Here to tell you what you need to know about the market for early Spring 2025.<\/p>\n<p><span style=\"font-weight: 400\">Right now, the <\/span>Portland metro market<span style=\"font-weight: 400\"> continues to favor sellers\u2014although <\/span>only slightly.<span style=\"font-weight: 400\"> That means if you\u2019re selling, you may have a bit of an edge, but it\u2019s crucial to work with an agent who can coach you on <\/span>proper listing preparation<span style=\"font-weight: 400\">. A well-prepared home with <\/span>smart staging<span style=\"font-weight: 400\">, <\/span>strategic pricing<span style=\"font-weight: 400\">, and <\/span>strong marketing<span style=\"font-weight: 400\"> can attract multiple offers quickly. On the other hand, an <\/span>overpriced<span style=\"font-weight: 400\"> or <\/span>not turnkey<span style=\"font-weight: 400\"> property may sit on the market, risking price reductions and losing valuable momentum.<\/span><\/p>\n<p><span style=\"font-weight: 400\"><br \/>In our office this week, we noticed the <\/span>average list price<span style=\"font-weight: 400\"> has increased about <\/span>4%<span style=\"font-weight: 400\"> compared to the same time last year, reflecting steady buyer demand. Still, we\u2019re seeing around <\/span>37%<span style=\"font-weight: 400\"> of current listings in the market take a <\/span>price reduction<span style=\"font-weight: 400\">\u2014highlighting that <\/span>even in a slightly advantageous seller\u2019s market<span style=\"font-weight: 400\">, buyers still have <\/span>positive options<span style=\"font-weight: 400\">.<\/span><\/p>\n<p><span style=\"font-weight: 400\">Lenders are still offering <\/span>rate buy-down programs<span style=\"font-weight: 400\"> or <\/span>down payment assistance<span style=\"font-weight: 400\">, making it easier for <\/span>first-time home buyers<span style=\"font-weight: 400\"> to enter the market. Savvy buyers can target properties that have been listed longer, potentially securing <\/span>better terms <span style=\"font-weight: 400\">on repairs or closing cost credits.<\/span><\/p>\n<p><span style=\"font-weight: 400\">When it comes to the <\/span>rate of sales versus inventory<span style=\"font-weight: 400\">, the <\/span>Altos report<span style=\"font-weight: 400\"> shows around <\/span>1,193 active listings<span style=\"font-weight: 400\"> in the region. Many single family homes\u2014especially those priced under five hundred thousand dollars\u2014are going pending in <\/span>under 28 days<span style=\"font-weight: 400\"> while listings above a million dollars are going pending in about 49 days. This illustrates a <\/span>tale of two markets<span style=\"font-weight: 400\">, with <\/span>intense competition<span style=\"font-weight: 400\"> in certain neighborhoods and at certain price points while there are <\/span>opportunities elsewhere<span style=\"font-weight: 400\"> for patient buyers.<\/span><\/p>\n<p><span style=\"font-weight: 400\">According to the <\/span>Market Action Index,<span style=\"font-weight: 400\"> condos in<\/span> Portland<span style=\"font-weight: 400\"> take about <\/span>127 days<span style=\"font-weight: 400\"> to sell, compared to <\/span>100 days<span style=\"font-weight: 400\"> last year, while single-family homes typically take <\/span>95 days<span style=\"font-weight: 400\"> compared to <\/span>109 days<span style=\"font-weight: 400\"> on average.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">\u00a0<\/span><\/p>\n<p>\u00a0<\/p>\n<p>I anticipate modest price growth this spring, though well-informed buyers could find leverage in pockets where listings are lingering.
