/em><strong><em>That\u2019s why we look at market share per area because it\u2019s fairer<\/em><\/strong><em>. If you\u2019re within the top three in your area, with some exceptions, that is a sustainable place to be, but revenues will be very different for, say, Dartmouth compared to Chelsea<\/em>.\u201d<\/p>\n<ul class=\"wp-block-list\">\n<li>Although WINK has never disclosed how many franchisees <em>\u201cappear in the top three in their local marketplace\u201d, <\/em>this H1\u2019s webinar did reiterate branches do risk closure if they are \u201c<em>not performing\u201d<\/em> (see <a href=\"#franchisees-branch-openings-closures\">Franchisees: branch openings and closures<\/a>):<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<strong><em>It\u2019s important to say we\u2019re not scared to close offices if we feel they are not performing or not working within the system as they should be<\/em><\/strong><em>, with a view that we\u2019re confident to reopen them in due course and work with the ones that are successful to help them make better.<\/em>\u201c<\/p>\n<ul class=\"wp-block-list\">\n<li>Statistics from this H1 showcased the greater effectiveness of the typical WINK franchisee versus nine other (anonymous) London estate agents:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-e465f332\"><img loading=\"lazy\" decoding=\"async\" width=\"1060\" height=\"440\" class=\"gb-image gb-image-e465f332\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides06.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides06.png 1060w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides06-300x125.png 300w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides06-1024x425.png 1024w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides06-768x319.png 768w\" sizes=\"auto, (max-width: 1060px) 100vw, 1060px\"\/><\/figure>\n<figure class=\"gb-block-image gb-block-image-fc38c50e\"><img loading=\"lazy\" decoding=\"async\" width=\"690\" height=\"510\" class=\"gb-image gb-image-fc38c50e\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides07.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides07.png 690w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides07-300x222.png 300w\" sizes=\"auto, (max-width: 690px) 100vw, 690px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>Note the industry data published for this H1 differed to that published for the comparable H1.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>The comparable H1 for example disclosed the names of the nine rival agencies: Foxtons, Dexters, Kinleigh Falkard &amp; Hayward, Savills, Hamptons, Chestertons, Knight Frank, Purplebricks.com and Barnard Marcus: \u00a0<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-676b5ebc\"><img loading=\"lazy\" decoding=\"async\" width=\"800\" height=\"572\" class=\"gb-image gb-image-676b5ebc\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2023-slides-01-stats-H1-2024.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2023-slides-01-stats-H1-2024.png 800w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2023-slides-01-stats-H1-2024-300x215.png 300w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2023-slides-01-stats-H1-2024-768x549.png 768w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>The inconsistent reporting of industry data is not ideal, and could be due to the supplier of such data restricting its usage\u2026 or perhaps more likely, WINK just cherry-picking the most favourable stats.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Indeed, this H1 referred to WINK\u2019s superior instruction-to-exchange conversion among \u00a31m-plus properties:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<em>We are proud of the fact that, according to the latest data, <\/em><strong><em>Winkworth has the highest conversion rate from new instruction to exchange of \u00a31m+ homes<\/em><\/strong><em> of the top ten estate agents in London<\/em>\u201c.\u00a0<\/p>\n<ul class=\"wp-block-list\">\n<li>But for the comparable H1, WINK referred to its superior volume of sold-subject-to-contracts (SSTCs) and its superior number of exchanges:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[H1 2023] \u201c<em>We are pleased to be able to report that, in the areas in which we operate, Winkworth achieved the <\/em><strong><em>highest volume of SSTC<\/em><\/strong><em> of the top 10 operators in H1 2023 and the <\/em><strong><em>largest number of exchanges<\/em><\/strong><em>. In addition, we had the lowest number of properties withdrawn from sale and were the fastest agent in SSTC.\u201d\u00a0<\/em><\/p>\n<ul class=\"wp-block-list\">\n<li>And for H1 2022, WINK simply said it sold more properties than all of its local rivals:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[H1 2022] <em>\u201cOverall, in H1 2022 <\/em><strong><em>we sold more properties than any other online or traditional agent<\/em><\/strong><em> in the postcodes that we cover.<\/em>\u201c<\/p>\n<ul class=\"wp-block-list\">\n<li>WINK\u2019s conversion of website visitors into valuation\/enquiry\/viewing leads has not obviously improved since H1 2016. Website visits have increased by 38% while the number of leads generated appears to have advanced by 37%:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-ffcd9b31\"><img loading=\"lazy\" decoding=\"async\" width=\"1000\" height=\"560\" class=\"gb-image gb-image-ffcd9b31\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides08.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides08.png 1000w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides08-300x168.png 300w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides08-768x430.png 768w\" sizes=\"auto, (max-width: 1000px) 100vw, 1000px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>Network income per website lead has not improved either. H1 network income climbed 18% from \u00a323.6m to \u00a327.9m between H1 2016 and this H1, implying H1 network income per lead has <span style=\"text-decoration: underline;\"><em>declined<\/em><\/span> by approximately 14% (118%\/137%) during the same period.<\/li>\n<\/ul>\n<h2 class=\"gb-headline gb-headline-0bb55ba6 gb-headline-text\" id=\"franchisees-branch-openings-closures\"><strong>Franchisees: branch openings and closures<\/strong><\/h2>\n<ul class=\"wp-block-list\">\n<li>Following the shutting of nine branches during the preceding FY, this H1 witnessed no closures:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-15dcb897\"><img loading=\"lazy\" decoding=\"async\" width=\"800\" height=\"693\" class=\"gb-image gb-image-15dcb897\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides04.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides04.png 800w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides04-300x260.png 300w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides04-768x665.png 768w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>Franchisees opened new branches in St Leonard\u2019s, Leamington Spa and Stoke Newington during this H1, and another five are \u201c<em>in the pipeline<\/em>\u201c:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<em>We are on track to deliver on our annual target of eight new offices, <\/em><strong><em>having in H1 2024 already opened three and with a further five in the pipeline<\/em><\/strong><em>.\u201d<\/em><\/p>\n<ul class=\"wp-block-list\">\n<li>WINK notably re-franchised four existing branches during this H1, with another seven \u201c<em>under negotiation<\/em>\u201c:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\"><em>\u201cIn addition, <\/em><strong><em>we re-franchised four offices in H1 2024<\/em><\/strong><em> and <\/em><strong><em>have a further seven re-franchises under negotiation<\/em><\/strong><em>. Of this total of 12 new offices or talented new operators, it is planned that 9 will be in the London area<\/em>.\u201d<\/p>\n<ul class=\"wp-block-list\">\n<li>The pace of new openings and re-franchisings appears to have increased of late. This H1\u2019s five branches in the pipeline and seven re-franchises under negotiation compare to the preceding FY stating \u201c<em>up to eight new [London] franchisees<\/em>\u201d could join during 2024:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[FY 2023] \u201c<em>We have already opened three new offices this year in St Leonard\u2019s, adding to our existing Exeter network through a supported acquisition, Leamington Spa and Stoke Newington. <\/em><strong><em>With up to eight new franchisees set to join our London network in 2024<\/em><\/strong><em>, and our portfolio management initiatives revitalising ambition and growth right across the business, we are excited by the outlook for the current year. \u201c<\/em><\/p>\n<ul class=\"wp-block-list\">\n<li>The H1 webinar claimed re-franchising certain branches could push their revenue to \u201c<em>far greater heights<\/em>\u201c:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<em>There is portfolio management, in which we\u2019ve been accelerating our investment. We have a very established long-term business with lots of offices, and\u2026 some of our franchisees are reaching retirement having been the franchisees for 20-30 years.