They are individuals who have paid seven figures to join the ultra-elite <a href=\"https:\/\/crazymountainranch.com\/ \" target=\"_blank\" rel=\"noreferrer noopener\">Crazy Mountain Ranch<\/a>, an invitation-only club that promises an experience that \u201ctruly embodies the nature &amp; spirit of Montana.\u201d<\/p>\n<p>Nashan, 31, was born and raised in Livingston, a small town near Bozeman. She\u2019s watched for decades as out-of-state investors have acquired public and private lands and developed them into gated communities and exclusive resorts for some of the richest people in the world.<\/p>\n<p>It began, in 1997, with the Yellowstone Club, a \u201cmountain sanctuary\u201d where billionaires ski, golf and build <a href=\"https:\/\/www.yellowstoneclub.com\/real-estate\/custom-residences \" target=\"_blank\" rel=\"noreferrer noopener\">8,000 square foot<\/a> second, third, and fourth homes. The land rush has continued apace, with Boston-based Cross Harbor Capital Partners purchasing the18,000-acre Crazy Mountain Ranch in 2021.<\/p>\n<p>\u201cCross Harbor basically owns Big Sky,\u201d Nashan told me. \u201cI\u2019m worried for the culture of this place.\u201d (Big Sky is an unincorporated area bordering Bozeman that, by Nashan\u2019s count, boasts at least 30 private ranches or high-end resorts).<\/p>\n<p>She\u2019s right to worry. Montana is a checkerboard of public lands surrounded by private parcels. Prior to the luxury development boom, most private landowners allowed public access to adjacent public lands. But today, <a href=\"https:\/\/montanafreepress.org\/2021\/07\/02\/sale-of-crazy-mountain-ranch-finalized\/ \" target=\"_blank\" rel=\"noreferrer noopener\">many of those trails are obstructed<\/a> with locked gates and \u201cno trespassing\u201d signs. Longtime residents, who trace their roots back five generations (for Crow Indians, even longer), are <a href=\"https:\/\/inthesetimes.com\/article\/crazy-privatize-mountain-montana-crazies-land-rural-west-gentrification \" target=\"_blank\" rel=\"noreferrer noopener\">suddenly unable to enter<\/a> the places they\u2019ve walked, hunted, fished, foraged, and prayed in their whole lives.<\/p>\n<div id=\"current-issue-block_45ecd0cf447b1553444368d2a5ba2b55\" class=\"current-issue  float-l-w-2\">\n<h4 class=\"current-issue__title\">\n                    Current Issue<br \/>\n            <\/h4>\n<p>    <a href=\"https:\/\/www.thenation.com\/issue\/april-2025-issue\/\" class=\"current-issue__cover\"><br \/>\n        <img decoding=\"async\" src=\"https:\/\/www.thenation.com\/wp-content\/uploads\/2025\/03\/cover2504.jpg\" alt=\"Cover of April 2025 Issue\"\/><br \/>\n    <\/a><\/p>\n<\/div>\n<p>Kal Munis, a political scientist at Auburn University, spent his childhood on the public lands of western Montana, sometimes for fun, sometimes out of necessity. \u201cWhen the mine [where his father worked] shut down, we suddenly had to get our dinner from the creeks and the hills.\u201d To this day, Munis says, it\u2019s not uncommon for working-class Montanans to provide for themselves by hunting and fishing on public lands. When their access is suddenly blocked, that is no small problem.<\/p>\n<p>Sustenance aside, families like Munis\u2019s didn\u2019t take vacations to Disneyland; their leisure time was spent picking huckleberries, camping, and fishing on public lands and on private ranches whose longtime owners customarily allowed locals access. Today, many of those ranches have been sold off to resort developers and wealthy urbanites eager to live the Montana dream\u2026 in seclusion. \u201cThese places become the king\u2019s forest, and the commoners don\u2019t get to go in the king\u2019s forest,\u201d Munis says.<\/p>\n<p>What most Americans probably don\u2019t even realize (including me until I looked it up last week) is this: <a href=\"https:\/\/headwaterseconomics.org\/public-lands\/protected-lands\/public-land-ownership-in-the-us\/#:~:text=Nearly%2040%25%20of%20the%20United,term%20impacts%20on%20local%20communities.