<\/em><\/p>\n<p><strong><em>There\u2019s a significant opportunity to bring in talent that can push those businesses on to far greater heights<\/em><\/strong><em> and again generate a significant increases in the 8%. But more than that, generally they will then go on to open further offices or acquire further businesses and so that generates internal growth for us\u2026 <\/em><\/p>\n<p><em>We are working hard at providing exits for existing franchisees and headhunting new talent.\u201d<\/em><\/p>\n<ul class=\"wp-block-list\">\n<li>The comparable H1 in fact claimed \u201c<em><a href=\"https:\/\/maynardpaton.com\/2024\/03\/31\/m-winkworth-new-blood-sought-to-3-4x-revenue-at-certain-london-branches-after-challenging-market-reduces-h1-2023-profit-by-26-and-leaves-progressive-dividend-yielding-6-9\/#franchisees-network-branches-competitive-position\">new blood<\/a><\/em>\u201d could improve revenue from re-franchised offices in London by \u201c<em>three- of four-fold<\/em>\u201c:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[H1 2023] <em>\u201cIn London, we have identified further opportunities to both introduce new blood to existing businesses and to significantly improve the sales performance of offices with strong underlying lettings businesses. <\/em><strong><em>We believe that in certain situations we may be able to increase the available franchise revenue three- or four-fold,<\/em><\/strong><em> the equivalent of opening multiple cold start offices.\u201c<\/em><\/p>\n<ul class=\"wp-block-list\">\n<li>Certainly the re-franchising of the Streatham and Herne Hill branches could yield very favourable results. This H1 confirmed the agent who revived WINK\u2019s Tooting office was now \u201c<em>successfully running<\/em>\u201d those two particular branches (see <a href=\"#company-owned-offices\">Company-owned offices<\/a>):<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<em>The franchisee who we bought out of Tooting, for example, <\/em><strong><em>is now very successfully running Streatham and Herne Hill<\/em><\/strong><em>, having reinvested in these offices with some help from the Group.<\/em>\u201c<\/p>\n<ul class=\"wp-block-list\">\n<li>The franchisees taking on Hendon appear very able. This H1 indicated they had \u201c<em>doubled revenue since joining Winkworth in Kingsbury\u201d<\/em>:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-e2aaabce\"><img loading=\"lazy\" decoding=\"async\" width=\"800\" height=\"505\" class=\"gb-image gb-image-e2aaabce\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides05.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides05.png 800w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides05-300x189.png 300w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides05-768x485.png 768w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>WINK\u2019s Kingsbury branch was opened during 2017:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-30466009\"><img loading=\"lazy\" decoding=\"async\" width=\"800\" height=\"699\" class=\"gb-image gb-image-30466009\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-FY-2023-slides-01-opens-closes-H1-2024.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-FY-2023-slides-01-opens-closes-H1-2024.png 800w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-FY-2023-slides-01-opens-closes-H1-2024-300x262.png 300w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-FY-2023-slides-01-opens-closes-H1-2024-768x671.png 768w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>This H1\u2019s webinar referred to the preceding FY webinar and the following slide\u2026<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-ab86f97f\"><img loading=\"lazy\" decoding=\"async\" width=\"800\" height=\"531\" class=\"gb-image gb-image-ab86f97f\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-FY-2023-slides-04-port-manage-H1-2024.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-FY-2023-slides-04-port-manage-H1-2024.png 800w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-FY-2023-slides-04-port-manage-H1-2024-300x199.png 300w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-FY-2023-slides-04-port-manage-H1-2024-768x510.png 768w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>\u2026 and claimed certain offices changing hands during 2018 had since lifted their annual income by a \u201c<em>substantial<\/em>\u201d \u00a3250k (a \u00a3250k improvement is indeed \u201c<em>substantial<\/em>\u201d given the aforementioned \u00a3585k income per branch).<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Branch re-franchising offers hope that WINK can lift revenue and profit without the constant need for franchisees to find new locations and establish market positions from scratch.\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>The preceding FY said the target number of new branches was six per annum, but this H1 upped the target to eight:\u00a0<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<em>We are on track to deliver on <\/em><strong><em>our annual target of eight new offices,<\/em><\/strong><em> having in H1 2024 already opened three and with a further five in the pipeline.\u201d<\/em><\/p>\n<ul class=\"wp-block-list\">\n<li>Although 33 branches have been opened since FY 2017, some 23 have also been closed.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Opening only a net ten new branches over 7.5 years underlines how WINK\u2019s expansion is dependent entirely on the \u201c<em>availability of talent<\/em>\u201c. As this H1\u2019s webinar reiterated:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<em>We remain very much a people-led business and the decisions we make <\/em><strong><em>are guided by the talent and the availability of talent<\/em><\/strong><em> that\u2026 come to us.<\/em>\u201c<\/p>\n<ul class=\"wp-block-list\">\n<li>Presumably the 23 branch closures since FY 2017 emphasise an agent\u2019s \u2018talent\u2019 may deteriorate over time.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>The 103 WINK locations operating during this H1 compare to 86 quoted within the 2009 flotation document and 94 quoted within the 2016 annual report.<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-ce9824d6\"><img loading=\"lazy\" decoding=\"async\" width=\"800\" height=\"250\" class=\"gb-image gb-image-ce9824d6\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2024\/03\/WINK-crystal-palace-homes.png\" alt=\"\" gb-headline-8ded5522 gb-headline-text\" id=\"franchisees-sales-lettings-income\"><strong>Franchisees: sales and lettings income<\/strong><\/h2>\n<ul class=\"wp-block-list\">\n<li>This H1 claimed \u201c<em>extended conveyancing times<\/em>\u201d caused the difference between the aforementioned c20% \u201c<em>sales agreed<\/em>\u201d progress within those two earlier statements and the actual 9% improvement to network sales income:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<em>Network sales revenue in H1 2024 was up by <\/em><strong><em>9%<\/em><\/strong><em> on H1 2023, but sales agreed is a much stronger <\/em><strong><em>21%<\/em><\/strong><em>, <\/em><strong><em>reflecting extended conveyancing times<\/em><\/strong><em> which will <\/em><strong><em>push much of this activity into H2 2024 completions<\/em><\/strong><em>.<\/em>\u201d\u00a0<\/p>\n<ul class=\"wp-block-list\">\n<li>WINK said \u201c<em>much of this [sales agreed] activity<\/em>\u201d ought to be recognised during the subsequent H2 2024.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Mind you, an agreed sale is not a completed sale\u2026 and those earlier industry statistics did include a \u2018fallen through\u2019 rate of approximately 25%:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-0b39386f\"><img loading=\"lazy\" decoding=\"async\" width=\"690\" height=\"510\" class=\"gb-image gb-image-0b39386f\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides07b.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides07b.png 690w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides07b-300x222.png 300w\" sizes=\"auto, (max-width: 690px) 100vw, 690px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>The H1 webinar confirmed 75% of network revenue was generated by branches in London, and that the greater H1 sales income generated by franchisees occurred entirely within the capital:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-ae3db519\"><img loading=\"lazy\" decoding=\"async\" width=\"800\" height=\"320\" class=\"gb-image gb-image-ae3db519\" network sales income actually gained 9% to \u00a313.4m.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>The slide above also states H1 network sales transactions increased by 14%\u2026<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>\u2026which, given H1 network sales income gained 9%, implies the H1 commission per transaction declined by approximately 4%.\u00a0<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-41ac63c3\"><img loading=\"lazy\" decoding=\"async\" width=\"750\" height=\"480\" class=\"gb-image gb-image-41ac63c3\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2023-slides-04-exchanges-H1-2024.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2023-slides-04-exchanges-H1-2024.png 750w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2023-slides-04-exchanges-H1-2024-300x192.png 300w\" sizes=\"auto, (max-width: 750px) 100vw, 750px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>This H1 did not divulge the number of exchanges, which prevented shareholders from deducing an exact average sales commission\u2026 and was perhaps further evidence of commission levels eroding.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Note the preceding FY did admit \u201c<em>pressure on commissions may escalate<\/em>\u201c:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[FY 2023] \u201c<em>While the growth in market share of online estate agents appears to have stabilised, <\/em><strong><em>the emergence of innovative or discounted service models may exert pressure on commissions<\/em><\/strong><em>, potentially leading to reduced revenues for the company.<\/em><br \/><em>\u2026<\/em><br \/><em>Risk: In a market with reduced trading activity, <\/em><strong><em>pressure on commissions may escalate,<\/em><\/strong><em> potentially resulting in lower earnings from fewer transactions. Specifically, Winkworth is vulnerable to shifts in the London market, as the majority of its revenue stems from franchisees concentrated in this region<\/em>.<\/p>\n<p><em>Management action: We have strong local market knowledge and expertise, both in London and in the country markets, and <\/em><strong><em>we commit to maintaining competitive fees<\/em><\/strong><em> while delivering unparalleled service to meet our customers\u2019 needs.<\/em>\u201c<\/p>\n<ul class=\"wp-block-list\">\n<li>This H1 confirmed the number of potential buyers per property for sale had remained at 7.5:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-4ed5c4af\"><img loading=\"lazy\" decoding=\"async\" width=\"560\" height=\"460\" class=\"gb-image gb-image-4ed5c4af\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides02.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides02.png 560w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides02-300x246.png 300w\" sizes=\"auto, (max-width: 560px) 100vw, 560px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>Unchanged buyer demand therefore suggests greater supply supported the 9% advance to this H1\u2019s network sales income:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<em>Despite interest rates remaining relatively high in the first half of this year, 2024 has to-date been very encouraging. <\/em><strong><em>An increase in sellers coming to the market has drawn out demand from buyers<\/em><\/strong><em> and this, combined with more positive economic news, has led to far better conditions than 2023, when uncertainty over the outlook for interest rates weighed on activity<\/em>.\u201d\u00a0<\/p>\n<ul class=\"wp-block-list\">\n<li>In contrast to network sales income, network lettings income performed better outside London:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-6a6a566a\"><img loading=\"lazy\" decoding=\"async\" width=\"800\" height=\"320\" class=\"gb-image gb-image-6a6a566a\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides01b.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides01b.png 800w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides01b-300x120.png 300w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides01b-768x307.png 768w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>In contrast, H1 network income generated through the standard lettings service for \u2018hands-on\u2019 landlords declined 1%.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>The number of potential tenants per property to let was 11 during this H1 \u2014 the lowest for an H1 since at least H1 2019:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-2bd41861\"><img loading=\"lazy\" decoding=\"async\" width=\"580\" height=\"460\" class=\"gb-image gb-image-2bd41861\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides03.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides03.png 580w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-slides03-300x238.png 300w\" sizes=\"auto, (max-width: 580px) 100vw, 580px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>Similar to the preceding FY, this H1 cited \u201c<em>affordability<\/em>\u201d reasons for the slower lettings progress:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<em>In line with the trend that started in August last year, lettings growth slowed, with network revenue up by 4% in H1 2024 but applicants 3% down on last year, <\/em><strong><em>as tenants hit affordability ceilings and the reversal of the move out of London to the country finally settled down<\/em><\/strong><em>, albeit with rental prices remaining at high levels. Our network growth in the country markets, where there is greater affordability, meant that lettings revenue there outperformed the network average, with growth of 8%.<\/em>\u201c<\/p>\n<ul class=\"wp-block-list\">\n<li>The tone of this H1\u2019s lettings commentary contrasted with that of the comparable H1, when properties to let attracted 14-15 potential tenants and competition among them was \u201c<em>extreme<\/em>\u201d:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[H1 2023] \u201c<em>With an ongoing reduction of supply in the private rental sector due to landlords exiting the market following increasing costs and proposed new changes in legislation, <\/em><strong><em>the competition for properties to rent continued to be extreme<\/em>.<\/strong>\u201d\u00a0<\/p>\n<ul class=\"wp-block-list\">\n<li>This H1\u2019s sales-rental network split was 48%:52%:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-5ed436bb\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"400\" class=\"gb-image gb-image-5ed436bb\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart06.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart06.png 700w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart06-300x171.png 300w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>52% is a historically high proportion for lettings. During the previous five H1s for example, the average sales-rental network split has been 52%\/48%.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>This H1 indicated the sales-rental split would soon tip back towards sales:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<strong><em>We expect the ratio of sales to rentals within our full year gross revenues<\/em><\/strong><strong><em>to<\/em><\/strong><strong><em>be above the 48:52 ratio<\/em><\/strong><em> achieved in the first half of 2024 and the full year 2023.\u201d<\/em><\/p>\n<h2 class=\"gb-headline gb-headline-14903625 gb-headline-text\" id=\"winkworth-versus-foxtons\"><strong>Winkworth versus Foxtons<\/strong><\/h2>\n<ul class=\"wp-block-list\">\n<li>FOXT experienced a better H1 2024 than WINK. FOXT\u2019s H1 sales revenue advanced an impressive 28% while its H1 lettings revenue gained 5%:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-d0b85346\"><img loading=\"lazy\" decoding=\"async\" width=\"1020\" height=\"310\" class=\"gb-image gb-image-d0b85346\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/FOXT-H1-2024-summary.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/FOXT-H1-2024-summary.png 1020w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/FOXT-H1-2024-summary-300x91.png 300w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/FOXT-H1-2024-summary-768x233.png 768w\" sizes=\"auto, (max-width: 1020px) 100vw, 1020px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>Note FOXT\u2019s \u00a313k average revenue per sales transaction.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>FOXT reportedly charges a standard 2.5% + VAT for sole agency status for selling a London property.