&amp;text=The%20Protected%20Areas%20Database%20of,by%20clicking%20on%20a%20county. \" target=\"_blank\" rel=\"noreferrer noopener\">Forty percent of the United States is public land<\/a> with even higher proportions in Montana and several other Western states. Federal land cannot be sold off\u2014at least, <a href=\"https:\/\/www.outdooralliance.org\/blog\/2025\/1\/13\/public-land-sell-offs-are-back-as-house-rules-package-contains-giveaway-provision#:~:text=The%20House%20Rules%20package%2C%20passed,sold%20off%20during%20this%20Congress. \" target=\"_blank\" rel=\"noreferrer noopener\">not easily<\/a>\u2014but there\u2019s nothing to stop it from being encircled by private parcels that keep the public out. , Meanwhile, Interior Secretary Doug Burgum, a <a href=\"https:\/\/www.forbes.com\/sites\/kylemullins\/2024\/11\/15\/just-how-rich-is-gop-presidential-candidate-doug-burgum\/ \" target=\"_blank\" rel=\"noreferrer noopener\">real estate magnate<\/a> whose net worth has been estimated at $100 million, <a href=\"https:\/\/www.outdoorlife.com\/conservation\/federal-land-sale-movement\/ \" target=\"_blank\" rel=\"noreferrer noopener\">has suggested<\/a> opening up federal lands to fossil fuel extraction\u2014or selling them off altogether.<\/p>\n<p>Montana state legislator Jane Weber worries that the Trump administration will turn federal public lands over to the state of Montana and that those lands will eventually be sold off to private developers. Weber, a forester by profession, says the state lacks the funds and expertise to manage vast tracts of land for wildfire and logging. She predicts that, once the state belatedly concedes its incompetence, it will sell the land to wealthy outsiders, \u201cand we the public are going to lose our land.\u201d<\/p>\n<p>Weber also worries about the loss of grazing and farmland, as private ranches adjacent to national forests are bought and converted into private hunting grounds. <a href=\"https:\/\/www.tandfonline.com\/doi\/full\/10.1080\/09644016.2024.2413839 \" target=\"_blank\" rel=\"noreferrer noopener\">Between 2017 and 2022<\/a>, 10 percent of the state\u2019s farms and ranches disappeared. 93 percent of those farms were family owned and operated. Given the <a href=\"https:\/\/www.nasda.org\/state-department\/montana-department-of-agriculture\/ \" target=\"_blank\" rel=\"noreferrer noopener\">volume of grains, beef, oilseeds, and legumes<\/a> Montana supplies the nation, this trend is something that ought to concern everyone.<\/p>\n<section aria-hidden=\"true\" class=\"ad fullwidth-ad contained row position-relative ad-block alignfull \">\n            <!--Ad policy starts here--><br \/>\n                    <a href=\"http:\/\/www.thenation.com\/advertising-policy\" class=\"mid-ad-policy\">Ad Policy<\/a><br \/>\n                <!--Ad policy ends here--><\/p>\n<\/section>\n<p>Weber bemoans the irony of Montana being gentrified by affluent urbanites charmed by the state\u2019s beauty and lifestyle\u2014only to start demanding upscale housing and amenities upon arrival. A prime example is <a href=\"https:\/\/theranchatrockcreek.com\/ \" target=\"_blank\" rel=\"noreferrer noopener\">The Ranch at Rock Creek<\/a>, a once-upon-a-time working cattle ranch that now invites guests to \u201cchannel the pioneer spirit that encouraged our homesteaders to ascend the next peak.\u201d In addition to their <a href=\"https:\/\/theranchatrockcreek.com\/rates-inquiries\/ \" target=\"_blank\" rel=\"noreferrer noopener\">$6,500 a night<\/a> stay in a tricked-out horse stable, guests can pay $300 for a \u201cSapphire hydration wrap,\u201d just like ye olde homesteaders used to enjoy.<\/p>\n<section id=\"popular-block_e20e197f321b3646772f055b6e497bfe\" class=\"popular-articles\">\n<div class=\"swiper\">\n<p><h2>Popular<\/h2>\n<p>            <span class=\"swipe-msg\"><span class=\"sr-only\">\u201cswipe left below to view more authors\u201d<\/span>Swipe \u2192<\/span>\n        <\/p>\n<ol class=\"popular-articles__list\">\n<li class=\"popular-articles__list-item swiper-slide\">\n<\/li>\n<li class=\"popular-articles__list-item swiper-slide\">\n<\/li>\n<li class=\"popular-articles__list-item swiper-slide\">\n<\/li>\n<li class=\"popular-articles__list-item swiper-slide\">\n<\/li>\n<\/ol><\/div>\n<\/section>\n<p>As gentrification and gentri-vacation <a href=\"https:\/\/www.cnbc.com\/2022\/06\/07\/yellowstone-boom-pits-lifetime-montana-residents-against-wealthy-newcomers.html \" target=\"_blank\" rel=\"noreferrer noopener\">drives up housing costs<\/a> and transforms the culture, locals are plenty mad.