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Charging 2.5% + VAT as sales commission seems high, but all credit to FOXT for actually achieving 2.16% + VAT during this H1:\u00a0<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[FOXT H1 2024] \u201c<em>Average revenue per transaction was flat against 2023. The average price of properties sold (H1 2024: \u00a3581,000; 2023: \u00a3584,000) was flat in-line with the wider market, <\/em><strong><em>whilst commission rates remained robust at 2.16% (2023: 2.17%<\/em><\/strong><em>).<\/em>\u201c<\/p>\n<ul class=\"wp-block-list\">\n<li>The chart below expresses WINK\u2019s network sales, network lettings and total network income as percentages of the comparable FOXT revenue:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-5410299f\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"400\" class=\"gb-image gb-image-5410299f\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart11.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart11.png 700w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart11-300x171.png 300w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>The rising trends until FY 2021 indicate WINK\u2019s self-employed franchisees handled London\u2019s property market during Brexit and the pandemic far better than FOXT\u2019s conventional employees\u2026<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>\u2026although FOXT has improved its performance markedly versus WINK since FY 2022. \u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>FOXT\u2019s improvement is linked to the 2022 appointment of a new chief executive, who instigated a number of initiatives to revitalise the group:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-efc2920e\"><img decoding=\"async\" class=\"gb-image gb-image-efc2920e\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2024\/07\/FOXT-FY-2023-slides-progress.png\" alt=\"\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>FOXT\u2019s adjusted operating profit for this H1 was \u00a38.5m (+25%) and the new boss said the annual \u201c<em>medium-term target<\/em>\u201c remained \u00a325m-\u00a330m:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[FOXT H1 2024] \u201c<em>Through continued market outperformance, the Group\u2019s expectations for the full year remain unchanged and is <\/em><strong><em>on-track to deliver its medium-term target of \u00a325m to \u00a330m adjusted operating profit<\/em><\/strong><em>.\u201d<\/em><\/p>\n<ul class=\"wp-block-list\">\n<li>Meeting that \u00a325m-\u00a330m ambition could mean FOXT becomes very focused on taking market share from WINK and other London agents.\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>FOXT\u2019s H1 2024 provided two useful charts on the London property market.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Transaction volumes at c40,000 during this H1 confirm the capital\u2019s static housing activity:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-5f84e2e2\"><img loading=\"lazy\" decoding=\"async\" width=\"800\" height=\"391\" class=\"gb-image gb-image-5f84e2e2\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/FOXT-H1-2024-slides01.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/FOXT-H1-2024-slides01.png 800w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/FOXT-H1-2024-slides01-300x147.png 300w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/FOXT-H1-2024-slides01-768x375.png 768w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>Weekly rents within the capital have meanwhile advanced by 26% between H1 2019 and this H1:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-ad348180\"><img loading=\"lazy\" decoding=\"async\" width=\"800\" height=\"658\" class=\"gb-image gb-image-ad348180\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/FOXT-H1-2024-slides02.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/FOXT-H1-2024-slides02.png 800w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/FOXT-H1-2024-slides02-300x247.png 300w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/FOXT-H1-2024-slides02-768x632.png 768w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>FOXT\u2019s charts could suggest any growth exhibited by WINK over time has been supported mostly by higher property prices and rents rather than increased market share.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>For example, WINK\u2019s network lettings income between H1 2019 and this H1 advanced 27% (from \u00a311.4m to \u00a314.5m) to almost match the 26% average rent increase in that FOXT lettings chart.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Note that comparing WINK against FOXT is not strictly like-for-like. FOXT generates almost all of its revenue from locations within London while WINK\u2019s franchisees have historically generated approximately 80% from the capital and for this H1 generated 75%.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Further distortion may be caused by FOXT and WINK acquiring and\/or selling businesses. FOXT also earns revenue from interest on client lettings deposits (an extra \u00a31.1m during this H1 2024).<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>FOXT\u2019s revitalised leadership could nonetheless leave WINK continuing to face stiffer competition, and may even have prompted WINK to re-franchise some of those four branches during this H1 (see <a href=\"#franchisees-branch-openings-closures\">Franchisees: branch openings and closures<\/a>).<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Indeed, FOXT\u2019s market share of exchanges has advanced from 3.3% during H1 2022 to 3.8% during H1 2023 to 5.1% during this H1.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>WINK meanwhile only referred to its market-share improvement of \u201c<em>sales agreed<\/em>\u201d from 2019 during this H1:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<em>We were pleased to note that this latest increase in activity meant that, <\/em><strong><em>since 2019<\/em><\/strong><em>, our national market share for sales agreed has <\/em><strong><em>grown by 36%<\/em><\/strong>\u201d\u00a0<\/p>\n<ul class=\"wp-block-list\">\n<li>The implication perhaps of referring to \u201c<em>sales agreed<\/em>\u201d over five years is WINK\u2019s market share of actual exchanges during recent years has not been as favourable.<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-82bf472e\"><img loading=\"lazy\" decoding=\"async\" width=\"800\" height=\"250\" class=\"gb-image gb-image-82bf472e\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2024\/03\/WINK-tooting-homes.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2024\/03\/WINK-tooting-homes.png 800w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2024\/03\/WINK-tooting-homes-300x94.png 300w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2024\/03\/WINK-tooting-homes-768x240.png 768w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/figure>\n<h2 class=\"gb-headline gb-headline-fa4bf52a gb-headline-text\" id=\"company-owned-offices\"><strong>Company-owned offices<\/strong><\/h2>\n<ul class=\"wp-block-list\">\n<li>WINK presently operates three company-owned offices:\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.winkworth.co.uk\/estate-agents\/tooting\" target=\"_blank\" rel=\"noreferrer noopener\">Tooting<\/a>, acquired during FY 2019 for almost \u00a3300k; <\/li>\n<li><a href=\"https:\/\/www.winkworth.co.uk\/estate-agents\/crystal-palace\" target=\"_blank\" rel=\"noreferrer noopener\">Crystal Palace<\/a>, acquired during FY 2020 for zero, and;<\/li>\n<li><a href=\"https:\/\/www.winkworth.co.uk\/estate-agents\/pimlico-westminster\" target=\"_blank\" rel=\"noreferrer noopener\">Pimlico<\/a>, acquired during FY 2023 for zero.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>The preceding FY repeated how the company-owned offices supply WINK with greater \u201c<em>front-end<\/em>\u201d insight:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[FY 2023] \u201c<em>As with the acquisitions of Tooting Estates Limited and Crystal Palace Estates Limited, Lumley 1 Limited [Pimlico] will keep <\/em><strong><em>Winkworth in touch with and learning from front-end experiences and industry trends<\/em><\/strong><em>. It will also provide a live platform to test and develop future digital initiatives and evolve our centralised CRM systems, which will be of benefit to all our franchisees<\/em>.\u201d<\/p>\n<ul class=\"wp-block-list\">\n<li>But WINK\u2019s webinars have regularly suggested the purchases are driven more by improving lacklustre branches through talented agents. For example, the preceding FY\u2019s webinar said:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[FY 2023] \u201c<strong><em>The agenda we started with these offices was to <\/em><\/strong><strong><em>bring people in who are really good at what they do<\/em><\/strong><em>, but don\u2019t have the money [to launch their own franchise]. We are a franchise business and <\/em><strong><em>the better the people we have, the better our 8%<\/em><\/strong><em>, and we want to maintain our model as a franchise business<\/em>.\u201d\u00a0<\/p>\n<ul class=\"wp-block-list\">\n<li>And this H1\u2019s webinar confirmed Tooting was a \u201c<em>poor underperforming office<\/em>\u201d before WINK took operational control:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<strong><em>Tooting is an area where we identified a huge amount of transactions and we had a poor underperforming office<\/em><\/strong><em>, I should say with a franchisee keen to exit. By\u2026 acquiring it <\/em><em>with Charlie Mitchell, our partner in the venture, he grew that revenue to \u00a31.6m during the boom of 2021.\u201d<\/em><\/p>\n<ul class=\"wp-block-list\">\n<li>Tooting certainly has been a successful turnaround. A new manager took charge during FY 2018 and the preceding FY\u2019s webinar claimed he had lifted Tooting revenue from \u00a3200k to \u00a31.6m by FY 2023:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-12afba9d\"><img loading=\"lazy\" decoding=\"async\" width=\"800\" height=\"574\" class=\"gb-image gb-image-12afba9d\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-FY-2023-slides-02-people-H1-2024.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-FY-2023-slides-02-people-H1-2024.png 800w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-FY-2023-slides-02-people-H1-2024-300x215.png 300w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-FY-2023-slides-02-people-H1-2024-768x551.png 768w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>As noted earlier, the manager responsible for Tooting\u2019s turnaround recently left to become the franchisee for Streatham and Herne Hill:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<strong><em>The franchisee who we bought out of Tooting, for example, is now very successfully running Streatham and Herne Hill<\/em><\/strong><em>, having reinvested in these offices with some help from the Group.<\/em>\u201d\u00a0<\/p>\n<ul class=\"wp-block-list\">\n<li>As well as \u201c<em>front-end<\/em>\u201d insight and turnaround potential, company-owned offices are now viewed as \u201c<em>training grounds<\/em>\u201d for would-be franchisees. This H1 said:\u00a0<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\"><em>\u201c<\/em><em>Our equity-owned offices have expanded, and we are targeting good profitability from all four businesses in 2025. <\/em><strong><em>I have confidence that these offices are increasingly providing not only an important financial contribution to the Group, but also training grounds for future franchisees<\/em><\/strong><em>.<\/em>\u201c<\/p>\n<ul class=\"wp-block-list\">\n<li>This H1\u2019s webinar was hazy as to whether Tooting would always remain a \u201c<em>training ground<\/em>\u201d or would one day become controlled by a franchisee:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<strong><em>We\u2019ve brought in new management that we\u2019re very happy in Tooting and in due course we will be talking to them about their aspirations.<\/em><\/strong><em>\u00a0<\/em><\/p>\n<p><em>People have different choices. <\/em><strong><em>Some people like to work with us<\/em><\/strong><em> and if that\u2019s a successful partnership and they want to continue to work with us behind them then we\u2019re happy with that. <\/em><strong><em>But if their route is to have their own office<\/em><\/strong><em> then either we\u2019ll talk about the venture we\u2019re in or others to ensure they can they can fulfil their ambitions.<\/em>\u201d\u00a0<\/p>\n<ul class=\"wp-block-list\">\n<li>The upshot perhaps is that the trio of company-owned offices may become permanent \u201c<em>training grounds<\/em>\u201c, whereby up-and-coming agents take charge, become successful and then move onto their own franchised branches\u2026<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>\u2026leaving the financial performances of the three offices to become somewhat unpredictable as replacement up-and-coming agents are recruited every few years.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>This H1\u2019s \u201c<em>training ground<\/em>\u201d comment contradicted the preceding FY\u2019s webinar, which made clear the company-owned offices were not long-term investments:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[FY 2023] <em>\u201c<\/em><strong><em>The game is not to be long-term owners of these businesses.<\/em><\/strong><em> It is to bring the talent in, boost revenue opportunities from key markets where there are high revenue opportunities and <\/em><strong><em>once you have that 8% going for 20 years we can move our resources to the next place<\/em><\/strong><em>.<\/em>\u201d\u00a0<\/p>\n<ul class=\"wp-block-list\">\n<li>Whether the three company-owned offices become permanent \u201c<em>training grounds<\/em>\u201d or not might become academic if they all showed the early financial returns of the Tooting office.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>To recap, WINK purchased 55% of the Tooting office for \u00a322.5k during FY 2019. The accounts for FY 2022 suggest an approximate \u00a3131k operating loss.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>The preceding FY (and <a href=\"https:\/\/find-and-update.company-information.service.gov.uk\/company\/13219288\" target=\"_blank\" rel=\"noreferrer noopener\">Companies House<\/a>) confirmed Pimlico incurred an \u00a382k pre-tax loss during its first ten weeks of WINK ownership:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-89cb0695\"><img loading=\"lazy\" decoding=\"async\" width=\"1020\" height=\"260\" class=\"gb-image gb-image-89cb0695\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-AR-2023-pimlico-H1-2024.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-AR-2023-pimlico-H1-2024.png 1020w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-AR-2023-pimlico-H1-2024-300x76.png 300w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-AR-2023-pimlico-H1-2024-768x196.png 768w\" sizes=\"auto, (max-width: 1020px) 100vw, 1020px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/find-and-update.company-information.service.gov.uk\/company\/12776788\" target=\"_blank\" rel=\"noreferrer noopener\">Companies House<\/a> reveals DCI suffered a \u00a3245k loss during the preceding FY:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-a607532a\"><img loading=\"lazy\" decoding=\"async\" width=\"990\" height=\"660\" class=\"gb-image gb-image-a607532a\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2014-DCI-FY-2023.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2014-DCI-FY-2023.png 990w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2014-DCI-FY-2023-300x200.png 300w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2014-DCI-FY-2023-768x512.png 768w\" sizes=\"auto, (max-width: 990px) 100vw, 990px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>Although the preceding FY disclosed the collective <strong><span style=\"text-decoration: underline;\">pre-tax profit<\/span><\/strong> of the group\u2019s four company-owned offices to be \u00a3480k\u2026<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[FY 2023] \u201c<em>The Winkworth-owned offices, Tooting Estates Limited, Crystal Place Estates Limited, the newly acquired Lumley 1 Limited and Winkworth Development and Commercial Investment Limited, contributed revenue of \u00a32.69 million (2022: \u00a32.78 million) and<\/em><strong><em> \u00a30.48 million<\/em><\/strong><em> (2022: \u00a30.57 million)<\/em><strong><em> of profit before tax.<\/em><\/strong><em>\u201c<\/em>\u00a0<\/p>\n<ul class=\"wp-block-list\">\n<li>\u2026I am now quite sure this \u00a3480k was <strong><span style=\"text-decoration: underline;\">gross profit<\/span><\/strong>, as per the accompanying FY presentation:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-0300b8e3\"><img loading=\"lazy\" decoding=\"async\" width=\"800\" height=\"419\" class=\"gb-image gb-image-0300b8e3\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-FY-2023-slides-07-company-owned-H1-2024.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-FY-2023-slides-07-company-owned-H1-2024.png 800w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-FY-2023-slides-07-company-owned-H1-2024-300x157.png 300w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-FY-2023-slides-07-company-owned-H1-2024-768x402.png 768w\" sizes=\"auto, (max-width: 800px) 100vw, 800px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>This H1 suggested recent trading at Tooting, Crystal Palace and DCI was \u201c<em>above expectations<\/em>\u201c:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<em>Our entrepreneurial manager partnerships at our equity-owned offices h<\/em><strong><em>ave continued to grow their market share and revenue contribution, with progress in three out of four of our ventures being above expectations<\/em><\/strong><em>. New management in the fourth has now settled in and this change is expected to bear fruit in 2025<\/em>.