<\/p>\n<div id=\"cta-block_52bfa9ee73e1bbc7914905e5fd701116\" class=\"cta float-l-w-2\">\n<p>Which brings us back to Keegan Nashan. \u201cI do this because I\u2019m mad. I always wanted to build a home and raise a family here, but with housing prices what they are now, that\u2019s no longer feasible for me or people who grew up here. I\u2019m not anti-development, and I don\u2019t begrudge people for wanting to come here, but we need somewhere to live.\u201d<\/p>\n<p>Montanans are fired up. They\u2019ve got bumper stickers on their pickups telling the Yellowstone Club and Crazy Mountain Ranch to fuck themselves. Some of them stand on the same county road Nashan does holding shotguns. <a href=\"https:\/\/www.mtpr.org\/montana-news\/2025-03-11\/missoulians-protest-trump-cuts-to-federal-land-management-agencies \" target=\"_blank\" rel=\"noreferrer noopener\">On March 8<\/a>, a thousand protesters rallied for public lands in Missoula, drawing attention to an issue that is seldom on the national radar screen, even as DOGE savages public lands workforces.<\/p>\n<p>Resentment against capitalist destruction of Montanans\u2019 natural heritage cuts across partisan lines. Rural residents value public lands even more than urban folks do, according to a 2021 survey conducted by Munis and Zoe Nemerever. Democrats and Republicans are equally supportive of public lands, although those who identify as \u201cstrong Democrats\u201d are actually <em>less<\/em> supportive. And unlikely coalitions of ranchers, environmentalists, and \u201chook and bullet\u201d advocacy groups like Backcountry Hunters &amp; Anglers have banded together to challenge developers and sue them over environmental degradation and obstruction of public access.<\/p>\n<p>It\u2019s not only the opposition that\u2019s bipartisan\u2014it\u2019s the problem itself. A recent Crazy Mountain Ranch land swap was <a href=\"https:\/\/apnews.com\/us-news\/john-sullivan-steve-daines-montana-general-news-7dc8b43b5a6f75501351f5c867050b90 \" target=\"_blank\" rel=\"noreferrer noopener\">approved by the Forest Service<\/a> under Biden. Such swaps may look fair on paper but are <a href=\"https:\/\/www.outdoorlife.com\/conservation\/federal-land-sale-movement\/ \" target=\"_blank\" rel=\"noreferrer noopener\">often lopsided<\/a>, with the private party trading relatively barren, depleted acres for more valuable, resource-rich land that is then degraded by development.<\/p>\n<p>John Sullivan, former chair of the Montana chapter of Backcountry Hunters and Anglers <a href=\"https:\/\/montanafreepress.org\/2025\/01\/20\/forest-service-authorizes-controversial-crazy-mountains-land-swap\/ \" target=\"_blank\" rel=\"noreferrer noopener\">slammed the Crazy Mountain land swap<\/a>: \u201cWe are deeply disappointed that the Forest Service has caved to big money and their never-ending goal to lock the public out of public land. Despite overwhelming public opposition from everyday Montanans, the USFS bent the knee to the wealthy and rewarded the illegal actions of landowners who have for years sought private enclaves of extremely valuable public land.\u201d<\/p>\n<p>For longtime Montanans, public land is a priceless treasure, their natural heritage inscribed in the ground they walk upon, the waters that run through it, and the bounty of plants and animals the land sustains. But to investors, developers, and too many politicians, land is nothing more than numbers on a balance sheet. And so does Montana become the king\u2019s forest while the commoners stand on the edges and yell.<\/p>\n<div id=\"article-end-\" class=\"article-end \">\n<div aria-hidden=\"false\" id=\"article-editor-note\" class=\"article-editor-note-1 tn-editor-none-module\" data-nosnippet=\"\">\n<div class=\"article-editor-note-blocks\" id=\"editor_note\">\n<p><span style=\"\\&quot;font-weight:\"><br \/>Donald Trump\u2019s cruel and chaotic second term is just getting started.