\u201d<\/p>\n<ul class=\"wp-block-list\">\n<li>This H1\u2019s webinar spotlighted DCI, which seemingly almost doubled its revenue during the six months:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<em>Our development and commercial business generated <\/em><strong><em>almost \u00a3400k of revenue in H1 of 2024, up from about \u00a3200k last year<\/em><\/strong><em> on the back of some strong new-homes sales and a slight uptick in the commercial market.\u201d<\/em><\/p>\n<ul class=\"wp-block-list\">\n<li>The extra DCI income plus a full six-month contribution from Pimlico helped total H1 company-owned office revenue gain 33% to \u00a31.5m:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-1bb075e5\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"400\" class=\"gb-image gb-image-1bb075e5\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart12.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart12.png 700w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart12-300x171.png 300w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>Revenue from company-owned offices represented 29% of total revenue during this H1, versus 27% for the comparable H1 and 28% for H1 2022.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>A significant remark within this H1 was the targeting of \u201c<em>good profitability\u201d <\/em>from <strong><em><span style=\"text-decoration: underline;\">all four<\/span><\/em><\/strong> company-owned offices for FY 2025:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<em>Our equity-owned offices have expanded, and <\/em><strong><em>we are targeting good profitability from all four businesses in 2025<\/em><\/strong><em>.<\/em>\u201c<\/p>\n<p class=\"has-global-color-8-background-color has-background\"><em>\u201cWe are investing up front in Pimlico and <\/em><strong><em>we expect it to make a loss this year<\/em><\/strong><em>. It will then start trading profitably and <\/em><strong><em>we expect it to take roughly three years for an operator to turn the business around<\/em><\/strong><em>.<\/em>\u201c<\/p>\n<ul class=\"wp-block-list\">\n<li>Crystal Palace may in fact take longer to turn around than Pimlico.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>The value of the intangible \u2018customer lists\u2019 acquired at Tooting (\u00a3496k), Crystal Palace (\u00a3147k) and Pimlico (\u00a3336k) indicates Crystal Palace operated at half the revenue of Pimlico and a third of the revenue of Tooting at the time of their respective purchases by WINK (customer lists are valued based on the respective office\u2019s historic revenue (<a href=\"https:\/\/maynardpaton.com\/2024\/07\/29\/m-winkworth-non-exec-appointments-invite-bid-target-speculation-after-suppressed-property-market-reduces-fy-2023-profit-by-25-and-top-3-contender-ambition-prompts-9-branch-closures\/#comment-13461\">point 20<\/a>)).<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Should Crystal Palace, Pimlico and DCI ever sustain long-term \u201c<em>good profitability<\/em>\u201c, WINK\u2019s return on these investments should be superb given the first two were acquired for zero and the latter was established internally. \u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Mind you, the combined economics of the company-owned offices do not seem great at present.\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Indeed, this H1\u2019s webinar noted the company-owned offices may have increased their costs by approximately \u00a3400k during the six months:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<strong><em>Cost of sales were up \u00a3100k, again basically driven by the owned offices<\/em><\/strong><em> with the growth in Pimlico and revenue growth from the development and commercial business\u2026<\/em> <em>Admin expenses were up just under \u00a3600k, <\/em><strong><em>with \u00a3330k relating to the owned offices <\/em><\/strong><em>and about \u00a3250k to the franchising business.<\/em>\u201c<\/p>\n<ul class=\"wp-block-list\">\n<li>Company-owned office costs up by \u00a3400k would match this H1\u2019s increase to company-owned office revenue!<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Although WINK\u2019s long-term profitability has been dependent on the group\u2019s main franchising division (see <a href=\"#financials\">Financials<\/a>)\u2026<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>\u2026the company-owned offices do offer the group greater opportunity to influence earnings directly rather than rely on franchisees\u2026<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>\u2026and could prove particularly valuable, especially if Crystal Palace, Pimlico and DCI can repeat the success of Tooting.<\/li>\n<\/ul>\n<h2 class=\"gb-headline gb-headline-139ad963 gb-headline-text\" id=\"boardroom\"><strong>Boardroom<\/strong><\/h2>\n<ul class=\"wp-block-list\">\n<li>WINK is run by the Agace family, with Simon Agace acting as non-executive chairman and his son Dominic Agace performing the role of chief executive.<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-15a88cb0\"><a href=\"https:\/\/www.winkworth.co.uk\/sections\/blogs\/new-franchising-blog\/keeping-up-with-the-posh-neighbourhoods-next-d-(7)\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" approach to financing expansion.<\/em><\/strong><em>\u201d<\/em><\/p>\n<ul class=\"wp-block-list\">\n<li>The Agaces have arguably prioritised income over growth, with the ten years to FY 2023 witnessing approximately 85% of reported earnings distributed through dividends or a return of capital (see <a href=\"#financials\">Financials<\/a>):<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-5ca0018e\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"400\" class=\"gb-image gb-image-5ca0018e\" third executive \u2014 the group\u2019s long-term legal counsel \u2014 was appointed to the board last year \u201c<em>to offer better protection to Winkworth and its franchisees in a competitive industry facing increasing regulation<\/em>\u201d (<a href=\"https:\/\/maynardpaton.com\/2024\/07\/29\/m-winkworth-non-exec-appointments-invite-bid-target-speculation-after-suppressed-property-market-reduces-fy-2023-profit-by-25-and-top-3-contender-ambition-prompts-9-branch-closures\/#comment-13461\">point 1<\/a>).<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>More intriguing were last year\u2019s two new non-executives, both of whom work as business consultants with M&amp;A knowledge:\u00a0<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[RNS June 2024] <em>\u201c<strong>Tom Fyson<\/strong> is a Managing Director of Blackdown Partners, an <\/em><strong><em>independent advisory firm<\/em><\/strong><em> providing public and private businesses with advice on corporate finance, <\/em><strong><em>M&amp;A<\/em><\/strong><em>, capital markets, investor relations and strategy. He brings over 20 years of financial experience, having begun his career at KPMG, where he qualified as a chartered accountant, before moving into corporate finance in 2006.<\/em><\/p>\n<p><em><strong>Jonathan Adams<\/strong> <\/em><strong><em>spent 14 years in M&amp;A<\/em><\/strong><em> and as an equity analyst at JPMorgan before working as a global fund manager, initially at Citigroup and, subsequently, for 16 years at Investec. In 2022, he founded Butterwalk Advisory LLP, <\/em><strong><em>providing advice to, and investing directly in, small cap companies<\/em><\/strong><em>. He is a Senior Advisory Board Member to King\u2019s College Cambridge\u2019s Entrepreneurship Lab, a privately funded body with the goal of increasing awareness of entrepreneurship amongst its student membership.<\/em>\u201c<\/p>\n<ul class=\"wp-block-list\">\n<li>This H1\u2019s webinar claimed the M&amp;A non-execs were appointed to help WINK \u201c<em>go forward more dynamically\u201d:<\/em><\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<em>They are extremely successful individuals who will significantly help the company in all of our strategy. <\/em><strong><em>It places the company in a good stead to go forward more dynamically<\/em><\/strong><em>. Obviously we wouldn\u2019t want to talk about individual situations or plans, but it really is part of the natural evolution of the board <\/em><strong><em>as we bring in new talent to ensure that we can do our best to push the company forward<\/em><\/strong><em>, aligned with the vision and values we hold dear<\/em>.\u201d<\/p>\n<ul class=\"wp-block-list\">\n<li>The board now consists of the chairman, the chief exec, the finance director, the legal counsel and the two M&amp;A non-execs after the retirement of a veteran non-exec and the death of another veteran non-exec (<a href=\"https:\/\/maynardpaton.com\/2024\/07\/29\/m-winkworth-non-exec-appointments-invite-bid-target-speculation-after-suppressed-property-market-reduces-fy-2023-profit-by-25-and-top-3-contender-ambition-prompts-9-branch-closures\/#comment-13461\">point 5b<\/a>).<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Board pay is worth monitoring. Despite underlying operating profit sliding 25% to \u00a31.8m during the preceding FY, total director remuneration climbed 12% to \u00a3601k:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-b9fbec48\"><img loading=\"lazy\" decoding=\"async\" width=\"1040\" height=\"380\" class=\"gb-image gb-image-b9fbec48\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-AR-2023-snapshot01-dir-pay.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-AR-2023-snapshot01-dir-pay.png 1040w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-AR-2023-snapshot01-dir-pay-300x110.png 300w, class=\"wp-block-list\">\n<li>True, shareholders have seen their ordinary dividends advance in line with total board pay between FY 2015 and the preceding FY (+80% versus +82%).<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>But increases to board pay now appear to have a greater influence on WINK\u2019s overall profitability than they did in the past.<\/li>\n<\/ul>\n<h2 class=\"gb-headline gb-headline-f7116a50 gb-headline-text\" id=\"financials\"><strong>Financials<\/strong><\/h2>\n<ul class=\"wp-block-list\">\n<li>Despite the aforementioned losses at Crystal Palace, Pimlico and DCI, this H1 still converted a healthy 19% of revenue into profit:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-779d9735\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"400\" class=\"gb-image gb-image-779d9735\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart15.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart15.png 700w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart15-300x171.png 300w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>For perspective, the average FY margin between FYs 2009 and 2018 \u2014 during which WINK operated as a pure franchisor \u2014 was a very appealing 29%:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-688926dc\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"400\" class=\"gb-image gb-image-688926dc\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart16.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart16.png 700w, class=\"wp-block-list\">\n<li>Indeed, <a href=\"https:\/\/find-and-update.company-information.service.gov.uk\/company\/03950111\" target=\"_blank\" rel=\"noreferrer noopener\">Companies House<\/a> shows WINK\u2019s main Winkworth Franchising subsidiary earning a 31% operating margin during the preceding FY:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-f8096c37\"><img loading=\"lazy\" decoding=\"async\" width=\"990\" height=\"600\" class=\"gb-image gb-image-f8096c37\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-wink-franchising-AR-2023.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-wink-franchising-AR-2023.png 990w, class=\"wp-block-list\">\n<li>This H1 hinted that greater IT and regulatory costs could restrict near-term margins within the main franchising subsidiary:\u00a0<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<em>This year we have focused on evolving the business, with the appointment of a new executive director to the board and two new non-executives. <\/em><strong><em>In addition, we have increased investment into our digital know-how and new business teams to expedite growth, prepare for potential legislative changes and deliver on digital projects to future-proof our business.\u00a0<\/em><\/strong><\/p>\n<p><strong><em>We believe that these increases in costs will deliver greater revenue growth in the medium term.<\/em><\/strong>\u201c<\/p>\n<ul class=\"wp-block-list\">\n<li>I trust these extra IT and regulatory costs can be counterbalanced by \u201c<em>good profitability<\/em>\u201d at Crystal Palace, Pimlico and DCI.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>I still maintain WINK should disclose the profitability of its two divisions within the accounting notes. They may signal greater expansion potential ahead\u2026or they could mean would-be franchisees are now more likely to be tight for cash through a lack of prior success:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-203fb89d\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"400\" class=\"gb-image gb-image-203fb89d\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart20.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart20.png 700w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart20-300x171.png 300w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>Free cash flow of \u00a3294k plus an investment disposal of \u00a357k less a dividend payment of \u00a3775k left H1 cash \u00a3424k lighter at \u00a34,124k.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Note that the H1 \u00a3775k dividend payment exceeded H1 reported earnings of \u00a3759k.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>However, WINK\u2019s dividend cover has generally been low. Between FYs 2014 and 2023 for example, WINK reported aggregate earnings of 118p per share of which 100p per share (85%) were distributed to shareholders through dividends or a return of capital:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-7026d57a\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"400\" class=\"gb-image gb-image-7026d57a\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart18.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart18.png 700w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart18-300x171.png 300w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>Cash has consistently topped \u00a34m since FY 2020 and remains reassuringly significant at 41% of trailing twelve-month revenue:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-31e0464d\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"400\" class=\"gb-image gb-image-31e0464d\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart19.png 700w, class=\"wp-block-list\">\n<li>WINK\u2019s balance sheet remains free of bank debt and defined-benefit pension obligations.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Intangible balance-sheet items consist of capitalised website costs (\u00a3521k), the aforementioned \u2018customer lists\u2019 acquired with Tooting, Crystal Palace and Pimlico (\u00a3754k) (see <a href=\"#company-owned-offices\">Company-owned offices<\/a>) and \u2018assisted acquisitions support\u2019 (\u00a3572k), all of which has still to be amortised through the income statement:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-edc5e7b4\"><img loading=\"lazy\" decoding=\"async\" width=\"1060\" height=\"600\" class=\"gb-image gb-image-edc5e7b4\" class=\"wp-block-list\">\n<li>WINK\u2019s intangibles add up to \u00a31.9m, and compare to the modest \u00a3211k net trade working-capital position\u2026<\/li>\n<\/ul>\n<figure class=\"gb-block-image 12<\/a>).<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>H1 finance income of \u00a363k implied a 2.5% annualised return from the \u00a34.3m average H1 cash position and the \u00a3766k average H1 loans to franchisees.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>2.5% does not seem high, especially as the H1 webinar confirmed loans to franchisees were paying interest to WINK \u201c<em>above base<\/em>\u201d and \u00a31m was on \u201c<em>long-term deposit<\/em>\u201c:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<strong><em>The franchisee loans are above base rate<\/em><\/strong><em> with a minor exception, and <\/em><strong><em>we have \u00a31m on long-term deposit<\/em><\/strong><em> at the moment. It\u2019s an area that we\u2019re looking at to improve returns constantly.<\/em>\u201c<\/p>\n<ul class=\"wp-block-list\">\n<li>The \u00a31m was presumably placed on long-term deposit after this H1, given this H1 indicated the entire \u00a34.1m cash could be accessed within three months:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-af21b7bf\"><img loading=\"lazy\" decoding=\"async\" width=\"1060\" height=\"600\" class=\"gb-image gb-image-af21b7bf\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-results-assets03.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-results-assets03.png 1060w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-results-assets03-300x170.png 300w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-results-assets03-1024x580.png 1024w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-results-assets03-768x435.png 768w\" sizes=\"auto, (max-width: 1060px) 100vw, 1060px\"\/><\/figure>\n<h2 class=\"gb-headline gb-headline-32dfefc7 gb-headline-text\" id=\"valuation\"><strong>Valuation<\/strong><\/h2>\n<ul class=\"wp-block-list\">\n<li>This H1 said H2 2024 had started well for sales but less so for lettings:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">\u201c<strong><em>Sales agreed have noticeably accelerated since the general election in early July 2024<\/em><\/strong><em>. This increase in activity has been fuelled by the highest number of properties on the market in the last five years and so reflects supply meeting demand rather than demand driving price increases.<\/em><br \/>\u2026<br \/><strong><em>In the lettings market, we see more uncertainty<\/em><\/strong><em> as the market awaits the implementation of new legislation<\/em>.\u201d<\/p>\n<ul class=\"wp-block-list\">\n<li>January\u2019s Q4 2024 update reiterated the positive H2 for sales while suggesting lettings had also made progress due entirely to rent increases:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[Q4 2024] \u201c<em>The cost of finance continued to decline over the course of FY 2024 and, as a result of this and households rebalancing their needs after a long period of uncertainty, we saw a strong upturn in sales agreed. <\/em><strong><em>Having risen by 19% year-on-year in H1 2024, the number of sales agreed rose by 27% in H2 2024<\/em><\/strong><em> and by 23% for the year as a whole. Completed sales in FY 2024 rose by 19%, compared with the prior period, and the Board is pleased with the momentum going into FY 2025<\/em>.\u00a0<br \/>\u2026<br \/><em>The renewed focus on sales was reflected in slower lettings activity. <\/em><strong><em>Lettings applicants in 2024 were 5% down on 2023 figures, but full year revenues are expected to have risen by 5-6% due to rental price increases.\u201d<\/em><\/strong><\/p>\n<ul class=\"wp-block-list\">\n<li>January\u2019s Q4 2024 update confirmed a \u00a32.35m pre-tax profit and at least \u00a33.9m net cash for FY 2024:<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[Q4 2024] \u201c<em>Winkworth\u2019s <\/em><strong><em>full year pre-tax profits<\/em><\/strong><em>, subject to audit, <\/em><strong><em>are expected to be in line with current market expectations of \u00a32.35m<\/em><\/strong><em> (31 December 2023: \u00a32.15m) <\/em><strong><em>with net cash at year end to be at least \u00a33.90m<\/em><\/strong><em> (31 December 2023: \u00a34.55m).<\/em>\u201c<\/p>\n<ul class=\"wp-block-list\">\n<li>A \u00a32.35m pre-tax profit for FY 2024 implies an H2 2024 pre-tax profit of \u00a31.3m, which would surpass all previous H2 pre-tax profits except H2 2022 (\u00a31.4m).\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>FY 2024 net cash to be at least \u00a33.9m indicates H2 2024 experienced an approximate \u00a3200k cash <em><span style=\"text-decoration: underline;\">outflow<\/span><\/em>.\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>The H2 2024 cash outflow presumably followed further loans to franchisees to help establish some of the aforementioned five branches in the pipeline and seven re-franchises under negotiation.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>FY 2024 pre-tax profit of \u00a32.35m compares to \u00a32.5m for (pandemic-boosted) FY 2022, \u00a33.2m for (pandemic-boosted) FY 2021, \u00a31.5m for (pandemic-blighted) FY 2020 and \u00a31.6m for (pre-pandemic) FY 2019.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>\u00a32.35m after standard 25% UK tax gives earnings of \u00a31.8m or 13.7p per share.\u00a0<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Earnings of 13.7p per share cover the total FY 2024 payout of 12.3p per share by just 1.1x:<\/li>\n<\/ul>\n<figure class=\"gb-block-image gb-block-image-53404e76\"><img loading=\"lazy\" decoding=\"async\" width=\"700\" height=\"400\" class=\"gb-image gb-image-53404e76\" src=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart02.png\" alt=\"\" srcset=\"https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart02.png 700w, https:\/\/maynardpaton.com\/wp-content\/uploads\/2025\/04\/WINK-H1-2024-spreadsheet-chart02-300x171.png 300w\" sizes=\"auto, (max-width: 700px) 100vw, 700px\"\/><\/figure>\n<ul class=\"wp-block-list\">\n<li>In fact, if the Q1 2025 dividend of 3.3p per share is annualised for FY 2025 to 13.2p per share, then dividend cover will reduce to almost 1x unless profit can increase further.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Then again, the Q1 2025 dividend was lifted a handy 10% to 3.3p per share, suggesting WINK is optimistic about FY 2025.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Indeed, profit may very well increase during FY 2025 as WINK could have enjoyed a bumper Q1 2025. January\u2019s Q4 update referred to stamp-duty changes encouraging transactions to complete during Q1 2025:\u00a0<\/li>\n<\/ul>\n<p class=\"has-global-color-8-background-color has-background\">[Q4 2024] <em>\u201cWith buyers having been motivated by real wage growth and the anticipation of lower interest rates, <\/em><strong><em>we expect activity to remain positive in FY 2025, with a particular weighting to Q1<\/em><\/strong><em> as first-time buyers look to transact prior to <\/em><strong><em>the ending of the stamp duty discount in April 2025<\/em><\/strong><em>.<\/em><\/p>\n<ul class=\"wp-block-list\">\n<li>Profit may also increase during FY 2025 should \u201c<em>good profitability<\/em>\u201d be achieved at all four company-owned offices.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Dividing the 200p share price by my 13.7p per share earnings guess gives a P\/E of 14-15x.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>A possible multiple of 14-15x is not outrageous, but is beyond WINK\u2019s typical trailing P\/E of 10x-14x:<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>The 12.6p per share trailing twelve-month dividend meanwhile supports a useful \u2014 but not entirely unusual \u2014 6.3% income:<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>While new openings, revitalised branches and Tooting-like investments could underpin near-term progress, longer-term earnings growth may well require a fundamental improvement to transaction activity within the wider property market.<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>Add on the 110p per share capital gain during the same 14 years to my income, and that initial 90p purchase has returned an approximate 9-10% CAGR:<\/li>\n<\/ul>\n<ul class=\"wp-block-list\">\n<li>A 9-10% CAGR is acceptable but not incredible, and the risks for long-term shareholders hoping for more include:\n<ul class=\"wp-block-list\">\n<li>Transaction volumes within London (and nationally) continuing to stagnate;<\/li>\n<li>Industry \u2018growth\u2019 faltering as an increasingly frail economy diminishes property valuations and rental affordability;\u00a0<\/li>\n<li>Further branch closures and re-franchisings, as less talented franchisees fail to sustain the necessary top-three local position;<\/li>\n<li>Heightened competition forcing competent franchisees to cut their own commissions to remain competitive, which in turn reduces WINK\u2019s 8% service-fee income, and;<\/li>\n<li>The board\u2019s desire for dividends and notable net cash, leading to only modest investments in potentially lucrative new opportunities.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p><strong>Maynard Paton<\/strong><\/p>\n<\/p><\/div>\n\n","protected":false},"excerpt":{"rendered":"<p>15 April 2025By Maynard Paton H1 2024 results summary for M Winkworth (WINK): Greater \u201csales agreed\u201d activity alongside a one-off \u00a3350k fee supported an improved H1, with franchise-network income up 6%, revenue up 20%, profit up 24% and the dividend up 3%.\u00a0 The targeting of \u201cgood profitability\u201d at all four company-owned offices for FY 2025 [&hellip;]<\/p>\n","protected":false},"author":1,"featured_media":0,"comment_status":"open","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[96],"tags":[74556,74559,74558,10976,11101,12734,1416,5007,31178,17912,74557,57651,13520,16536,49794,952,25647,74555,15315],"dealstore":[],"offerexpiration":[],"class_list":["post-191112","post","type-post","status-publish","format-standard","hentry","category-investing","tag-350k","tag-6plus","tag-companyowned","tag-dividend","tag-fee","tag-gain","tag-good","tag-helps","tag-maynard","tag-offices","tag-oneoff","tag-paton","tag-profit","tag-profitability","tag-promising","tag-support","tag-targeting","tag-winkworth","tag-yield"],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v26.4 -
